Pros: The neighbors are great. There's a building group chat which is really useful for getting to know your neighbors and talk about any building issues, trade items etc. The area is also lovely, lots of coffee shops, access to prospect park, great food and restaurants. Cons: There's no live-in super. Upon moving in we discovered there was a roach problem. Thankfully we had the resources to purchase insecticide and other products to be able to get rid of the problem ourselves but we still see at least one roach every few months due to the larger infestation in the building. Every couple of months the laundry room floods for some reason. The trash room has all trash chutes closed meaning the man who essentially functions as the super has to come into the building twice a week and haul the garbage from each floor down to the front of the building. He does not get paid enough for this service that he's providing and the management does not see fit to open the trash chutes. Management is largely unavailable on weekends. This is an issue because recently on a Friday, due to the below freezing temps, the garage door froze open and left the building open to anyone, resulting in our mail room getting broken into and many packages stolen. None of us were reimbursed for this lack of attention to detail and lack of security nor was anyone available to address the issue until Monday. There is also a water quality issue in this building. My partner and I were experiencing skin issues for the first couple of months moving here until we realized when we left for the weekend and spent time in someone else's home, our skin would clear up. We decided to change the faucet and get a water filter and lo and behold, our skin cleared up and stopped having issues. I think the drinking water is fine? But I wouldn't chance it. Advice to landlord: Hire someone who is available to work on the weekends to address the issues that inevitably will come up on weekends. Your tenants do not only exist from Monday - Thursday. The hired exterminator is nice and all, but you have a fundamental issue, the roaches are literally in the walls and the floorboards and baseboards have way too much space in between them which allows for pests to travel between units.

Pros: Neighbors are generally quiet. Everyone keeps to themselves for the most part but everyone i’ve spoken to has been very kind. Cons: Management responsiveness very hit or miss. Several roach incidents, all small and just one at a time but happened every couple months. Exterminators come on weekdays while i’m at work and I dont think they ever actually exterminated my apartment even though I explicitly gave permission to enter. Advice to landlord: Expand your management team

Pros: Barely any. Good natural light i guess. Cons: Inside feels colder than outside during the winter. I'm pretty sure there's mold in my apartment, and am going to ask other neighbors to see if they think the same, but my roommate has developed a cough, and the windows always have some watery black substance around it. There is a roach problem even though we are clean freaks; everyone has been complaining about this, elevator stops working frequently and they have the nerve to try to increase our rent. Its ridiculous. I hope this building shuts down one day and that the owners get sued. This has to be illegal. Advice to landlord: Stop being cheap and shady. Actual people live in here and deserve good living conditions.

Pros: I like having laundry in building, workout equipment and they just replaced the treadmills. Cons: No pros matter to me because there are roaches! Far from any subways Advice to landlord: Invest in actually fixing the foundational issues, not just band aids of an exterminator once a month.

Unit 3f Pros: Nice building and environment. However not worth the stress of dealing with management. They lack integrity which causes problems in the long run Cons: Landlord refused to return security deposit for no reason. Management company does not honor its obligations and makes the process extremely stressful and unfair for tenants. They drag things out, avoid responsibility, and make it nearly impossible to get your money back. If you rent from them, be prepared for a fight over what’s rightfully yours. Tenants deserve better — proceed with extreme caution. Advice to landlord: Have some integrity

Pros: Nice amenities, nice location, modern building. Cons: Management is catastrophically non responsive. Smoke detectors or appliances not working and they simply don’t respond to messages. After the end of my lease they never returned my deposit. And the irony of it all is that they claimed the things they never repaired and never responded to were the reason why. Now I’ll have to sue them in small claims court. Thankfully I saw it coming so I have documented everything. But frankly I would have done without all the aggravation. They are really idiotic in behaving this way in this neighborhood. I suppose they’ll only get what they deserve. Advice to landlord: Act legally please, do your part, change malfunctioning devices that are your responsibility. People want to live and not create problems. They don’t need greedy crooks to pollute their life like you do.

Pros: The building has a lovely rooftop, but for a while people in the neighborhood or elsewhere were gaining access. It was not secure and limited to the building's tenants. Landlord is very responsive to any immediate repairs. Cons: As I said in the pros, the building's rooftop was not properly secured and limited to the residents only. There was a fair amount of bike thefts from the garage door, which was broken for a while and so was the front door. Each floor has its own trash collection room, which should have been emptied DAILY because of its small size in proportion to the number of people on each floor. Packages were regularly stolen, even with a code to the room. Advice to landlord: Hire a live-in full-time super and figure out a way to better secure the buiuldi
