Pros: Close to stores, restaurants, and public transportation... Cons: Noisy neighbors (especially in the summer and a serious rat infestation in the basement. You can't even take your garbage downstairs anymore... Advice to landlord: Follow up on repairs AND DO SOMETHING ABOUT THOSE RATS!
