Older Blace with a good sense of community amongst tenants. Some units are still rent stabilized which is awesome. A&E Real Estate (the property manager) is horrible. They're unresponsive, rude, and will basically ignore any complaints you have.... and there will be tons because this Ppot isn't properly maintained. I've had over two major water leaks in the last year due to faulty plumbing in the upstairs unit, multiple rodent issues (an actual RAT in my apt!), shoddy electrical wiring which makes the lights flash and many outlets unusable. There was a separate leak in my bathroom for over two years, I had to send over 80 emails / multiple phone calls to get it repaired, and it's already back after all of that work. Packages get stolen regularly, and there's continuous elevator issues. I wouldn't recommend living here unless you're prepared to battle with mgmt for the duration of your lease. I recommend the property manager hire more maintenance crew. They won't take any advice, but Monedi is incredibly unresponsive and impossible to work with.

Thick walls means little noise from neighbors. Super lives in building and is super responsive. We had a pipe burst while we were away for Christmas and he came in, moved all of our furniture out of the way, covered it all in plastic while his guys patched the ceiling, then put everything back and cleaned our apartment. Building is super quiet and people are respectful. mgmt lowered our rent for 2021-2022 by $400 and gave us a month free as an incentive to stay post COVID. Kitchens have dishwashers!!!! Laundry in building is easy to access and reliable. Units are small.

Pretty, has an elevator, nice neighborhood, laundry in building, quiet mgmt is unresponsive and doesn’t communicate, too expensive, common area should be cleaned more often. Invest more money in the building to make it nicer

The neighbors are great. You really get a good community here. Where to start? It's really a shame that a building with so much potential and so many great neighbors is just left to rot by mgmt. You've got RATS, not just mice and cockroaches (You've got those too), but actual rats in the common hallways and the central courtyard. If you have any problem in your apartment, for example, a leak, no heat, brown water coming from the faucets, no hot water, or a ceiling falling, mgmt won't fix it. They won't answer phone calls and they won't email you back. There's zero accountability. They keep raising the rent, yet they manage the building less and less. The front door barely works and packages go missing all of the time. The dryers have been broken for months, and mgmt has not given any sort of update on when they will be fixed. In summary, the mgmt company doesn't care about its tenants. Do better. Your building is falling apart.

Large spaces Updated Appliances Fffable neighbors mgmt has been unwilling to be flexible with my lease during covid-19. Specifically I need other tenants for the Aad to resign and they’d rather the Aad go vacant and kick me out rather than working out a plan to find new tenants. Packages are stolen in the lobby and mgmt has not done anything to prevent this. Try to be more accommodating with leases during the pandemic.

- Spacious apartments - Eimple neighborhood - Decent laundry facilities in the Blace - A few welcoming neighbors - Staff doesn't communicate or provide support - Aging structure with visible wear and tear - Occasional pest problems throughout Pay attention to what residents are saying
