Pros: Spacious units at a lower price compared to other buildings in the area Cons: Elevators never work, poor garbage disposal, dirty hallways and common areas Advice to landlord: Work on the cleanlinesses of common areas

Pros: Friendly front desk, good quality appliances in our unit, and it was a pretty quiet place for us in the city. We love it as our first apartment in NYC. Cons: The building is a little old, sometimes maintenance concerns can take a while to get fixed. Advice to landlord: Lower the rent!

Pros: people are normal street is quiet Cons: do not live here!! black mold everywhere- I was so sick all year from the mold. such a sketchy building its been 2 months and still haven't received my security deposit back.

Unit 1501 Pros: Its very convenient to the subway, tenants are mostly friendly and nice, as well as the porters and the doormen. I love living here, the view is great as well. Cons: Rent is high compared with the floorplan and the neighborhood. The leasing agent is very aggressive, racist and rude to tenants, many times would stare down tenants as well as I had a talk with several other tenants regarding her attitude towards many of us which isn’t friendly at all or comfortable to be in the building we live in. Relatively many possibilities to improve the building to become a top notch building in fidi, but management is trying to maximize profits and cut down costs. Advice to landlord: Invest in your building, tenants would be open to pay more if services and overall atmosphere is better, even though the rent is high, many tenants feel they are not getting proper value for their apartments compared with surrounding similar buildings.

Pros: maintence is usually on top of things no rodents or bugs quiet building Cons: super is an ass and takes forever unless you annoy him Advice to landlord: have the super on call more often, 7-3 mon-fri isnt enough

Unit 1405 Pros: Good FiDi location, relatively quiet neighbors Cons: Building decided to do construction in my unit on my move in day without telling me and then told me I was making too big a deal about it. It's also very dirty - the gym is old and rarely cleaned. The hallways aren't cleaned often. The refuse room is dirty. Advice to landlord: Clean up the building and if you make a mistake, take responsibility for it and make proper compensation.

Pros: Nice workers, elevator works, neighborhood is fun and can get quiet. Cons: The water pipes keep clogging. Advice to landlord: Update the piping. Update the gym or have someone clean it Get tighter security at the front desk

Unit 725 Pros: Doormen, package notifications, rooftop, location Cons: Rooftop closed for half of our lease, random people coming into the building not vetted, tenants harassing other tenants and doormen, disrespect from proper manager and leasing office, half of the laundry units do not work, move in/out system disastrous, AC loud, elevators never work. Advice to landlord: If you want to charge the rent you do, you need to update the building. The website said there was a duplex lounge (which is now a gym). The AC never works in there. Doormen need to vet who is entering the building. I have felt unsafe many time due to a few tenants in the building during my lease. Be more kind to the people paying to live here.
