Pros: -Size of some of the apartments is unbeatable for the location. -Proximity to the L train at Bedford. -Large roof with great views of Manhattan Cons: -building contains numerous lofts that are daycare/preschools -none of the lofts walls or ceilings have been insulated, so noise is a consistent unbearable problem -building consistently has problems with rodents and insects -intercom/buzzer is never working -packages are routinely stolen or opened near the entrance -ceilings consistently leak water or debris from other apartments -building contains Lead paint -hallways are consistently filled with screaming, running children -there is a Jewish prayer house on one floor that consistently attracts random guests -The entrance, hallways of the building are often piled with garbage -landlords are generally unresponsive for maintenance concerns and consistently raise the rent each year. -many units have poor electrical work which has often lead to fires -Electric bills are typically very high in these converted units -floors are old and have not been maintained and often lead to large, painful splinters Advice to landlord: Spend some money insulating the walls and tin ceilings to make these units inhabitable. Clearly state to new tenants, the existence of numerous day care centers in the building Fix the intercom Do more to control the problem with rodents and pests Hire an electrician to ensure that each unit is properly wired and that rooms have outlets
