Pros: mostly quiet, security guard at the front of the complex, gym is nice enough, common areas for studying/social gatherings Cons: it is almost impossible to get in touch with management. luckily, we haven’t had many issues with the apartment so there hasn’t been too much need to contact them. my roomate who has lived here longer than me says there was a small rodent issue last summer, but I haven’t seen any rats since so they took care of it Advice to landlord: Please answer our calls and emails in a timely manner !

Unit 3G Pros: Lots of rent stabilised units for less than market price,has gym and lounge included and has good amenities with great location and utilities are included Cons: Management is very slow to respond and you have to follow up multiple times, We have had occasional rodent problems where management wasnt of great help The water isnt of the best quality and we have water filter everywhere They are trying to impose electricity with metergy which is very uneven Some apartments are getting bills of 90 while some are getting bills of 800+ and it hasnt been implemented yet because of Restraining order Advice to landlord: Be more efficient

Pros: I appreciated the perks including laundry in building, the gym, utilities included, cost of units and the size Cons: Gym is not kept clean enough at all, sometimes hard to get in touch with management for maintenance requests, and personally too far of a commute for my work Advice to landlord: Hire someone to consistently clean the gym and other common spaces

Unit 12W Pros: - good amenities (laundry room, gym, lounge) - good 24/7 security - well maintained courtyard - responsive super, and good maintenance services Cons: - neighbors are unruly, with smoke weed in the hallway, and the whole place with smell of weed.  - at the end of the first term my rent was raised 25% and Management refused to negotiate. - management company is very unorganized and you will have to struggle with all communication with them  Advice to landlord: Improve organization and communication with management company
