Unit 10A Pros: Prime Bushwick. Across the street from an amazing 24hr grocery. Also the view facing west was unreal. Cons: The landlord- Isaac, was terrible to deal with. Had to follow up multiple times to fix things around the apartment and sometimes still didn't handle things until i threated to call 311. The heat barely works. It's central air and at best blew out room temp air. The building is also terribly insulated and feels like a rush job. Worst part was the noise that came from Maria Hernandez Park at all hours. CONSTANT noise on the weekend that completely floods the apartment.

Pros: Modern and nice decor. Mostly well maintained. The gym and rooftop are nice. Cons: Thiefs steal packages from the mailroom all the time and management doesn’t do anything. If something breaks in the common areas, they won’t repair it. Expensive for small apartments Advice to landlord: Update furniture. Adresse package thefts, trespassing. Respond to tenants’ concerns

Pros: They always make sure to have someone there cleaning. I saw someone cleaning about twice a week and the trash and recycling was dealt with regularly. Denton, the super, is really great and responsive to any request for something that he is able to fix. Cons: People sneak into the building a lot and steal stuff and try to break into the apartments. For the cost of the rent there should be a doorman or better security. We’ve had hundreds of dollars worth of packages stolen. A homeless person even broke into one woman’s apartment while we lived here. The elevator breaks REGULARLY. It can take up to several days for it to be fixed, especially if it breaks over the weekend. The building was built very poorly. One time someone broke in and set a firework off from one of the decks which lit someone’s balcony on fire. The fire department came and had to put a hole in the wall to make sure the inside of the building wasn’t on fire - this was an EXTERNAL WALL and there was NO VISIBLE INSULATION. This means heat & AC basically do not work at all. Each apartment has large glass windows which are great for a view or light but they become greenhouses in the summer and heat sucks in the winter. On top of that - Isaac, the landlord, is completely unresponsive to any contact. The building management portal where you submit tickets will randomly close your tickets without solving them. Advice to landlord: Actually manage your building instead of being unresponsive

Unit 4A Pros: - new building - gym - rooftop - decent apartments Cons: - the ONLY elevator in the building is broken often and sometimes it’s down for days at a time. If you live on the higher floors you’re pretty much screwed and need to walk up the stairs. - walls are paper thin, we could hear our neighbors music blasting on the daily - fake fancy building - looks nice but everything is low quality - electric bills $300+ per month year round - drafty windows, everything is cold in winter and hot in the summer - no heat or AC in the hallways so in the winter the heat in the apartment escapes out the door and in the summer the hallways smell musky - packages stolen despite there being a package room - poor security - sketchy people always get into the building and roam around doing who knows what (ex. One time a man walked around in a orange construction vest checking to see if apartment doors were unlocked) - expensive parking and the parking lot gate is always left open - rooftop furniture had cushions on it but 50% are missing, not well maintained, very bare bones - paying Williamsburg / Manhattan prices for Bushwick Advice to landlord: Stop being cheap and greedy. If you’re charging a premium, give a premium experience.

Pros: Location, gym, bathroom vanity Cons: -Heat is electric. so it doesnt work well and it’s expensive ($300/month) - elevator is broken weekly - maybe 20 minutes of hot water, on a good day - packages constantly stolen - one time the front door broke and they just taped it open for 3 days - Advice to landlord: When you cut corners, you spend more in the long run
