Pros: Close to all trains, great supers, building is clean and quiet. I haven't had any problems and really enjoy my place. Cons: Construction on building was a bummer but over now. I do feel like they hustled to finish quicker then others. Property management can be hard to get a hold of but the live in supers are really easy to talk to.

Pros: Responsive super, well maintained Cons: Only two washing machines for the whole complex, machines are occasionally broken.

Pros: Incredible location; close to subways, great restaurants and Washington square park. A west village lifestyle with the convenience of not living too far west. Amazing view from the 6th floor! I can see the Empire State Building from my bathroom and the freedom tower from my bed. Strangely large eat-in kitchen (with a window)— yet no dishwasher. Large living room with a window! Huuge bedroom by west village standards especially for the price tag. Great super that lives next door and is so helpful & handy. Cons: The worst management company, so hard to get a hold of anyone. Some of them only use email while others only communicate via phone. Either way you won’t get a response. Unless of course it’s to discuss a lease renewal which they will increase each year despite ignoring every single complaint or service request but then have time to argue with you over a $50 fee. No elevator, enough said. The smallest bathroom you’ve ever seen. Sit down on the toilet and your knee will be touching the wall. Shower takes at least 5-10 minutes to heat up year round. Random plumbing issues. For years the laundry machines were unreliable though they’ve finally been replaced (2 washer & dryers for 46 units as it shares with the building next door) High turnover, people are always moving in and out which is rather noisy and you must step over there things to walk up/down the stairs. And worst of all, there are 3 town houses / buildings under construction on this block. The jack hammering and construction workers yelling begins promptly at 7am some days sooner. When they do stop it’s to let the neighboring church / catholic school kids use the block as recess which means a lot of screaming. Normally I love the sound of glee children but this small block lined in brick buildings means every conversation reverberates up into the apartment. I’ve been woken up by drunk fights, loud music and countless other things at all hours of the night. The old heating system rattles and hisses and sounds like banging pots. It’s turned on most of the year which you can’t control and gets so hot in the winter. I’ve actually been nervous that something might catch fire if it’s too close to the old metal radiators. Oh I almost forgot, for the past 2 years almost every package has been stolen from the lobby. The intercom system has no video and people just walk up from the street and buzz people’s doors until someone gets fed up and buzzes them in or they sneak in after a delivery person then they steal all the packages. I’ve probably had 15 stolen this year alone since I couldn’t send to my office due to covid. Management cares about nothing. I had a safety issue where I was being stalked and had a police report and they still wouldn’t let me break my lease 3 months early without paying them a 2 month fee. Byyyeee SW management. Advice to landlord: Do some much needed upgrades and listen to your tenants. Stop up charging each year when the real estate market is not trending that way and you refuse to fix anything.
