Unit T2705 Pros: Excellent appliances, nice kitchen setup, innovative sofa/bed design. Excellent amenities. Gym, social areas and work area are very good and well maintained. Very friendly and helpful staff. Cons: HVAC is LOUD! It took a while to get used to. The building runs warm in general. It can be 50 degrees outside and somehow become 80 degrees inside with the heat turned off. Very odd to run AC when it’s only 60 degrees outside. No towel rack in the bathroom.

Pros: The doormen are great. Amenities are nice though I rarely use them and you have to pay extra. They also fix service issues typically the same day. Cons: Management doesn’t respond to complaints unless they’re to do with heat/hot water, broken appliances, etc.

Pros: Beautiful building with friendly staff, good amenities and wonderful views of the east river. Service requests are usually handled promptly Cons: Management is minimally responsive and quick to pass the buck for anything above simple maintenance repairs. Neighbors are extremely whiny on the building message board… you can tell these are some entitled assholes with too much time on their hands. I suppose this may contribute to management’s lack of responsiveness since the Karens come out in full force the second an elevator is out. As long as you stick to yourself and don’t have major maintenance issues this is a great place to live. Advice to landlord: Lower your time preference

Pros: Location, location and location. That's literally it. Cons: Hands-down the absolute worst, dgaf, no way to get ahold of them management team in the history of management teams. Phone numbers to reach them? Not hooked up. Emails? No response. Inept in every sense of the word x100. Ownership group back in AZ is equally terrible. Cannot get ahold of them for literally ANYTHING. The KAWS statue out front is also a major headache in the evenings. Third-party front desk and concierge folks are nice, maintenance folks are nice, management is very NOT nice. Prickly, rude, unresponsive. On a scale of 1-10 they don't even get to fill in the first part of the 1. Advice to landlord: Replace your entire management team with people who understand that this is a service industry job and that their function is to be able to serve the residents.

Pros: Beautiful views, great amenities, thick walls such that I rarely hear neighbors, great doormen Cons: Appliances frequently break and building is slow and/or reluctant to fix them, and management company is a huge pain to deal with, with tons of unnecessary fees and disorganized processes.

Pros: The building is nice. The views are awesome. If the amenities are open, those are nice as well. When the ferry is actually up and running, that's pretty convenient. The below-the-line personnel are great - the doorman and package desk. Cons: Building management is not good. They are very disorganized and just plain bad at their jobs. They try to communicate things going on in the building, but fall very short. They've tried charging us rent multiple times within a month. In fact, they messed up our move-in date, and is still trying to charge us! They once threatened to evict someone for smoking cigarettes within their unit without even looking into the neighbor's accusation - that specific unit weren't even smokers. They will charge you a monthly amenities fee, but then also charge you to "rent the amenities" - $1,000 - $1,500 rental fee. They also make you sign up to rent the amenities, but take no action into enforcing your rental if other tenants are using the space. The amenities are always getting work done so good luck enjoying them. There is ALWAYS work happening within the other units which the sound will resonate to other units. You'll get a million emails from management saying nothing. Sometimes they will even send you private, confidential emails meant for one specific unit, but they will copy the entire building. If you have a problem, they take days to get back to you. If you have a problem for repair, maintenance will sometimes sign off on the repair order without even showing up to the unit. And then management will argue with you that they did show. You pay all this rent for management to suck more than expected. And after all of this, management will still ask you to tip them at the holidays!!! Advice to landlord: Management needs to do better. Get people in here that actually care about the building, its tenants and their job.
