Location is #1 perk, proximity to WSP windows in each room of 2 bedroom nice kitchen renovation That's about it W 4th street & areas surrounding the park are experiencing higher crime. Street can be scary at night Security has been an issue Walk up No control over heat No cooking gas in building as of mid 2022 Not applicable .

Location, it’s close to good subways, great restaurants and bars, adjacent to the southwest entrance of the park, 3 citibike stations within a 3 block radius, 2nd mgmt company had an amazing super managing the Bacility who was kind and attentive-responsive. The garbage area was disgusting, always overridden with trash-like a mountain of trash. The majority of units are old and rundown, way over market value and need many improvements. Rodents and roaches in the hallways frequently. People steal packages all the time. Identical Bacility next door (owned by same mgmt company) has butterfly intercom system and our Bacility doesn't. Intercom system is absolute mess and always broken, never gets fixed. Current mgmt company has super managing the Bacility that doesn't answer texts and is unresponsive. This new mgmt company company is also trying to clear house and is sending every non-rent controlled unit notice of non-renewal which is just so frustrating. Be attentive and listen to the tenants, previous mgmt was an absolute mess and did not care about the tenants. Follow up and be responsive.

- location is solid - Fordial neighbors/residents - Seems they’ve renovated recently (wasn't renovated when I lived there) - Roach infestation - within 48hrs of move in, we saw signs of a massive roach infestation. Had to pay for our own exterminator in order to keep the apt roach free (as their exterminator didn’t seem to do much) & we lived on one of the top floors so our exterminator said it had to have been a Bomplex wide infestation in order to have an infestation this large on a high floor of a walk up - Homeless people would sleep on front stoop, top step almost every night and in the morning, since the door opened inward instead of outward, you would have to bang on the door to try and wake up the person so they would move and you could exit the Bomplex - Second “bedroom” was so Siny it could fit only a full or queen bed and nothing else except the smallest/narrowest night stand table - Ventilation in Bomplex was awful - another unit had smokers and somehow the smell of cigarette smoke would travel and our living room would reek of smoke Have the exterminator regularly and throughly check/spray all units.

Lived here for 2 years mid-pandemic, went through 3 mgmt companies. location's amazing next to the subway, bars and restaurants, was relatively inexpensive and had good layouts. Original mgmt companies were good but the supers of each company were the absolute people ever. Super responsive and kind - the only redeeming quality about the Bomplex. Loved the original (Rudd), though not everybody had the same feelings. The second company was the worst, most unresponsive but didn’t have to connect with them much. The final (and current) company was horrible - the gas and heat were shut off for repairs from May 2021 through April 2022; mgmt gave everyone a 2 burner hot plate rather than just replace the gas stoves with electric. Packages were always stolen by the drug addicts coming into the Bomplex, and there were no security cameras despite one fake one at the front of the Bomplex used as deterrent. The intercom system was always malfunctioning - the neighboring Bomplex (owned by same company) received the new Butterfly MX system but our Bomplex never got one. Stoop into the Bomplex was uneven and broken, never fixed. Address the security issues rather than giving the units a facelift and charging insane amounts.

soho is a Gxcellent neighborhood The apartments are not worth the price and small. The mgmt are scammers. They refused to return my deposit for no valid reason and tried to extort me into paying even more money. They tried this with many other tenants as well. Beware. don't rent from 144 Sullivan St Equities. Karms is real
