Unit D62 Pros: Super was really nice. The overall unit was spacious and had multiple bathrooms. Elevator is nice to have for high floor units Used to be beautiful in its heyday when it was owned by attentive management. Guts of building are gorgeous but very neglected Cons: Sketchy landlords. Rebranded under a new name to obfuscate. Shoddy contracting work. Unfinished floors, sloped counters, one of the repair people stole our router prior to move in Landlord tries to dodge and get out of sending security deposits back to you unless you chase aggressively Stabilized but they will harass you while you are there Mice and rats EVERYWHERE Neglected trash chute Filthy floors because they are unfinished My bedroom ceiling literally started falling on top of me Room heat was like the surface of the sun and no control over heat any time of year. Advice to landlord: Do the rest of us a favor and change careers.

Pros: Very conveniently located near the B and Q trains Quiet building, no riff raff. Super is a nice guy and lives in building. Rent stabilized, below market value Apartment updates, renovations as old families move out Cons: halls and trash rooms only moderately well maintained. Building refuses to do work to the trash rooms to secure from bugs. Bedbugs in building!! Building management turns a blind eye and refuses to treat. Annual bedbug filing notice on lobby wall is 4 years old, refuses to post current version despite repeated requests. Building management refuses to comply with certain recycling requirements and does not compost. After a year of requests to install compost bins, they put one out but they don’t actually use it. Anything that goes into it just gets thrown with the trash. Building management largely unresponsive to email. They are also cheap cheap cheap. Advice to landlord: Replace current property manager with someone responsive, understands the job and gets things done.

Pros: Used to be cheap - not anymore Kinda close to a park Elevator works Cons: Intercom does not work - have to go downstairs Management is impossible to get to do anything Management treats you like garbage that should consider itself lucky to pay them monthly rent Advice to landlord: Get a proper property manager that gives a single f-

Unit D12 Pros: The building looks much better from the exterior than several of the surrounding properties. There are some trees out front and in the courtyard. The communal areas are kept clean. Several years ago they upgraded their mailboxes so you can get bigger packages and drop off small envelopes which the mail person has access to! Cons: Older apartments are a mess. There are issues with leaks, mice, roaches, heat and hot water. As usual, they hire subpar contractors who they pay little (it seems) so you get subpar work. Fixtures, tiles, and such are frequently mismatched. The floors seem kind of thin because it takes little to hear people running or walking fast (usually children) Advice to landlord: People pay rent to live in a decent place, so right by them. Stop hiring contractors you exploit.
