Pros: I've thoroughly enjoyed my time living here. The units are renovated, the building as a whole is well-maintained, and the staff (super and doormen) are friendly, professional, and excellent at their jobs. Location cannot be beat with respect to transportation. Cons: The building is across the street from City Hall, and most businesses in the immediate vicinity are open during weekday business hours only. The amenities are dated and there is a yearly fee to use the gym and lounge. Laundry is expensive ($4 a machine). If your unit has the white countertops, be warned that they stain very easily.

Unit 9A Pros: Great area and conveniently located to subway stations (esp 4/5/6 line). Good price for the area. Tons of closet space and good lighting. Cons: $500 annual amenity fee, gym is okay In building laundry is expensive

Pros: Excellent doormen, very clean, great and responsive management Cons: Things can get loud being next to City Hall with protests, but it is usually very quiet beyond that

Pros: Great doormans Welcoming community Cons: Unresponsive management Leasing takes too long to answer Super inflexibility to move furniture (even the smallest piece of furniture like a chair) Advice to landlord: Reevaluate the 9 to 5 schedule to move furniture

Pros: Doormen were very nice and kind. Doormen 24/7 - good for sense of safety Cons: Area is not great. Does not let you move in on weekdays. Rent is usually offered with months off, but always just gets jacked up to full rent price at the end of the first year even though the full price is not what they would get in the market Advice to landlord: Need to be more understanding with tenants about moving furniture in and out of building .

Pros: Loved the doormen and working staff that kept the building safe and clean. Cons: Apartments facing west towards the courtyard can be a bit dark throughout the seasons. Advice to landlord: Consider lowering amenity fee for the gym.
