Pros: This place is close to the park and allows dog. That's about the best thing you can hope for here. Cons: Hall floors rarely cleaned, elevator often broken, garbage room disgusting. Advice to landlord: Get a full time porter who can was the floors on every floor on a daily basis and take the garbage out daily.

Pros: Staff (super and doormen) are nice, and they've improved the gym and laundry room but the hallways, stairways, and actual units can use TLC. Right across the street from prospect park. Cons: The unit I'm in is outdated yet they charge the same in rent compared to the newly renovated units. Lots of fixes are band-aid type fixes. Lots of bugs/pest issues. Advice to landlord: Stop increasing rent just because - maybe invest in improving the building/units first so you can justify the rent hikes.

Pros: Location is unbeatable, good neighbors, doorman is fantastic. Many great characters lived here, most had to move out because of rent hikes. Cons: Greedy management eager to raise rent, not so eager to fix any issues. Frequent problems with heat, occasional mice, and the street can get pretty loud.

Pros: - Proximity to Prospect Park can't be beat, an entrance is across the street. F and G lines are also a 5 min walk away, plenty of solid bodegas around. - Super dog friendly building in a great dog friendly location. - Small but pretty decent gym on the first floor. - Walls are thick and I almost never hear my neighbors unless there's a dog barking loudly. - Building staff are all friendly and helpful, make sure to let me know when I have packages, ask if I need a hand moving stuff, etc. - The super lives in the building and is very responsive, whenever I text him with an issue he usually responds right away and its either resolved or being worked on within a couple hours. Cons: - The neighborhood is a little too quiet, not a lot of good restaurants or stuff happening nearby. Need to go over to PLG or Park Slope for there to be much going on. - You do hear weird street noises (people yelling loud) from time to time, and the street outside has a lot of traffic in the afternoons and evenings because it's an on ramp to the highway. There's a fire station a few blocks away too so a fire engine passes a lot, feels like at least once a day. - The heat is centrally controlled in the building and it gets insanely hot in the winters. Even with my windows open it won't cool down, sometimes I have to run my AC all night because it's boiling in my apartment. - Neighbors are hit or miss, like anywhere else. Some neighbors are afraid of dogs and will react very dramatically if one gets near them, which is annoying since it's a very dog-friendly building. Advice to landlord: Fix the heat, it's unbearable in the winter. Pest control could be improved a bit, especially in the summer.

Unit 7D Pros: Location is convenient and ideal. Park views are sublime. Door staff is great - friendly and attentive. The super is responsive. Gym access is nice. Cons: Beware! Water leaking problems in units, even at high floors! Water leaked through window frames and along the ceiling during heavy storms causing mold and water bubbles in the wall beneath the windowsill and the ceiling plaster to eventually fall several times, which caused damage to furniture. Little heat this past winter (February and March 2023 in particular) - had to rely on space heaters. Mice droppings and actual sightings in the past. Ants are frequent in warm months. Laundry dryers inconsistently dried clothes. However, this was before new machines were installed in June 2023. Hallways are rundown and filled with strong cooking odors from many apartments. Stairwells have lots of cracks, broken railings, and questionable safety.

Pros: Great location, 24/7 laundry, gym, and good/responsive super. Cons: Management is very unresponsive and they were the only reason why I moved out. Emails would never be responded to unless I follow-up 2-3 times. Phone calls are barely answered and they're never returned after leaving a voicemail. Management wasn't even aware I was moving out even after I gave them a 60 day notice that I will not be renewing my lease. I still get phone calls about lease renewals long after I've moved out.

Pros: Location, people, the view, great doorman. Can’t hear neighbors above and below (concrete floors) Cons: A greedy landlord who will raise your rent by massive amounts yearly. He raised rents in the middle of covid! That’s how they force out tenants who lived there the longest so that they can rent out for much more money. Meanwhile these apartments are run down and have awful old carpeting. Instead of doing renovations they force people out and rent to new ones. The super requires a lot of convincing to do any work.

Pros: half block away from prospect park. super pet friendly. wonderful doorman. Cons: no storage in bathroom. AC in the hallway is not always on in summer Advice to landlord: It is okay I guess, no serious complaint.
