Pros: rent stabilized units apartment is large for cost in comparison to what's out there gas and electric are pretty cheap. heat and hot water are included. Cons: management is SLOW. they take forever to repair anything. something is always broken (laundry, front door, elevator). poor communication. trash area is always overflowing. rats running around outside building. heat only clicks on overnight and first thing in the morning so apartments are cold in the winter. people smoke weed in the halls. Advice to landlord: DO BETTER! Make an effort. Communicate when repairs are in process.

Pros: Families have lived here for generations. Cons: The landlord is evicting little old ladies. Check the rental history on your unit because it’s likely they upped the rent illegally. They make bogus improvements to the common areas, like selling themselves a used water heater for 60k so that they can raise the rent on the section 8 tenants and people over 65. Advice to landlord: The laws against corporate landlords need to be stronger.

Pros: There are so many kind people in the building, some who've lived there for 20+ years, people who grew up there and are always friendly. Lots of kids and teenagers. The super's assistant (at least from 2019-2020), who is always around during the day, is a gem, an incredibly sweet guy. Cons: It's a big distant management company and it shows. You can tell they don't pay their staff (like the super's assistant) enough. There's a group of older guys who play music out on the corner pretty much every day all summer from 2 or 3 pm till wayyy late at night. Not a believer in calling the cops, but it can get seriously annoying if you have to work or sleep, and they don't really listen to the people who've asked them to tone it down. It's not an especially rough neighborhood, but is a surprisingly rough block - those guys can get pretty violent with each other (I've never seen them bother anybody else.) Advice to landlord: Pay your staff more!
