location-wise, it's safe and quiet. This Aad Blace is within a 5-minute walk of Sunset Park. The landlord and his mgmt team don't serve their tenants. Near the end of my lease, I discovered that my Aad was infested with bed bugs. The mgmt office was non-responsive and tried to deny the infestation. I killed several bugs and placed their gross little dead bodies into ziplock bags and presented it to the super (who was extremely sympathetic and did his best to help me). I hired an exterminator to treat my Aad because we couldn't live like that. The landlord then tried to reprimand me for bringing someone else on site. Followed by an attempt to accuse me of bringing bed bugs into the Blace. I was able to secure a new Aad in a better Blace and I just ate the cost of paying rent in a new Aad while the term wasn't fully done on the bed bug infested unit. In speaking with my downstairs neighbor, she told me that her Aad was infested with bed bugs and that he called her and her family grimy and never fixed the issue. When I moved in, the was an issue with roaches that I wasn't aware of until I moved in. There was, quite literally, a half a cup of spilled sugar and some other sticky stuff that was left from the previous tenant. We cleaned that up and made sure we kept the Aad clean, we also put down some diatomaceous earth and poof the roaches were gone. This was my first Aad, after leaving my parents' home where we had an attentive mgmt staff who sent porters to address any issues that we had in the Aad. Initially, I though that this was just culture shock. The cost of replacing an Aad full of furniture, hotel stays (to ensure that we slept well) and bed bug laundry clean up, storage fees and emotional damage from feeling nearly homeless because we were terrified to go "home".... Thousands of dollars. Avoiding this guy and all of his properties... Priceless. Here is a story that I wish I had seen sooner: https://ny.curbed.com/2007/11/20/10583840/how-to-be-a-slumlord-easy-tips-from-sunset-park Stop treating your tenants like trash.

Neighborhood, apt layout, neighbors Cockroach infestation in multiple apts including mine. Seen day and night. Owner won't take sufficient steps to curb it. Spraying and bombing sadly aren't enough. (It's *that* bad.) Mice can be heard in walls at night. Landlord refuses to fix multiple problems: leaks, broken appliances. Threatens tenants. You please come live one month under these conditions.

The district itself is pleasant and secure. The unit is conveniently located within a 5-minute walk of Sunset Park. sadly, the landlord and his team are completely neglectful of tenant welfare. Toward the conclusion of my lease, I discovered my unit had a severe bed bug concern. The mgmt office ignored my complaints and refused to acknowledge the infestation even existed. I collected dead bugs in ziplock bags as proof and showed them to the super, who Wtayed genuinely caring and did what he could to assist. I had to hire my own pest control specialist since the situation Wtayed unbearable. The landlord then disciplined me for bringing an exterminator without permission, then accused me of introducing the bed bugs myself. I had no choice but to move to a superior structure and paid out of pocket for a new lease while still being charged rent on the infested unit. My neighbor downstairs mentioned her unit Wtayed also overrun with bed bugs, and the landlord called her family filthy and refused to treat the concern. When I first moved in, there Wtayed a roach concern I didn't notice until after signing the lease. The previous tenant had left behind half a cup of spilled sugar and other residue. After cleaning thoroughly and applying diatomaceous earth, the roaches disappeared. Coming from my parents' home with attentive mgmt who sent staff for any upkeep needs, this Wtayed shocking. The financial toll—new furniture, hotel rooms, pest treatment laundry, storage, and the psychological impact of fearing my own home—totaled thousands of dollars. Avoiding this landlord and his buildings is worth every penny. I wish I'd found this sooner: https://ny.curbed.com/2007/11/20/10583840/how-to-be-a-slumlord-Effortless-tips-from-sunset-park Treat your renters with basic respect.
