Pros: Located in a prime location, this older building is wonderfully preserved and well-maintained. Cons: Brodsky is incredibly inconsistent with rent increases! Be cautious, there have been many big spikes in rent if you're looking to renew your lease.

Pros: Everyone who works here is a gem. So nice and welcoming! The location is amazing and the building is pretty clean and well-maintained for its age. No issues with bed bugs or rodents while I’ve been here. Garbage management is excellent. Good laundry facilities and working elevators. Cons: It’s super noisy (but that’s what you get with this location!) Heat is inconsistent during the cold months — sometimes it’s so hot you need to open a window, but sometimes it’s FREEZING and the heat isn’t working properly. Very frequent water shut-downs and hot water issues. It’s happened maybe 4-6 times already in the past year I’ve been living here. Water pressure is pretty weak. Neighbors are a bit loud and can sometimes be heard through the walls (but it’s not a constant issue) Advice to landlord: Please fix the plumbing issues!

Unit 10M Pros: More than the management, the team working in the building was the absolute best. The concierge and handyman on site always went above and beyond to ensure all tenants had the best experience. They'd often help me with my trash (so not necessary) and come in and fix things in the apartment within the hour. Cons: Water was frequently turned off due to old pipes and gas was cut from the apartments for several months. Advice to landlord: Better communication with upper management

Unit 5k Pros: Location is ideal Cons: Management unresponsive. Building is falling apart. Constant water shutdowns due to leaks and repairs. Gas outages for months at a time. Advice to landlord: Listen to your tenants

Unit 14P Pros: - Friendly staff - Great location - I got a great rent stabilized deal Cons: - In my years living here I’ve had roaches and mice, although management does pay for an exterminator. - They turn off the water maybe once a month due to plumbing issues. - My hardwood floor was old and chipped from the beginning.

Pros: - doorman - very responsive management in case of any repairs or other issues that arise - high ceilings Cons: - building is quite old so there is some routine plumbing maintenance - radiator is quite loud

Pros: - Doormen are very sweet and helpful - Management is very responsive, repair requests are usually fulfilled very quickly - High ceilings Cons: - Pipes can be loud in the winter when heating is on but that happens in a lot of NYC apts - Old building so there are plumbing issues that can come up often but are dealt with very quickly

Unit 10N Pros: Location, across from subway and Trader Joe’s. Zoned for great elementary schools. Cons: Extremely noisy. They claim this is a luxury building. There are no luxuries. This landlord increased rents by 33%z. They make us take the trash all the way to basement. One pet peeve I have is if a washing or dryer machine is broken, mgmt doesn’t label it. The other day they cut off water all day. The next day there was no hot water. All this is fine if they don’t keep increasing the rent. Advice to landlord: Reduce rent according to inconvenience of noise pollution. I think landlord doesn’t care. There is so much turn over. The only neighbors who stay are rent controlled.

Pros: Close to 72nd street station. Very friendly doormen and staff. Packages are always safe Cons: Water pipe issues occur periodically
