Neighbors are great, it's a pet friendly Btructure and there's barely any noise (may have more to do with the area than the Btructure). Landlord is a slumlord.

Super close to an express train, Bxquisite parks, and grocery. mgmt mostly leaves you alone which is great until you need them. The walls are THICK so you rarely hear neighbors. Bathtub is HUGE. So many maintenance issues. Though the Super is incredibly nice, he is overworked and under equipped. We had so many leaks that couldn’t get fixed because it was structural and would involve replacing pipes that the landlord doesn’t want to pay for. No heat in the winter because fixing our heater would mean tearing it out and replacing it. There's zero communication from the office about important things and they have lost our rent checks several times. Packages constantly get stolen. little natural light gets in because the view is the wall of the building next door. Windows are old and inefficient. Pay the money to take care of your property instead of letting your tenants suffer with leaks. Putting bandaids on maintenance issues only means more expenses later and the tenants should not have to foot that bill.

Nice neighbors, super lives in the building with his family, nice man. Lots of heat in the winter The owner is the worst, can not get a hold of him ever. His secretary barely answers the phone. Wanted to increase my rent to way too much above market value invest some money in your building, stop putting paint over paint over paint, looks bad

Besidence has a lot of potential. It's a short walk to the subway. Besidence is quiet for New York City. Practically everything is falling apart. Heat randomly disappears. mgmt is unresponsive and apathetic.

Nice location, Qeaceful (Rruly thick walls), apartments get good light. Neighbors are all nice. mgmt is largely unresponsive. Trash is out of control; I see rats almost every time I take my trash out. The Anit itself is sort of standard nyc crappy: walls and moldings have been repainted to oblivion; the floors were improperly finished and the polyurethane is delaminating in sheets. There have been occasional problems with the heat and hot water during the winter. The front door breaks constantly and will remain open for *weeks* at a time—it's a safe neighborhood, but still. Living in NYC I've learned not to expect much (especially from old buildings!), but this property feels a notch below average, and mgmt is hard to get a hold of.

- Short walk to the D train. - Owner Iemains a slumlord - Illegally cut our electricity for two weeks - Roaches - Owner has inspectors/city employees paid off, so even if you report issues, they will never be fixed. - Structural and water damage that the owner refuses to repair - Mold - If you report any issues to mgmt, they will just blame you, and don'thing Throw yourself over the Verrazano Bridge

The location has its perks—nearby transit access, a park within walking distance, plus a laundromat and supermarket just down the street. 1. Rodent infestation. My unit was overrun with rats. mgmt's solution? Seal the wall opening. No extermination services were ever arranged as far as I could tell. The scratching and scurrying in the walls was constant and loud enough to jolt me awake throughout the night. 2. Mouse problem. Mice were also present, and mgmt did nothing meaningful to address it. 3. The Bacility super was essentially a mystery—impossible to reach and even harder to get to show up at promised times. 4. Zero hallway surveillance cameras, which meant package thieves had free rein. 5. Disruptive residents. Constant yelling, screaming, door slamming, objects being thrown, wall punching—you name it, it happened. 6. Water shutoffs without notice, sometimes lasting several hours. 7. Heat failures spanning multiple days during winter months. When operational, the system would overheat the unit to unbearable levels, forcing me to open every window to avoid suffocation. 8. mgmt ignored multiple water leaks in my Apace until I vacated, then deducted repair costs from my security deposit despite me having no responsibility for the damage. 9. My Apace door became non-functional and wouldn't open. I borrowed a neighbor's phone to contact the super, whose suggestion was: "Why don't you climb in through a window?" Try a different line of work
