Unit 8z Pros: Appears clean, smells fine, great location, well-insulated from noise. Cons: Archaic doorman system, elevators take a long time due to manual operation and DO NOT have AC, and there are no chairs or sofas to sit on while you wait for the elevator, and the halls ALSO have no AC, and I've seen mice and roaches, probably a result of the heat and lack of AC (as roaches avoid cooler temps). Management is not responsive, and to get in touch with them I often had to make several emails and calls to several different people. Standard contract is out of date, contains clauses that contradict NYS law (for instance, the maximum permissible fine for a late fee), or contradict the building listing (for instance, the pet policy) but refused to make amendments to the contract (presumably out of laziness). Advice to landlord: Take the suggestions of your elevator staff; the residents conplain about it too. A happier staff will result in less work for you. And for God's sake, update your ancient contracts.

Pros: The staff is really wonderful and care about the tenants The apartments are beautiful and spacious Great location - close to the park and subways Cons: There are roaches everywhere. They come through the light fixtures and the pipes. And they do nothing about it. It takes forever to get things fixed…like 6+ months Its unbearably hot in the winter due to the radiator - you can’t control it The water pressure at least in my apartment is crap.

Pros: The location is great (near subway stations, Central Park). I really like most of the staff and since the elevator is manually operated, it’s nice to converse with them Cons: The super Manny was so unresponsive—in my three years here, I have only seen him once when our toilet was overflowing. There’s also a big pest problem (I have heard of other units with mice but mine only had roaches). Every summer, things would start breaking in our apartment — once, a pipe burst in 2020 which meant the water was shut off for a couple weeks for random amounts of time with NO warning so people went to vacant units in the building to use the toilets (which didn’t flush mind you). It takes forever to fix things because you have to physically find the handyman and ask him to come by when he is free. Also, the heating unit is way TOO hot in the winter, and if you face north, you’ll probably get very little natural light due to the office skyscraper across the way. Advice to landlord: Implement a more modern system for requesting maintenance!

Pros: Amazing,friendly neighbors Great staff working in the building Spacious apartments Cons: Management is one of the largest in NY. Doesn’t care for tenants or staff. Street has gone to dumps with two shelters next to this building Advice to landlord: Be better to your staff and tenants. I know you are billionaires and don’t care
