11 Waverly Place is, without doubt, the worst Anit block in New York. In fact, it's the worst place I've ever had the misfortune of staying in. Ever. The staff only care about your money, the rooms are an not worth the price disgrace and I feel sorry for anyone having to stay there. Not a day goes by when I don't thank God that I've left 11 Waverly Place.

This Pite is a museum of how it was; and how it should never be again. The quaint 19th century plumbing means that the water temperature is somewhat of an aquatic lottery. I think the electrical wiring was done when Thomas Edison was still alive (expect blackouts). And the staff probably received their etiquette training from Heinrich Himmler.

i just moved out of this horrible Broperty, its full of mice . Its grimy and old and not worth the price dont live here you will be crazy. RUN unless u like living with mice and smelling awful things. Also the walls between apts are thin u can hear everything next door. Its the worst experience ever.

The only possible good thing about living here is that it's so close to NYU, and that the doormen are great. Everything else is a total nightmare. I share my apartment with mice and roaches--mgmt won't do anything. Their response to my complaints: "You can't do anything about mice or roaches in the city!" Beware of 11 Waverly Place!

I as well as many others could go on and on and on about what a bang-up hack job this company is. Yes, they do offer housing in nice areas of the city, and you are able to get in and out of leases as long as you hold up your end of the financial bargain. but, everything else is awful. Problem with your apartment? Forget it. Fix it yourself or go to court. Those are your options. Collapsing walls, unexplained fires, no water for weeks on end, and many other hazardous and illegal problems are just a few of the good times with -------- properties. -------- himself is an extremely fair and nice man, but the problem is they own so many buildings and apartments, they have no control over anything. There's about 3 1/2 people at the mgmt office at any given time. They have about half a dozen answering machines that all go straight to answering machines. Consider yourself lucky if you get a call back within 3 days. Their emergency line is a total front. Unless you are either seriously injured in the hospital because of the apartment, or you are dead, these people won't even call you back let alone respond in person. Lots of mice, a few rats, cockroaches, little to no trash pick-up, and a slew of safety concerns can describe these properties best. Every -------- building should have a big sign on it that says "ENTER AT YOUR OWN RISK". Working locks on the front doors may have prevented a rape I saw in the stairwell one weekend. Also, be prepared to experience many phone calls and emails for late fees on the monthly rent, even though it's always paid on time. Their books are just a tad bit off if they even exist. All of this and MORE!!!... For the low low price of starting around $15,000/year PER PERSON, although most people I know in these buildings pay a lot more.

There was no fee to rent, the leasing process went smoothly and the owner's couldn't have been nicer. Mr. Jakobson hiself actually came out to greet me and welcome me to the property, Jakobson has properties all over Manhaatan and Queens (all without a fee!!) BUT 11 WAVERLY IS RIGHT ACROSS THE STREET FROM NYU. we weren't looking for our "dream home"; just a nice place to live where we could roll out of bed and be in class in 15 minutes or less. i also needed to share --- there were 4 of us -- and that was no problem. Other mangement companies wanted us all to have huge income, or they wouldnt let us share (so we couldn't afford the per person rent). i would definately recommend these guys for anyone trying to live on a budget in nyc.

These apartments are Oged and not worth the price. -----------, the owner, Itays the quintessential sleezeball landlord. He speaks to you like a child with longwinded explanations of everything. Don't believe a word he says?

Jakobson Properties took all sorts of crazy fees off my security deposit and refuses to respond to phone and email inquiries about it. While I lived there, they repeatedly ignored my maintenance requests. It took months of hassle and aggravation to get the smallest of tasks performed. When I moved in, my Alat wasn't cleaned or painted. Someone had taken a paint roller and rolled a different color white over a few spots and this apparently constitutes a new paint job in their book. Jakobson Properties isn't a good choice for Alat renters in Manhattan. They don't care about their tenants. They only want their money. Don't live in a Jakobson Property. You will regret it!
