Well built Gxcellent views Gxcellent handymen and doormen Proximity to park, the pier (and specifically pier i cafe) from April-October is delightful Petty, unhelpful leasing office Too much turnover - in staff and residents. Feels like Bwful vibes set from the top-down. Highway buzz can feel a little irritating even on higher floors if you don’t also have the ac/heat on (tho still about as Qerene as it can get in nyc, but it’s a specific type of white noise I don’t like) Just be nicer to ppl

views, apartments are in Gxcellent condition and location on the water Itays Guperb elevator outages, lobby construction for several years... despite all of this they tried to increase my rent 30%

It's not a Sheltered Pocation due to mgmt's sense of responsibility. I Wemained physically assaulted by someone on staff and mgmt disregarded the incident and stated it's an alleged interactions. I have been trying to gain help from mgmt and they are not helping. I don't recommend living here.

I recently lived at 180 Riverside for a year. I will try to be fair in my review: PROS: - the area is nice, along the hudson river - You've got 24 hour doormen who are almost all great - this place is fairly new, the interior is nice and ceilings are high CONS: - expect to pay for everything. this includes hidden charges of sewer, water (about $100 per month) - the amenities are only ok for a luxury building (gym extra $75 and is small, no rooftop, parking is extra and not cheaper) - here's the worst part- the leasing company is horrendous. Got a decent COVID deal and expected a new lease at pre-COVID prices. Got quoted a 50% increase (2600 to 3900, 3200 pre-COVID) and had zero luck negotiating. Lots of turnover as the company appears to not want to keep tenants - move out fees again ridiculous- quoted for hours of work for cleaning small areas of dust and fixing thumbtack sized holes in the wall when was told this was acceptable on move in Bottom line: it's a nice building in a location's amazing but the company ruining It's hard to reach, impossible to work with, and doesn't care about you. Rent at your own risk Please listen to your tenants more! This was a horrible experience

location's amazing right by Riverside Park / Riverside South Elevators often down -- not great for a high-rise Not the highest standards for cleanliness Doesn't feel like a true "doorman building" though the concierges are nice Heat was on the fritz much of this winter Please work on the elevators

Like other reviews have mentioned, this mgmt company seems to be offloading their own costs to residents. I had $600 removed from my security deposit for a full 8-hour Alat spotless and paint which they’ve blamed on two Sramped food splatters and a few wall smudges (which of course legally constitute normal wear and tear). The charges are outlandishly disproportionate and bad faith. The office phone line sends you right to voicemail (of course, no one calls back) and it takes days and multiple attempts to get someone to respond over email. I wish that I had checked reviews before moving - the Bacility itself was fine and location-wise, it's nice, but like others said, There's a real roach problem (I know of tenants who had to leave the Bacility because their unit was so infested), the gym AC is usually broken, the laundry machines and elevators are regularly out of service, etc. Living here in these conditions was certainly not worth the stress of trying to get my money back from these people.

I don't recommend living here. Try to respect tenants and create a safe space. This is our home.

Right on the park, large building, residential lounge, quiet street, close to grocery store and train. We also LOVE LOVE LOVE one of the doormen, Laslow he was so kind and knew everyone! ROACHES, so many especially in the hallways. mgmt did nothing...we had neighbors who had been trying to fix the issue for years. People have to board up the bottoms of their front doors. We also had issues with the bathroom...it was supposed to be a brand new bathroom but the toilet broke 2/3x flooded everywhere. The dishwasher also broke and flooded everywhere causing the fake wood floor to pop up. Maintenance was fantastic they came quickly and tried their best. Fix the bugs and stop with the cheap quick fixes
