Pros: Shared spaces were clean. Employees responsible for garbage handling were on top of it. Maintenance always came within a day or so. Cons: Little communication in the initial move-in process. Would have liked more info as a new resident on how to gain entry to the building/room.

Pros: I had an amazing year living here the amenities are great and I love my apartment Cons: the built in speaker system doesn't work and the management is a little difficult and sometimes the amenities in the basement are broken Advice to landlord: Be more responsive

Unit 305 Pros: Modern appliances; super is responsive for repairs Cons: Tenants cooking and consuming drugs, assaulting doorwoman, bleeding all over the lobby, breaking glass, illegally breeding and selling Yorkie puppies from their apartment (literally advertising said puppies via business cards). Neighbors were arrested for assaulting another tenant. Yet another tenant had to obtain a restraining order against those same people. Good luck reporting any of this - management does nothing about anything. Common areas are completely run down. Unit wasn't even properly painted when we first moved in. Electricity bills are out of control. Had to HOUND management for deposit back over phone and email for weeks, and it was ultimately delivered well past the legal deadline with no accumulated interest. I could go on... I have been renting for over a decade and this is the only building I ever lived in where I feared for my personal safety just entering the building. Advice to landlord: Do better????

Pros: It looks nice on the surface, it has a nice rooftop, amenities are free, rent is cheap relative to other luxury buildings Cons: We didn't have heat for almost a month from December 2024 to January 2025, and despite repeated tickets put in to fix it and calling the "emergency" number, it took over two weeks of harassing them and threatening legal action over the unlivable conditions before someone finally came to fix it. It took forever for them to fix anything - balcony door was never fixed, took them almost 5 months for them to fix the ac unit when it was broken. There were roaches and whenever they called the exterminator, we would see more. Walls are paper thin and you can hear conversations of people outside on the street as though they are standing in the room with you. The area is also really loud, always filled with drunk people, loud music, cars and trucks passing by, sirens, it can be really tough to sleep at night here especially during the week. one of the residents literally is a menace (we woke up to blood covering the lobby and elevators one morning this year, and he's threatened to kill multiple residents and yet management has done nothing to remove him from the premise).

Pros: staff and people live here are nice Cons: roach problem remains unsolved, the walls are so thin that you can almost hear your neighbors talking on the phone, no 24h doorman, and the electricity bills in winter are outrageous.

Pros: Nothing. It’s nothing good to say about this place. Cons: Management gave up on the building, infestation happens a lot, maintenance and ac guys are disrespectful and a waste of time. The neighbors need background checks.. amenities are expensive and broken. Don’t be fooled by the walk through. It’s all crap. Building is cracking and falling apart. Advice to landlord: Knock the building down and start over. Full background checks on everyone including the front desk staff and maintenance guys.

Pros: package management, dog area on roof, gym, large laundry room Cons: Very thin walls, sounds like people are in your apartment when they walk down the hall. Tenant that would harass other tenants. Blood all over lobby on a weekday morning.

Pros: Conveniently located by the JMZ and L trains. Another perk is this place has an elevator. Cons: Management will actively hide safety hazards and building issues. Theres currently an active roach infestation and nothing has been communicated.

Pros: The building exterior is gorgeous and the lobby is stunning. This is an elevator building and it’s nice that there’s laundry in the building as well Cons: It’s hard to get cell service in this building and it doesn’t seem like the door man vets anyone that comes inside the building which poses a huge safety concern. Recently discovered that a registered sex offender lives in the building, and there was no mention of that to any of the residents. Advice to landlord: Have a 24 hour door man and vet your residents more
