Unit 39C Pros: If you can afford it, Glenwood properties tend to be the very best, and 10 liberty is no different. There are times where we had a request of landlord to fix something and a service person would be up within the hour to fix it. 10 liberty employs numerous different service workers so they’re always ready. Eating works great and AC works about as well as the units they provide, which is alright. Cons: The rent is a bit high Advice to landlord: Please don’t increase the rent much once stabilization ends

Don't rent here unless you're OK with noise, both inside and outside the building. The walls and floors are very thin. Footsteps and pounding noises from above are extremely intrusive. Noise from adjacent apartments is easily heard through the walls. To add to this there's nearly constant street construction in this area, primarily from Con Edison subcontractors. That noise includes power sawing, jack hammering and loud engine noises. NYC is noisy, I know that. I've lived here most of my life. But this building takes that to a new level.

If you're happy to wait 4 months to have a window made soundproof (our apt was very noisy) then this block is for you. Complained for months. Porter staff amazing, Super not so. Pool very well maintained but always a bit cold.

The commenter from 2013 was absolutely correct about the insect problem at 10 Liberty Plaza. In addition to the silverfish (which I've seen in my apartment every summer) this building has a waterbug problem. I know this is not unusual in an NYC apartment building. But given the extraordinarily high rents charged in this building one would expect a better response than that displayed by management. They provide an extermination service for which you have to wait, not matter how urgent the problem. The service itself is less than effective, and that's putting it gracefully. Also, while this is not building management's fault, construction noise is common in this area, especially at night. It's usually Con Ed or one of their subcontractors. Jack hammering and backhoe noise, sometimes loud enough to rattle windows is part of life down here. The building staff are great. The problems here are not their fault. Glenwood management seems completely detached and oblivious to tenant needs. Would it kill them to externally wash the windows? How about painting for long-term tenants? If you're looking at this because you're thinking about renting at 10 Liberty Plaza, just keep in mind that if you have a low tolerance for bugs and noise, look elsewhere.

STAY AWAY FROM THIS BUILDING !!!!! They have something called firebrats and silverfish!! They are unwilling to address the problem at the core issue so they just have an inadequate exterminator who comes to the building once a week. We lost EVEYTHING living here for a year. Ate off of paper plates and plastic utensils because these things crawl everywhere! They eat not only food in the pantry but eat paper, glue and even clothing! Kept all of our clothes in plastic bins All pantry items were stored in the fridge. We threw all of our furniture away when we moved. We almost lost our dog one night after the exterminator had been there. She was poisoned and had to be rushed to the ER. She made it through luckily but the pain of what happened living there will always be there. They're lucky we didn't sue them for the misery they caused us. They actually tried to,blame us for these bugs!! They are liars and cheap bastards, a multi billion dealer company! The only good thing about that place is the lovely working staff Stay away!!!!

This would be a great building if it wasn't for Glenwood, the leasing/management company. They ask for everything you can think of when going through the leasing process, and made lots of mistakes along the way. Several days after being approved and transferring almost $10k to them, they suddenly change their story and now start demanding more paperwork! They used up all of my patience, and we ended up just walking away and asking for our money back. What ever happened to putting the customer first Glenwood? You want me to shell over $50k/year for an apartment, you damn well better shape up and start treating your customers better. From now on, I will pay more money to NOT live in one of your buildings, and I will advise everyone that will listen to avoid your buildings. And now that I am done ranting, some useful review info. If you want a real luxury building in fidi, go to either 15 William, 20 Pine, or 8 Spruce. Those are the only ones (along w/Liberty Plaza) that met our expectations (in-unit laundry, pool). Liberty Plaza has some great views, but the roof deck is very inconvenient, you need to take a dimly lit stairwell to get to it. Also, the building feels really old. The appliances are old, the hallway decor is "grandma green", and the pool and locker rooms almost have a cleaned-up school locker room feel. It does the job, but it is not going to wow you. For $4k/month, you can go to one of the other buildings I mentioned and get a similar sized unit in a modern building, with all the same/better amenities. You might sacrifice the view from your unit (unless you go to 8 Spruce), but considering Glenwood made me hate them BEFORE I even moved it, I will happily go somewhere else.

My wife and I have been living on the 16th floor for 3 years. We are having a child and need more space so we are thinking of moving. Problem is, once you get used to this wonderful building and its staff, everything else is a step down. The only real complaint I have is no fault of the building at all. The noise. I am a light sleeper and the street noise can be pretty bad in the mornings. It seems like trucks just drive around in circles backwards with those damn beepers going. Non-stop. Drove me mad until I started wearing ear plugs. Now I sleep like a baby. We have not seen any bugs or rodents at all. The building is immaculate! There is no torn wall paper in the hallways. No dust in the corners. No bad paint jobs or uneven stone work or tiles. Everything is clean, in working order and tastefully done. If you have a problem, it is taken care of immediately. The building was built in 2004(I think) so it is new construction and built for residential unlike many conversions downtown. There are 3 elevators and you rarely wait more than a minute. The doormen are helpful and professional. The amenities are clean and modern and included in the rent... a pool, sauna, gym, bike storage, luggage storage, 46th floor roof deck with all day sun, childrens playroom, great laundry room (which does not get used b/c every apartment has a good sized, stackable washer/dryer). The appliances are high quality and they work. If something does not work, call downstairs and they will be right there to fix it. Glenwood is an awesome management company. Even there competition can't say anything bad about them. They have worked with us repeatedly on our rent to keep us in the building. We are paying well below market value. If you like to drive, there is a garage in the basement that has Zip cars and a Financier Pastry Shop on the first floor. I hear complaints of a boring quiet downtown on weekends or at night, but personally think it is great. When I go to Union Square now, I am overwhelmed by people. Downtown is like a small city within a larger city. Very manageable. Whole Foods is 10-15 minute walk, but Gristedes and Zeytuna are within a block. Stone Street is close. South Street Seaport is cose. Battery Park is close. The ferries are great too... Governors Island Ferry, Ikea Ferry, ferries to beaches in Far Rockaway and New Jersey. If you are young and looking to party, there are better neighborhoods. This place is perfect for mature people who like good quality and service. It also tends to appeal more to the country club crowd more so than the young and hip. If safety is important, this building is impenetrable! You can't get by the door guys, deliveries are escorted to your door... nobody will be shot here like happened at 2 Gold! Some of the complaints I have read are ridiculous! I have been in New York City for 17 years and we appreciate quality. If we could afford a 2BR, we would stay here. 10 Liberty Street is an oasis.

We are planning on relocating to Dallas from NYC and unfortunately have to leave our amazing apartment at Liberty Plaza. I have read some of the other reviews and have to say that I don't really have anything negative to say about this building. Yes, occasionally there is no hot water in the mornings (happened probably 5 times in 3 years) and the rent hikes every year have been ridiculous (although with negotiating they have kept our rent flat for all three years we have lived here). The roof deck could be nicer, but at least there is one! Other than that, it has been amazing! Here goes: Staff I hate even calling them "staff". The people here are friends. Larry in the morning is such a joy, and Mike, Donny, Melvin, Ozzy all of them are so nice! They make me feel really safe too, because I feel like they are watching out for me. My sister came and visited about a year and a half ago and people still ask me how she is. They remember each tenant and they are lovely people. Apartment We live on the 45th floor and have amazing natural light and views. We just love our apartment. We have a walk in closet (so rare!) and lots of storage. The bathroom is so nice and has a lot of counter space. The kitchen is my favorite part. I love the ice/water on the fridge and the hot water spicket next to the sink. Also love that all the water is filtered. The gas stove is great. There is laundry in the unit which is AMAZING! And they are not those tiny apartment size washer/dryers either. They are nice and large. In fact, all of the appliances are really big. Gym/common areas The gym is really nice. I have a membership to crunch near by, but have actually started to use the gym in the building a lot more. I have a trainer who comes to work out with me here and all of the equipment is great. I have been in the pool a grand total of 2 times. Hate that there isn't an outdoor space near the pool that gets any sun. Poor planning there. The roof is nice, but wish it was bigger and that they kept the chairs out year round. 2 Gold across the street has a much nicer roof, but you have to deal with a frat house feeling over there and the apartments suck (we lived there for 2 years prior to moving to Liberty) People There aren't many apartments per floor, so everything feels very private. This is a much more family/business crowd. Not rowdy. I never hear my neighbors. We did have a bit of a problem with smoking on our floor. Someone smoked occasionally in their apartment on our floor and we could smell it in our apartment. I called Ester and they sealed it up. Problem solved. Neighborhood Its the financial district, so its not the West Village. Its a trade off. I personally love it. Its so quiet down here at night. They have put in quite a few restaurants recently including a great new taco place across the street, clay over, chipolte, financier down stairs, dunkin donuts, and my personal favorite Pump. We love to have brunch down at the seaport on the weekends. Just a very chill vibe. I am very sad to leave this place. It really feels like home. Who ever moves into this space is very lucky! We will miss it!!

Would Brad Pitt Respond to Apartmentratings.com? Apartmentratings.com is the National Enquirer of the apartment industry. It has given an anonymous voice to the general public to speak out against their apartment management and expose their dirty little secrets. Actually, come to think of it, I would be doing the National Enquirer a huge disservice by comparing them to an organization that doesn t make any effort whatsoever to check it s facts. Unless you are paying close attention to the information posted about your apartment communities, a great deal of misleading and inaccurate information may be posted about your community and, unfortunately, in some cases about your staff. One of the worst things that a celebrity can do is respond to attacks in the media. As a celebrity, you know going into it that your character and personal life will be under scrutiny. One of the most talked about celebrities of course is Brad Pitt. There is almost always a headline about gossip from his personal life in the news. What you rarely see from Brad Pitt and a lot of big name celebrities, is a reaction, written or verbal. It s very rare. In the cases where you do see a reaction, it tends to blow up in their face. They are misquoted or it is found out later that they were lying to cover something up. I have found this to be true when reacting to negative reviews on Apartmentratings.com. When you respond to a review, the person who posted that review is immediately notified by email that a comment has been made. They will typically respond to your response and call you out as being associated with ownership in some way. This immediately discredits your response. Another issue with Apartmentratings.com is that thier scoring and rating system is totally flawed. I question if there is a system to it at all other than dividing the number of bad reviews by the number of total reviews and creating a score. They do not account for the number of residents NOT complaining. They do not account for time. They do not account for the fact that an angry customer will tell more people about their experience than a happy customer will tell about theirs. I dealt with a prospect who had read a review of a 1,500 unit property on Apartmentratings and that community had received 8 negative reviews in the last year. That is just about one half of one percent of all residents. This community had a score of 34% on Apartmentratings. So, a community with upwards of 3,000 residents gets 8 complaints in one year and have a score of 34%. Take it one step further and factor in an annual turnover ratio of 50% and an average of 1.5 occupants per unit, you have an additional 1125 new residents eacy year. Over a 5 year span, you actually have approximately 6,000 customers. Hmmmm. Seems a bit unfair considering less than .00016% of residents complained over the course of 5 years. I m not a mathmetician, so I don t even know what you call this, but I do know it s not a statistically significant number. I m not saying the community deserves a 99.5 percent rating, but a 34% is obviously inaccurate. On the opposite side of that example, there is another community that has an overall rating of 98%, yet it hasn t had a review since September of 2008 and only has 26 total reviews. Do we really want to spend time as an industry giving credibility to a website that doesn t seem to give us any? I m all for customer service and feedback and like the full disclosure approach, however I feel that this scoring system may be doing just as much harm to prospective renters as good. Here s an example of how it could be harmful. Let s say a prospect has limited transportation and limited income. They go to a property that is close to their work and public transportation and is the only one in the area they can afford. After they tour, they go to Apartmentratings and see a 34% score and they begin to read through complaints (some of which were probably posted by the competition). Now that prospect is second guessing living in the one community that truly best meets their needs because of a flawed scoring system.
