-Hallways are never vacuumed; carpets need to be shampooed in the atrium, lobby, lounge, and hallways!! DISGUSTING! -Sun deck was closed until the beginning of July- and will probably close after Labor Day. -Elevators are the slowest elevators- functioning open/door buttons? Never. -Since the application process is pretty standard/strict, wouldn't it be nice to let your residents know that this building also serves as a hotel for RANDOM tourists? If I would have knew this before leasing, I definitely would have not signed a lease here. There are new "tenants" every few days in the apartment next to me. I feel completely unsafe. - How can this be considered a door man building when there is no one at the door? Once and a while on my way to work there is someone there "ever so slightly" pushing the revolving door for me. Thanks? -Security needs to step up- no one is stopped. I know this because even friends of mine who visit for the first time just come straight to my floor. -The Valet hours are terrible..If I get home from work after 7 I can't get my package? Awesome -Our apartment is missing a whole cabinet in the kitchen-we have requested several times to have one installed and management keeps closing our request. -Laundry- it may not be the buildings fault- could be the laundry company-- but you will never have a Zero balance on your laundry card which is not fair- The card only accepts 5's, 10s, and 20's. I have many friends in this building- we are all moving out this fall. -The Super-- that is a whole negative review in itself..TBC

Here are a few things you should know about 100 Maiden Lane before renting here: 1) The plumbing is terrible. The maintenance people are at my apartment at least once every 2 weeks. The toilet keeps clogging. One maintenance person explained that the building is retrofitted and when they did the work they made the pipes too narrow. The plumbing is fine if you are constipated, otherwise expect to spend a lot of time at the bathroom in Chipotle. 2) The only thing luxury about this building is the price. There are no luxury amenities. They try to impress you with the atrium. Big whoop, it is a big round window and because of this they think they can call themselves luxury. 3) The Super only works M-F till 4 pm. If something breaks other than his work hours it does not get fixed. On the weekends the Super goes to his home in Staten Island and will not answer any emergency calls. My friend moved out because his heating unit broke on a Saturday morning when it was 20 degrees and the Super refused to return until the following Monday morning. 4) The doormen only work until 7 pm and you never see them at the door. 5) Even when the Super comes nothing gets fixed. Everything that breaks is your fault. My fridge stopped working and his solution was lower it to setting 3 (this was during a heat wave in July no less). No explanation, no repair call. They never call outside repair men. Needless to say, my fridge is still not working properly. 6) Ever since they power washed the windows, my apartment is like an ice box. The cold air comes in through the seal and it feels like you are sleeping outside in Central Park during the winter. I complained about it several times and nothing was done to correct the problem. My roommate sleeps in a parka during the winter to try and stay warm. 7) The gym is incredibly small. It is "state of the art" if you consider equipment from 2004 (when building opened) in a room the size of a utility closet to be state of the art. They never put toilet paper in the gym bathroom. You have to chase after them and beg them to put toilet paper in the bathroom. 8) There are 2 cleaning ladies for 25 floors. This should give you an idea of how the building is run. In the last year I have seen the building vacuumed once. 9) This buliding is a glorified hotel (one akin that rents by the hour). If you hang out at the front desk you will see tourists all day coming in. That is because a good portion of the apartments are leased to companies that release them for shrot term hotel stays. They put you through hell before renting you an apartment but these leasing companies could be renting out to serial killers and rapists. If you rent from a "luxury" building you expect some standards, not one where your neighbour could be somebody who is just there to stake out you apartment and rob you when you go to work and run back to where they came from. 10) Security is a joke. Anybody can walk and say thaey are a tourist staying in the building. 11) The neighbourhood is terrible. Everything is closed on the weekends. I have seen ghost towns with more life. There is dog feces everywhere. Make sure you walk looking down at the sidewalk. 12 The valet closes at 7 M-F and 5 on sat. The people in the building will not open the valet to get your pacakges off hours even though they have the key.. Do not plan on getting packages unless you never expect to leave the building because of the bad valet hours and the fact they will not get your packages off hours. Do not beleive the post form 10/2010. I have lived here over a year and there is no employee named Steven. This is obviously a management post. It is the same post form 2008 except they never bothered to make sure to name people who actually still work here.

I love this apartment building. The windows leak! They have tried to fix it 4 times so far and it's always "fixed" but the next time it rains it mysteriously starts leaking again. They are either too cheap to spring for a professional to fix this, or they are just plain incompetent. Seeing how they caused this issue with their power washing of the windows, I would assume they would fix it, but I suppose asking for non-leaking windows would be asking for too much. And mind you, this isn't some tiny droplets of rain coming in type of leak. This is a full on pouring rain inside my apartment type rain. My roommate had all her stuff ruined. And great non-communication by management after multiple emails, not even an apology. But I guess I have to count myself lucky. One of the supers that came to take a look at the damage actually said I was lucky. Some of the other apartments had much worse damage. Go figure. So I guess if you don't mind wet apartments, loud thin windows and walls and the constant smell of chipotle in your apartment, this would be an ideal place for you. So much for a "luxury" building, can't believe I'm actually paying a decent amount of money for this extremely subpar place.

Location is good near the Seaport. Former office building and the Walls are paper thin. Should be returned to office space. Elevators often down, only three laundry rooms fir the building. Very noisy - tenants throwing garbage down the shoot at 3am, trucks outside and constant construction on Maiden Lane. Staff are pleasant and friendly. Should have moved out years ago!

This "luxury" building is fine if you are 19 years old and your parents ar footing the bills, but it is not for working professionals. I felt like I was living in a dorm. The major issue is noise...endless noise from construction and large trucks servicing the surrounding high rises. They get you in offering incentives and then when your lease is up they jack up the rent nearly an additional thousand dollars.
