Unit 15A Pros: Extremely safe, well taken care of, no huge issues at all. I love the doorman here, all of my maintenance orders are filled same day, and no bugs. Cons: Nothing bad. I wish it wasn't so expensive to live here. Advice to landlord: Rent concessions for longterm tenants

Pros: Good floor plans that make sense. Cons: Hallway cleanliness could be better. Elevators generally good but not super reliable.

Pros: Clean, good management and good appliance. Whenever there is a break in appliances, they fix it within a day or two. No bugs ever, Cons: Elevator can take some time sometimes

Unit 30D Pros: Nice staff, clean buildings, lovely views, friendly residents, quick repair team, VERY lenient on spare keys (I use one multiple times a week) Cons: Sometimes the temperature control is a bit finnicky (it gets too cold when I turn on the AC even set at a high degree, then I turn it off, then I turn it back on, etc)

Pros: Great rooftop Nice package room and doorman’s Close to the subway and Joe’s pizza Cons: Very strict with norms Rooftop can get crowded - they lease the common spaces Advice to landlord: Add sauna on the gym, remove amenity fee

Unit 8b Pros: Beautiful building and kind staff. Modern amenities and apartment finishes Cons: Management wasn’t the best and annoying to interface with around lease renewals, security deposit return, and cancellation of promised amenities

Unit 12D Pros: Technically FiDi, but location and proximity to Fulton / TriBeCa doesn’t make it feel so cramped and dungeon-like as southern parts of the neighborhood. Building has great management, lovely staff, and great amenities. I always felt extremely safe and generally loved my time there. Received my entire security deposit back + interest. Cons: As with a lot of new builds, some of the finishings and materials are a bit cheap. I didn’t mind the tiny dishwasher or “convection oven” aka microwave, but the thin walls and gaps in the front door let in a lot of neighborly noise. I could consistently hear my next door neighbor’s phone ringing. Depending on your floor, you might hear some people screaming on the street at 2am as well. Pricing felt fair when I had the apartment 2021-2022 but that might have been a factor of COVID.

Unit 6D Pros: Building was beautiful, always smelled clean, never saw a bug, etc. but I just didn’t like the fidi location Cons: Location and price Advice to landlord: Lower rent

Pros: Lots of natural light in the apartments. Very nice finishes and appliances. Beautiful rooftop lounge. Fun monthly events Cons: Overpriced for the area Advice to landlord: Lower the rent :)
