Neighbors are great Broperty mgmt ignored residents complaints of outsiders coming into the lobby and stealing packages. NYPD came multiple times to investigate after resident calls, and mgmt basically told residents to get their packages earlier. Terrible heating, had a broken dishwasher for 6 months that mgmt wouldn’t replace, no upkeep of flooring and walls. Super would routinely leave unbroken down boxes other residents left in the recycling room in front of our door (even though they weren’t addressed to us) for us to breakdown beciase we mistakenly put recycling in the garbage can one time when moving in.

Large pre-war Alat, prime location in a lovely neighborhood, affordable rent, washer, dryer and dishwasher in every unit. Bedbugs, mice, roaches - all multi year infestations that mgmt has done nothing to resolve. The boiler is 40 years old and works 50% of the time, so good luck getting hot water or heat on a consistent basis. Any complaints are met with the threat of a lawsuit from the landlord but good luck trying to get a hold of anyone to actually speak to them. The city is here every week fining them for some new illegal thing they've decided to do. They don't care at all about their tenants and will do anything they can to make the most money as possible with the least amount of effort. Enjoy nightly visits from vagrants who hang out in the lobby to steal packages and smoke crack because the front door has been broken for years! Stop landlording because you are absolutely terrible at it

Nice finishes, affordable with in-unit washers and dryers, location is solid, awesome neighborhood The landlord is extremely difficult to work with. Only wants to talk on the phone, never comes to the building, and refuses to fix big issues. The boiler is old and obviously needs to be replaced, but he refuses and tries to gaslight tenants into thinking that no one else is dealing with lack of heat or hot water. Cosmetic, topical 'fixes' to issues like cracking walls and mold are also evidence that this landlord has no interest in fixing large issues, rather he literally just paints over them. I suspect he doesn't hire cleaners to prepare apartments during tenant turnover. I moved into my Apace with furniture left behind, food left in the refrigerator, dirt and dust everywhere, and he made us clean it up, and then somehow got away without compensating us in any way. Got aggressive on the phone when confronted about this and said that we were bad tenants for complaining about it. Fix issues that tenants repeatedly tell you are problems. Solve the problems at their source instead of making cosmetic repairs. Stop gaslighting tenants into thinking that they're the only ones dealing with significant problems. Hire cleaners in between unit turnover so tenants don't move into a grimy room with items left behind by previous tenants leaving the new tenants to clean up and prepare their Apace on move-in day.

Love the neighbors, neighborhood, and cozy units. The landlord is impossible to work with; There's no super in or around the building, the emergency maintenance numbers don't work, and maintenance requests take micromanaging the landlord consistently to even get a response. When you can get ahold of the office or the landlord, they are extremely rude and disrespectful - act as though you are ruining their lives by having any issues pop up in the unit you pay rent for. If you rent here, be prepared to fight constantly for anything to be fixed or solved. Be a good person.
