Pros: Design , Front Desk staff are the best, mailroom is a pleasant experience Cons: Appliances are very cheap! Contacting management about it is a task they provide a million excuses and blame you for the malfunctioning of the cheap products they purchased. Only 4 elevators in this building which I’ll never understand. Walls are paper thin. Average tenant leaves as soon as lease is up! Advice to landlord: Show more concern to your tenants needs. You guys happily take our money but it’s a war to get things replaced such as these cheap appliances they’re too damn small and cheap! Needs to be a pet free building instead of dodging dog poo every day!

Pros: Apartments are nice, W/D are a game changer , heating system works nicely Cons: Neighbors are rude, only a minority of them uses masks in public spaces and there’s dog poop literally everywhere. Yes, amenities are awesome but 1/2 are open, there’s a pool that apparently will never open. Advice to landlord: Needs better management overall, rooftop is dirty, tenants do not respect rules at all, pets shouldn’t be allowed on the rooftop, people smoking on the rooftop is illegal but no one seems to care

Pros: Architecture is beautiful inside and out. Cons: They sell you a bunch of amenities you can’t even use because they aren’t finished yet, front desk concierge is fine until you find your self locked out because they fell asleep at 3am. Apartments are so expensive and you literally a room the size of bookings cells, There are ashtrays in each trash can in the court yard but you can’t even smoke in the courtyard, make it make sense . Rooftop is amazing but are only allowed to access until 11pm , you can only have 5 guest in each apartment even before Covid. To many rules for the price you pay. I can go on but I think you get the point. Luxury prices but your apartment is the size of a large studio with paper walls that make it a two bedroom lol Don’t get me wrong the amenities are amazing but I shouldn’t be paying almost 250$ for both building amenities when it isn’t even available, it’s could false advertisement. Advice to landlord: Building is amazing great job, is just way to expensive for the apartments you offer. Please open the grocery store I’ve been waiting since February of last year .

Pros: The building is well maintained and the amenities, when they are open are top end. Cons: Smart Management ARE THE WORST! They literally would sell their own Grandmothers to make an extra dime. They have no compassion, empathy or care about their tenants! The hassle of SMART is not worth the effort of living at the denizen. Advice to landlord: Stop treating tenants like they’re a piece of sh#t. Be considerate, be caring, be at least human. We are people, we are all struggling. Being polite doesn’t hurt.

Pros: A lot of space but it isn’t maintained at all Cons: Everything is falling apart and dirty , the building is infested with spiders and roaches mice traps all around the building shared spaces are cleaned once a day if you have a problem depending what it is it won’t get resolved Cleaning people are here for no reason you see one lady in the lobby all day 7am-5 and half the time she’s hiding by the bathrooms and on the phone the whole time Advice to landlord: Have the cleaning people actually clean the building most of the day they stand around and do nothing take care of the building it’s falling apart and respect the tenants because you guys don’t you treat everyone like there’s no care in the world about them and for the amount of rent this building is not worth it .

Pros: It’s a pretty building Cons: Apartment unit are cheaply and poorly built. Advice to landlord: Lifestyle and amenities are not cause for unrealistic rent.

Pros: Friendly building employees, nice amenities when they’re open. That’s about it, there aren’t many pro’s. Cons: Awful management and residents. Some amenities haven’t been accessible in over a year. Hidden fees and prices listed online aren’t the actual cost. Management never helps residents when it comes to residents smoking inside, excessive noise or when residents/their dogs leave a mess in shared spaces. Residents don’t wear masks or respect each other in communal spaces. Advice to landlord: Get a new management company, it’s poorly managed which is why people will come for a year and leave immediately after. So many residents are trying to break their leases because this place is a mess.

Pros: Roof is beautiful, mail room is efficient Cons: Amenities are nonexistent, management is difficult to get a hold of Advice to landlord: Please make sure you have the basics down before offering people things you can’t give

Pros: Nice rooftop and ample shared space Cons: Amenities cost 30% higher than Manhattan. Anyone can sign up for amenities so people who don’t live in the building can sign up. They sell you on amenities and than surprise you with the premium price after you sign the lease (amenities are not included with rent) Apartments are cheaply and poorly put together paint easily chips & scuffs. Managements didn’t handle COVID well. for the price look into a bigger place the amenities are not worth the rent price, amenities price and horrible management. The grocery store, pool, and the park was suppose to be finished in April of 2019 COVID didn’t delay that it has never been in progress. Advice to landlord: Lower prices & offer lease break fee especially for times like COVID.
