Pros: laundry and trash on every floor and elevators work most of the time, no pests in my apartment but I do tons of management myself Cons: Management is awful, impossible to get anything fixed in your apartments (we didn’t have a working fridge for 3 months and they only took ~$250) off of our rent one month, very loud from street noise on week nights a man does karaoke on the street full volume, some doormen are very difficult and won’t accept packages if you are not home or let guests you leave a key for into your apartment, raised our rent 20%, my ceiling has been FALLING IN for over a year and the will not come fix it, most doormen are NASTY NASTY MEAN— scream at your friends when they visit you even when you leave a note and tell management they are coming and tell the doormen in person you will have a visitor… what even is the point of a doorman at that point. The super is one of the meanest people I have ever had the displeasure of meeting he will come slamming on your door at 6am or 4pm with no warning and scream at you for whatever request you had. Also you are only able to make requests in a community notebook in the lobby you are not allowed to contact the super directly. Heating and AC does not work at all. Water is dirty enough of the time to notice Advice to landlord: Close your business. You guys are the absolute WORST!!!!!!!!!!!!!!!!

Pros: Cannot beat the location. Absolutely amazing doormen. Pretty decently sized apartments and bedrooms for the price. Cons: Had mice when I first moved in (management was not helpful in resolving and ended up paying for most of the pest control pocket). Units are pretty outdated and not cleaned well prior to move in—building itself is pretty well maintained though. Advise to pay for a great cleaning service (and caulk any open crevices!!) when you move in.

Unit 6HE Pros: Safety! The two Atriums provide an open view, plus cameras are visible throughout the building. We also have 24-hour doormen who make sure visitors are buzzed in only when okayed by the resident. The Super! There are 189 apartments here, many one bedrooms turned into two over the years. Our Super addresses major issues quickly, and always does his best to get to the many smaller requests in order of urgency. Cons: Honestly, some of the neighbors who haven’t learned how to throw out their garbage or break down boxes. My low rating for Garbage Maintenance was not a criticism of our amazing two (yes, only two) porters. They have a brutal, often disgusting job where open bags of garbage, often leaking, are seemingly thrown into the Compactor Room. Every morning the Compactor Rooms are cleaned up by the best porters ever. Advice to landlord: Hopefully he’s paying the staff enough!

Pros: - Doormen are like family (and it’s actually a 24 hr doorman building unlike others that claim to be). One of them is manning the desk at all times, and they know everyone in the building and do not let anyone in without buzzing up residents and confirming approval. Safety is a top priority and they provide so much peace of mind for me. - Location/history/gorgeous exterior (now that the scaffoldings off) - Laundry in every wing, not just every floor (as close as it gets to in unit without actually having in unit — only 10 units total share laundry area) - Rent raises are generally pretty reasonable - Central air, but tenants have control of thermostats - Good mix of residents. Definitely a strong nyu crowd but doesn’t feel like a dorm. - Multiple elevators with minimal issues Cons: - Heat/AC are always switched a little too late in seasons - Most units haven’t been updated in decades. Feels kinda shitty for the price you pay (but at the same time it’s reflected in the price given all the other building amenities, location, etc; it’s not as expensive as surrounding buildings with similar amenities.) - No outlets in bathrooms - Trash chutes are too small and trash rooms are set up poorly. Door shuts behind you and there’s nothing to hold it open. Recycling bins in back of room (which is really more like a hallway closet) so you basically have to enclose yourself in a closet to recycle. The porters do a good job of disposing of trash though and keeping the trash rooms fairly clean. - Bathrooms are so ugly and at least in my unit there’s no air flow leading to mold/mildew concerns - Lockout procedure is ridiculous Advice to landlord: Invest in updating the appliances/bathrooms

Unit 3BE Pros: Location is everything! An easy walk to West Village, Soho, Noho, East Village, Greenwich Village, Tribeca. Very spacious rooms and large walk in closets. Doormen are all sweet. Laundry on every floor. Cons: Noise on this street is a lot. There is a club underneath the building that hosts events most nights of the week. Heat and AC were always broken. Grumpy old super. Advice to landlord: Be honest about the noise.

Unit 3KW Pros: Great location. Charming; giving old school NY vibes. Mostly nice tenants and doormen. On site super is pretty reliable / quick. Cons: Lobbies / hallways don’t have great heat, old building problems, sassy management, also wish the central AC was more reliable. Won’t hold packages for more than 48h Advice to landlord: Get a package room please!

Pros: Clean, good area (but loud), elevators Cons: Building is run by mean awful people. From the super to the doormen to the management company - everyone is terrible and unhelpful. Weird random rules too. Advice to landlord: Hire nicer people
