Pros: The local community is strong - the area is very accepting & familiar for individuals from Spanish-speaking communities. Lots of local options for Dominican produce & food. There is a lovely garden in the courtyard that is well-maintained. Cons: There is a mice problem, the water pressure is criminally low (seriously it takes twice as long to get shampoo out of hair) & the heating system is very outdated meaning at any given moment you will be too cold or too hot, there is no nuance. Every tenant facing representative I spoke to from Ventura was notably rude & showed very poor comprehension skills; this is particularly unsettling as a woman dealing with a company seemingly run largely by men. Their legal director is either incompetent or purposefully malicious (and quite bad at hiding it). Additionally the trash collection area is quite a walk (and many stairs) away from the units though I guess there is not much that can be done in that particular regard. I faced package thefts & smelled marijuana in the hallways often. Advice to landlord: Enhance your public image, the company's website is inaccessible at this time & there is very little public information on your work & contact (no website, LinkedIn, Instagram) which appears quite sketchy. Additionally consider training or re-training some of your tenant facing representatives in communication & tech literacy. Consider re-evaluating your workforce to include more (or any) women & other diverse voices. Please upgrade your heating & water systems. Lastly, please never let go of that garden it is quite lovely & one of the best things about this property.

Pros: Easy to access Rent stabilized Cons: Mice infested apartment No heat for several months Issues with plumbing -- including scalding hot water, dirty/brown water coming out of pipes randomly, rusty pipes that collect rust if pipes are not used for a while Rude legal administrator, and unresponsive Landlord Advice to landlord: Do better with maintaining the facilities and fixing violations promptly

Pros: Friendly neighbors, large space, pretty courtyard, lots of closet space Cons: Cockroach infestation, loud neighborhood, strong weed smell

Pros: The apartments are nicely sized pre war walkups. Mine was a more recent renovation with a dishwasher. Renovations did a great job with a huge bedroom walk-in closet. Overall I love my this space. Cons: Management is slow to respond or often does not respond to emails or calls. HUGE roach problem, even with monthly exterminator. Theft of packages happens regularly. Management says the lobby camera functions but refuses to provide footage when asked - one neighbor had a stalker issue & needed camera footage - management literally ignored her pleas. I have come home during the day & found open drug use in the stairwell. Neighborhood can be extremely loud so if noise bothers you beware. Rent is increased maximum each renewal, even if a good tenant and during a pandemic, they refused to negotiate a lower rent raise. People are moving out at an alarming rate. Overall it’s a lovely building but if you need help you are on your own. Expect some quality of life issues. Advice to landlord: Please be more open to communication with your tenants. Very little support & you have treated me rudely & threatened me with eviction when I was trying to resolve issues.
