Pros: - very friendly staff and doormen - little to no noise complaints, very quiet (inside facing unit) despite being right across from a fire + police station - in unit speakers - gym and pool - large space Cons: - water pressure is sporadic, sometimes strong, sometimes super weak - cant cook anything without fire alarm going off - no wiggle room on rent / month by month / extensions / sublets - pretty large increase in rent over time - ac/heater has broken so many times i lost count - a bit far from subway - turned deli into a smoke shop right outside the entrance, which is right next to a daycare(!?)

Pros: The swimming pool and the gym. Building managers are kind. Always look very clean. Cons: Too close to a police station and a fire station. Very noisy if live close to street.

Unit PHP Pros: Good amenities, I'm a swimmer, so the pool was such a plus. Always clean, very good hours, good gym. I lived on the opposite side of the fire department on a high floor, so it was pretty quiet. Relatively large studio Cons: Noisy AC, floors a bit uneven, building is weirdly in need of renovations even though it's less than 20 years old. Management is difficult to work with. Only lived there for a year but that was more or less planned cause they gave me a free month and the renewal rate for the studio was expensive Advice to landlord: Understand your market better and maybe drop prices a bit. Most people who have left have left because of higher rent prices.

Unit 5k Pros: Doormen, roof, water pressure, size of the apartment, in-unit W&D Cons: Loud neighbors, unresponsive management, no bathroom fan (bathroom mold). Far from transit. Advice to landlord: Put fans in your bathroom!

Pros: Location - proximity to Wegmans, subways, and both bridges. Building staff are lovely. Management is responsive and easy to work with. Cons: Soundproofing living next to a fire station, police station, BQE is a bit rough sometimes. I live on a high floor, and I can sometimes hear a loud singer on the street.

Pros: Clean, good location (though far from transportation, semi close a lot of stuff), nice rooftop, nice to have a pool and decent gym Cons: Management. We had a leak that cause the floorboards to rise. We had to move apartments so they could replace the floorboards. They tried to charge us 2 rents for the time it took us to move, from a problem they caused by installing faulty washer/dryer, despite putting in writing that we could move slowly and we would not be charged two rents. It was completely absurd. We ended up going to court and the judge sided with us. It was an absurd process where they lost money just to be the most evil company imaginable. They also installed cheap/broken appliances. Had the dishwasher and washer/dryer replaced 5 or 6 times in the 3 years we lived there. If nothing goes wrong, it's a fine place to stay. If anything goes wrong they are the most inhuman, corporate, suck your soul people imaginable. Advice to landlord: Fire Celia. Be human. Grow a soul. I don't know, you have no interest in human things. You are sociopathic to your core so I guess there isn't anything to advise.

Unit 7E Pros: - Gym in building - Laundry in unit Cons: - Doormen leave the desk unattended, especially at night and do not lock doors. Anyone and everyone can walk into the building - The building basically runs a night club open to the public on the rooftop on the weekends at night. Every night, people walk in and out of the building going up to the roof for parties with DJs. No one stops these people from coming iin - The building runs some units as Airbnbs - Packages do not get put away in a timely manner, allowing the opportunity for theft - Landlord does not return security deposits back in a timely manner Advice to landlord: Hire better doorman, better security

Pros: Nice luxury building! We got a good deal for our unit Cons: Rent prices have been going up since Covid times which is understandable. But new rentals are not a good deal anymore
