Unit 108 Pros: Lovely Long-term tenants, pet friendly, updated apartments, responsive super, close to transit. Cons: Akelius is slow to respond to maintenance requests (if they respond at all), common area upkeep is lax, misleading advertising of apartments on StreetEasy, property management turns over like the seasons. No Doorman, ON 5TH AVE. The landlord refuses to maintain city sidewalk from trash and debris. It has been fined by sanitation multiple times and has been summoned to court. This is a 5th Ave building that maintains the exterior like a NYCHA property. Foodbank line wraps in front of the building causing trash accumulation and a blocked entrance. Landlord has NOT worked on a solution. Advice to landlord: Quit prioritizing profits; fund upkeep of building to raise property value. The amenities advertised online should be included in the rent price, or do not offer them. It's deceptive.

Pros: It is a nice building, located very close to Central Park Cons: Unfortunately, the whole property is infested with mice. You can hear them on the walls and it is very difficult to control.

Unit 502b Pros: Nice super, sweet neighbors, elevator is useful Cons: Utilities are annoyingly loud (ac, washer/dryer), construction on the facade all year, no longer have roof access, noisy intersection. Super is helpful but management never follows up on issues he can’t help with.

Pros: This is a good building with renovated units and good facilities. There's AC in the lobby, mail/packages are secure, intercom system is great, and there is a gym that is newly renovated. I have a laundry in-unit as well and have not had any pests since moving in last summer. Cons: Multiple people in the building have had issues with the AC/heat. The units are leaky, use a lot of energy, and don't cool or heat well. The building is also in front of 5th avenue next to a hospital and a fire station -- if you get a unit facing street, beware. It's going to be super loud. Advice to landlord: New ACs instead of putting patches on the units everyone has now.

Pros: Great location across from Central Park but surrounding neighborhood is not safe Cons: Management lies about when amenities with be available, all apartments are not treated the same way, old appliances, very old entrance and no doorman in a unsafe neighborhood, lots of noise in the area, cops often in the neighborhood, Advice to landlord: If you want to charge premium rents, you have to offer the amenities. Stop promoting the building with a gym and rooftop when it’s been delayed by over a year

It is a really good location. Right across the street from Central Park. Building is well-maintained. Super is pretty efficient. Other tenants seem nice. No drama so far.<br><br>
