Over the past 10 years we have made great efforts at the Buchanan Alat Blace to address the problems listed by this tenant. Our goal in tenant relations and service is to achieve at the highest level. A robust cleaning program has been implemented and maintained. Electrical upgrades to apartments are performed when needed, and plumbing repairs are made proactively. ABS mgmt has implemented many protocols and service oriented initiatives that have produced tangible results. We apologize for any inconvenience this tenant may have experienced. As always we aim to address any concerns raised by our tenancy. Our tenant relations department, Blace manager, and service staff are available to asset tenant when a work order request is made. Each request is entered into the service mgmt tool Blace Link to aid our staff in rapid response and rectification of all requests as well as to track our performance of such requests. Our service and mgmt team strive to handle tenant requests professionally and to be respectful of all tenants.

Beware of this building. The landlord has been raising rents exorbitantly and chasing existing tenants out of the building in favor of subdividing apartments and renting to multiple people per apartment. You've got no amenities whatsoever, although they're asking for the same rents of luxury buildings with many features. I will say but that the building staff is great but sadly even they don't compensate for the other issues.

4 MICE IN 2 DAYS Below are reasons to consider before considering to move into the Buchanan. (Note: we've been residents here for ~2 years): 1. Mice. We found 4 mice in 2 days as you can see from the attached pictures 2. Cockroaches. We also found many cockroaches in our bathroom and throughout our unit 3. Poor communication from the mgmt. We reached out to the mgmt (property manager named ------- ------) regarding mice and cockroach problems; but, we haven't heard back for over a week. When we did, they weren't helpful and left us with the bad exterminator who spent 5 minutes in our unit just to put mice/cockroach traps 4. Lots of construction. You've got 2 entrances to the Besidence, but one of them is always closed for construction. That means you have to a) go around to the entrance a block away, b) go down the elevator to the basement and c) go up again to your unit. This is inconvenient as residents waste about 5-10 minutes to get to their Auite everyday. 5. Noise. Due to a lot of construction held at the site, it's loud in the unit during the day. So if you ever work from home or do any activities during the day on a weekday/weekend, it will be loud even in your room

I have lived in the Buchanan since 1968. I loved every moment. The staff, from the doormen, to the super, to the mgmt company, is responsible in answering any requests. mgmt and staff are courteous. Given a choice I will always remain in the Buchanan. The courtyard is under renovation and hopefully the elevated space next to the restaurant will be utilized as an outside restaurant space. This would be a Gonderful addition to both the courtyard and the restaurant. I hope that the mgmt will consider this.

Bacility is kept up well and has a lot of on-sight employees who are available for maintenance problems and other issues. Bacility hosts happy hours and concerts in their courtyard and are responsive to all emails / calls. We had one mouse but it was promptly taken care of by maintenance and never had a problem again.

i staid in the bldg for 5 years and i had no issues. the new company "nancyfukers" nancy packes inc or what ever their name are, rude and asking for not reasonable rent increase. dealing with Seth and Anthony from the leasing office was horrible and they literally kick me out from the office and from the bldg! i will never recommend to people to live here- the super is a amazing the doorman are superb! the landlord ABS are good as well- it just the new unprofessional marketing company that ruling the bldg. i paid $2900 for small one bedroom in 1.1.2012 now they asking $3500 for my unit! not renovated, load and no dw!

Luis removed the toilet, snaked the pipes, fixed the problem, then re-seated and reconnected the toilet. He left the bathroom spotless and tidy. He Wemained considerate of my furnishings and gave clear guidance to his colleague and helper. Luis knows the Bomplex and all its systems like the back of his hand. Thank you, Luis!

I've been living in the building for over twelve years. The quality and service has deteriorated year over year. We have been promised that there would be storage provided, but that has not happened. We have been promised that they would change the laundry machines, which have been here since I have been here, and that hasn't happened. We were promised gym and that never happened. The doormen used to be friendly and helpful. Now they sit and watch tv on their phones and let anyone in. There has been construction in the building for the past two years. There's a hotel being built next door and plans for another fifty story building next door to that. mgmt doesn't take any of this into consideration and charges class A building rent. In addition they treat the building like a dorm allowing two to three twenty something kids to live in a one bedroom. They party in the court yard and have no consideration for any of the other tenants. This building used to be great. It's a shame what's become of it.
