Pros: Super attentive staff and management, clean public areas, super will come fix anything within the day, appliances all good. Cons: Lazarian properties had a very complicated way to pay rent/messed up our portal a few times. Nothing major, just frustrating.

Pros: Super is very fast to respond to any issues Cons: Building is getting older and floors, walls, bathrooms are deteriorating. Crazy expensive for mediocre building and Chelsea is declining Advice to landlord: Renovate

Pros: Doormen and maintenance were amazing! Clean building w gym and laundry in unit worked well. Cons: The super Roman is rude and unresponsive at times. Property management team posed many issues with move in and move out 2 years after. Security deposit wasn’t giving back in timely manner.

Unit 7C Pros: Gym and laundry in building, friendly and responsive staff. Units are nice, on the newer side. Cons: Expensive!! And the listed rent is actually a discounted, lower price than their “legal allowed” rent, meaning that even though the rent price cannot be raised above a certain % each year, that % is based on the legal allowed/higher price, not your monthly rent. (Eg actual charged rent is 4.8k, but legal listed rent is over 8k; renewal raise is based on 8k). Laundry machines in basement could be cleaner/better maintained. The super can be helpful, but not a guarantee. In a couple of instances, the super has insisted that issues with appliances (eg dishwasher leaking) are user error and refused to address them. Our unit is a studio+den (ie no window or AC in the bedroom space and no bedroom door), which causes the den/bedroom space to get very warm in the summer. Our next door neighbor smokes weed and cigarettes in his apartment often, and it smells strongly through the walls and bathroom vent. Management done nothing to address this (not even a reminder to residents that this is a no smoking building).

Pros: Amazing location with full service doorman building. Gym and rooftop are awesome. Apartment units are large in size and allow full flex walls which is great. Clean common areas too. Doorman and super are all friendly and polite. Got a good concession for first year rent. Cons: They have a pretty sketchy rent payment process where you send a check to a random PO Box in Long Island. They lost my rent check on multiple occasions and charged me late fees. I had to get my bank to call them and reimburse me. I had to get one of the property managers send me a different address to send my rent check (at her attention) to because the PO Box kept losing it. This is one of the only luxury doorman buildings that does not have online payment for rent... the management company’s response to why they have a lack of online payment system does not sound like it’s fully vetted. Advice to landlord: Get an online payment system - it’s 2020.
