Pros: The sound proofing is amazing, really loud noises genuinely can't be heard. Super and doormen are also all really nice, know all of the tenants, and go above and beyond all of the time. Also very rare to get studios this large and you get a TON of natural light. 10ft ceilings are also a big plus. Amazing location near 123, TJ, park. Cons: Laundry room is lacking with multiple machines out of order frequently (a ton of people use wash and fold service). Zero amenities besides doormen. No roof access and if you're on a low floor Advice to landlord: Would be nice to get the windows replaced as they don't insulate well.

Pros: Quiet apartment, nice building staff Cons: Most washers and dryers in laundry room don’t work, cockroaches in unit (but responsive management to help), yellow mold Advice to landlord: Repair laundry

Pros: The location is idyllic and the doormen are wonderful. Cons: The main cons are the super who is difficult/checked out and the management who are challenging to reach. I found things looked fancy in the apartment, but were cheap, shoddily made. The sink was tilted so water pooled around it. There was mold growing on the ceiling in our bathroom. There were some windows that didn’t close properly. Advice to landlord: Prioritize quality and hire new super

Pros: The units are beautiful. Most are very large with tons of windows, renovated kitchens / bathrooms and very thick floors and walls for sound insulation. The doormen are all great, and the building is generally well maintained. I’ve seen a cockroach or two, but for the most part there haven’t been any issues with pests. Cons: There are only three washing machines for a building of 100+ apartments, which makes laundry difficult. Multiple washing machines in the laundry room have been broken for years and it does not seem like the building management plans on fixing them. The building is run by a large management company who is very difficult to get in touch with. The few times I’ve had to communicate with them they have been unresponsive and rude. They also seem to consistently raise the rent by large amounts year to year.

Pros: Good sunlight. Great sound isolation. Good location. Nice staff. Cons: Albert, one of the property managers is very difficult to work with and gets very nasty for no reason. The rest of the people who work at the property management firm seem ok. Only three laundry machines to the entire building, which often break, and almost always require a wait to use, and are expensive. Some units are very dated and require renovation. The plaster peels off the walls, kitchens are cramped. Advice to landlord: Get rid of Albert. He doesn’t seem like that bright a bulb and is unnecessarily nasty towards tenants. There are so more new people coming into the building these days and we need more laundry capacity.

Pros: The building is a former music school as I understand and so the walls and ceilings are basically soundproof. The many tenants have been there for many, many years and are in rent-subsidized / stabilized units and everyone is very nice. The staff is also very nice. Cons: The units are rodent-infested. I personally caught 5 small mice in my unit and had to seal up the cracks myself. Laundry machines limited and are often broken and not repaired timely. Hot water is often an issue and not available in the building. Water is constantly being turned off for one reason or another. Ceiling often leaks due to water running down the front of buildings into cracks (been told by super). Advice to landlord: Improve the maintenance of your building and stop raising rents when the conditions so poor.
