Unit 3B Pros: Clean, garbage disposal, empty gym must days, location is great and convenient, exterminator once’s a month. Cons: If you’re on the Broadway side, the train doesn’t bother me, but the club located on it does. Music extremely loud, they are open on Sundays and sometimes closed at 6am. Never a normal schedule or closed at 4am as they said. The music is so loud shakes my apt. Advice to landlord: Club needs to go!

Unit 3B Pros: - Neighbors are nice and generally respectful Cons: The bar attached to the building is so loud it shakes the walls. There's always screaming in the street. Rooms are really poorly insulated so always freezing. Management is not responsive. Some tenants are pretty sure that management is stealing the mail -- things only disappear when management is there + management refuses to help or give you the footage of your item getting stolen. Building is nice but it's rapidly falling apart. Advice to landlord: Do even the bare minimum

Pros: The other people who live here are mostly nice Cons: - There is a bar attached to the building on the Broadway side. It is so loud it shakes the building all night, every night. You will not sleep. - Management has been stealing people's packages. - Management will not help you with any service request at all unless you call 311. - The building has water and mold damage and management has done nothing. - Neighbors smoke indoors constantly, and the connected ventilation makes every apartment fill with second-hand smoke. Management does not care. Advice to landlord: Do your job or you'll eventually cost yourself even more money

Pros: Right off of the J Halsey train. 25 minutes into Chinatown via the J. Building for the most part is new and decent. Cons: Commute to anywhere in Manhattan proper is around 45-50 minutes. The management company cares more about keeping the apartment filled than about you as a tenant is what it felt like. Building is mostly new but you can tell they cut corners in the details. Advice to landlord: Hire people with better customer service skills.

Pros: 1) Property management team is generally responsive. Had a plumbing emergency after hours and they sent someone within reasonable time frame 2) People are generally respectful of shared laundry and gym area. Some of the weights did go missing once though Cons: 1) Bathroom and kitchen exhausts in every apartment connect to the same duct so sometimes you can smell smoke, incense, cooking smells etc from someone else apartment 2) Package concierge - sometimes package delivery services use this, sometimes they don't. 3) On Broadway side for apartments above Gems Bar & Lounge, the noise travels through people's apartments and can be pretty loud. Advice to landlord: n/a
