Pros: There are 2 tennis courts, a basketball court, a 75ft swimming pool. The units were all recently renovated and are most spacious than the average in New York for the price point. The building maintenance staff, concierge, management office, security, leasing office are all incredibly good. You can tell the management really cares to have a building where the tenants feel at taken are of. Cons: It has large windows but not floor to ceiling. Advice to landlord: Keep up the good work!

Pros: Had a public patio on a higher up floor I forget it which that would give GREAT views. Monthly activities for neighbors. Mail room was convenient with trash can nearby. Front desk held packages Pretty lobby. Steam room, and sauna were nice. Gym itself was nice. Cons: The patio available on the higher floors had no chairs. So you could only stay there for so long. Gym and pool are not complimentary to people who live there, you have to pay like an extra 600. Which makes Me wonder who would go if no one paid. Also the pool tasted SALTY! They wouldn’t make people shower before getting into the pool. So they would just jump right in after coming out off the treadmill and or leaving the sauna. Apt was TINY. And a humming noise would come from a mechanical closet up stairs. Laundry machines didn’t clean well. Late fees on late rent which is so conniving to Me. You got your rent. Person who showed me the apt when I moved in was condescending. Showed the supermarket next door, and thought I would be flattered when she told me the men who worked there were looking at me. When I was trying to read through the lease she would openly roll her eyes and say things like “all this stuff is in your copy” I’m much happier in my pre-war building in northern Manhattan with a spacious 1 bedroom. My living room now was the size of my whole apt here. Advice to landlord: No advice , I think you know who your target clientele is. And it isn’t New Yorkers.

Pros: Very pet friendly Fantastic staff Excellent location Decent price Laundry on every floor Great views Nice park attached Cons: Windy by the river Tunnel traffic Advice to landlord: Keep up on the laundry machines Open the roof more.

Pros: - Friendly reception team - Service/maint requests resolved quickly - Generally nice, normal people in the building - Established building management team so it’s easy to work with them Cons: - Not enough elevators for the building size - Overpriced; could get a similar apartment cheaper elsewhere Advice to landlord: Lower prices.. be proactive about reducing rates during COVID especially

Pros: Everyone from the porters to package room to security is great! Maintenance orders are fulfilled on the same day. There’s a central phone app that handles all communication (ex: allowing access to back up key for housekeeper). You can’t hear your neighbors and they can’t hear you! I’ve never had any issues with bugs, etc. Everything in this building is in tip top shape! Cons: The leasing office is inflexible and not customer service oriented. Avoid working with Maja if possible. Advice to landlord: Stop treating tenants like numbers, be more flexible when asked.

Pros: Dogs are welcome; amazing staff; easy lease renewals; maintenance on call 24/7; huge on site gym and tennis court; lots of cabinet space; usually separate kitchen; dog park; kids playground; amazing outdoor space; spacious apartments (my studio was huge); never have to wait for the elevator (there are 8 of them - 4 in each of 2 wings); laundry on each floor; numerous grocery stores in the area (an amazing one in the neighboring building); lots of building events and promos. Cons: Things can get pricey - you have to pay for lockout keys; parking spots are really expensive; Advice to landlord: I honestly have nothing to advise them, I loved my experience in that building.
