The common areas are downright disgusting. The lobby walls are smudged with stains and dirt. Literal blood smear on the elevator door that hasn't been cleaned in months. The hallways don't seem to ever get vacuumed. The laundry rooms are foul with old socks, grime and dryer lint littering the floor. Some of the washing machines smell like someone took a ---- inside while half of the machines are broken and just eat your money. Also $4.25 per load is insanity. I've never seen a day here where more than 2 elevators were in service. That's 2 for an entire 25 story building. Often a line for the elevators around 5:30/6 when everyone is coming home from work. If you open the windows even a crack, a swarm of mosquitoes will flood your apartment. Like where are they even coming from as I'm on an upper level floor? I previously lived in a landmarked building in FiDi that was kept pristine and functional for LESS money.

The hallways reek of garbage. Tenants just openly smoke right outside. The walls are paper thin you can hear every conversation on the street if you're below 10th floor. The doormen and maintenance staff are very nice but some of the doormen just let anyone in without even looking up so if you're concerned about security that will be an issue. Half the laundry machines dont work at any given time and they charge $4.25 per load. But the worst part of the entire place is the management company, particularly Danelis Henriquez. Shes rude and incredibly disorganized, unhelpful and unresponsive. I was overcharged for rent one month and when I picked it up there was no apology, just some excuse about changing over systems. The place is like a frat house. Not worth the cheaper price. There are way nice places in FiDi for reasonable prices.

I want to share my unfortunate experience regarding the return of my security deposit. It has been nearly two months, and I have not received my deposit back. Despite my attempts to communicate with Danelis Henriquez and Kathryn Peters, they have been unresponsive and refuse to refund the deposit. According to New York law, the deposit should have been returned within 14 days, but it has now been close to 30 days without any resolution. Furthermore, I feel compelled to warn others about the numerous issues I faced while living in this building. My apartment was plagued by black mold, causing me to fall ill throughout the year. Additionally, the water supply was consistently discolored, often appearing brown. It is evident that the management does not prioritize the well-being of its tenants. Considering my experience, I strongly advise against choosing this place as your residence. The management's lack of concern for tenant safety, coupled with their unscrupulous behavior in withholding the security deposit, suggests a pattern of deception and mistreatment. It is disheartening to encounter a situation where one's hard-earned money is essentially stolen and where individuals are subjected to such unlivable conditions.

I can't stress how important it is to read the reviews before you sign somewhere. Especially if it's your first time moving to NYC, or an apartment in general. The most important thing to keep in mind about this building, above the non-working elevators, the foul smell of the lobbies and stench of rotted garbage + Chipotle LIVING in the walls of the apartments and hallways (especially in the AM), and the run down appliances/apartments that they will have you pay luxury prices for is that the management company is both horrid and really cruel. I said to myself upon signing, "How bad could it be and how would management even affect me?? This building is so cute and affordable, f**k it". Look, the comments on here that were left by former residents were written for a good reason. If you do anything, just please read them then decide. This is the first time in my life I have ever wasted a second of my time writing a review on the internet, but If I can at least change one persons mind who is undecided, I would like to. Lalezarian (specifically Katherine R. and Lorraine) are insufferable, childish and honestly...they are cruel. I lost my job during the pandemic and opted to use my security deposit for rent (at the time, the gov. ordered this into effect) and they intimidated and harassed me and my roomate who is an ER nurse/frontline healthcare worker (they also tried to attempt to coerce me into silence) until I provided a PDF of the law in which they finally considered allowing me to use it. Every other building in the area (180 water, 200 water, 45 and 63 wall st) allowed their residents to use their security, no questions asked, no pressure applied. If this is how a management company acts in the midst of a pandemic, you can only imagine how they act when the world is on its regularly scheduled programming. 200 Water st, and 45 Wall are two great options that I suggest anyone to consider before ever signing here.

AVOID AT ALL COSTS. Average middle of the road "luxury" rental in FiDi, with the worst management you could ever imagine. The apartment started out fine. I had a studio terrace with a massive balcony and great views. However, about two months into my lease, the building began construction on facade work. I was *never informed* that this construction would be happening before I signed my lease or even in my first two months living there aside from a flyer left in my door about a week before it all started. Within a few weeks, my entire balcony was rendered entirely inaccessible. A dark screen was thrown over the front of the building, and scaffolding took over the entire thing. I would wake up to construction workers right outside my window next to my bed at 8 am. My blinds were always closed, and between that and the screen, I basically had no natural light. On top of that unpleasantness, for a long period of time (at least months), only ONE OF FOUR elevators was functioning. This building had over 20 floors. 1 Elevator. After dealing with all of this for a number of months, I got a rent renewal contract that was around $100 more a month. You read that right, they took away all of my outdoor space without notice and charged me more for it. The management is painfully mediocre and some individuals are outright rude. The front desk guys work hard but are just not up to the standard of some other nicer buildings. The neighborhood is fine. FiDi is a very unique part of New York. It's beautiful but very different. It feels in many ways removed from the rest of the city. I will say public transit and restaurants great. But if you wanting the FiDi experience, do yourself a favor and look elsewhere. I moved out over a month early to a different (far superior) neighborhood and continued paying the rest of my lease to avoid dealing with management...if that's any indication of how dissatisfied I was there...

Renter Beware: SHORT STORY. (during the height of Covid19 in NYC). REQUESTED 3900$ FOR 1 BEDROOM. I OFFERED 2900$. Kathryn Peters (Leasing Manager) replied back saying ÏT IS STEEP" but was possible to consider and she would have fwd to the management. ( She promptly set up approval for me to view the unit on my own.) I submitted the application of 20$ with all the documents and wait ONE WEEK goes by. Finally 9 days after submitting the application I received the "APPROVAL" email and request to set up an appointment to sign the lease. Upon reviewing the terms in the email, I realized that I was NOT approved for MY OFFER, but I was approved at a rate $350 greater per month than I had previously discussed. (3250$month) I When confronting Kathryn about this, her response was "that is the best deal management can make." I was furious that not only had a waited over a week to receive a a response, but I had taken a credit hit for their inquiry on my application which was not based on MY OFFER I was put through hoops and almost tricked into signing a lease for a greater amount. SHE REFUSE TO TAKE RESPONSIBILITY FOR IT AND DON'T EVEN REIMBURSE THE 20$. (well you can dispute with the bank, you know? and guess what?!! hahaahah) I admit i am not surprise since it's easy to find many bad review about this place and with her name nd how she manage cheap amount like 20$ or 50$. it's suppose to be be a luxury building where you pay thousand dollar by month, but they make a big thing over cheap amount and over the renter or possibly interested renter, just to be precise and you can get unit in front of them, like all john st, or water st, in newer building with A grade amenities cheaper than them. also building with a pool are cheaper!!! The building claims to be a "rich, impressive Art Deco Tower" overall I would say the building is fine as well cheap and old (and forget your delivery because all packages are not allowed to pass the hall). amenities are minimal (just enough to say you have them, but nothing to brag about). I immediately noticed that the hallway light in front of the unit was out. I could barely see the number of the unit in front of me. The unit was in fine condition but was OLD with older appliances. you know, like your grandama dishwasher...thats style! but larger than many fidi unit. ( can we have a zero star review option?!)

Stay far away from this building. It has become a frat house. The management company is horrible. Staff members openly had a fist fight in the lobby, police had to come. Maintenance is a joke, most all maintenance requests go unanswered. The HVAC system has never worked properly in 4 years that I have been there. This is a Non Smoking building, but smoking ban is being ignored by tenants, and management is of no help whatsoever. For the money, go elsewhere, there are plenty of availabilities in that area.

Please think very carefully before you rent an apartment in this building I was in 100 Maiden lane since 2012 to March 2019. First in an alcove studio and then in an office studio. I was there when Sandy happened and it was a disaster. As they want to rent everything they really don't care to whom they rent the Aprt. For my first 4 years I didn't have any problem with my neighbors but after that it was Hell. And the building didn't care less. So I moved in a higher floor and it was extremely quite but far more expensive... For no reason. Brown water was coming out in the kitchen and in the bathroom, and they did care at all even thought we show them the video. If by any chance you choose the back entrance on Cedar str you can be in shock! So DIRTY!!!! I DONTBUNDERSTAND WHY THEY ASK SO MUCH MONEY. Before I decide to move out I was looking for a smaller Apt in the same building(you can ask why.??..when everything was so bad... You know.... It was like a very bad habit) So they show new a small studio on 22 floor with a tiny small closet for $2500?? Crazy price! So I decide and moved out and with the same amount I found an Aprt in LIC with a private huge terrace and the building has a swimming pool summer theater barbecues gym etc and just one station from Manhattan. We have to think pit of the box my friends. Please STAY AWAY FROM THE 100 MAIDEL LANE BUILDING. IT IS A VERY SAD BUILDING

Putting aside the fact that they illegally rented an office and studio as a two bedroom, then claimed they didn't, I would never recommend this building. Maintenance issues were frequently ignored, including a building-wife HVAC problem that was not resolved for 2 months as it was getting hot. They were always extremely uncommunicative when there were issues in the building and it's WAY too expensive for everything you don't get. We lived here for two years, were good tenants, and never had complaints lodged against us, but they have screwed us at every chance they got. Finishing with the fact that we weren't allowed to move out over the weekend and had to reschedule for today, 7/3. This has caused major delays and us having to cancel many things. They would not communicate with us until we booked movers already and were incredibly rude through the whole process. I cannot wait to turn in my keys and never look back.

I have had significant problems with the management. Many issues have been flatly ignored for months on end. I know that many others suffer from similar problems. I will be attempting to form a tenant association and seek a rent abetment for everyone as a group.
