Pros: - Amazing location - cheaper - New-ish appliances - Landlord is responsive Cons: - Inconsistent heat - Disgusting common areas (trash in the hallway, spit, cigarettes, mystery fluids, smells, trash spilling into the street) - Super is sketch and flakey - Mold detected in every rooms and probably in every wall, the drywall is rotting Advice to landlord: Be strict

Pros: great neighbors, good location, brick is nice Cons: the management is incredibly unresponsive. they continuously painted over a leak instead of repairing it (it caused mold). there are rats in the walls (and in the units). long term tenants in non reno'd units were treated poorly compared to those in more expensive units Advice to landlord: answer your phones/emails lol

Unit Apt 11 Pros: Location, cost, and neighborhood. Cons: Building management/maintenance, landlord communication, cleanliness. Advice to landlord: The main issue with this building is the lack of communication and assistance from management when problems arise. For example, the buildings front door will break and there is no communication about it or the solution. The building code and lock changed at one point and it took us reaching out to be told about it.

Pros: location near transit, cute renovated apartments Cons: we had an ongoing issue with a leak and bathroom mold, the building would send someone to paint over the mold regularly, without addressing the underlying issue. there were rats in the walls that you could hear and they entered our apartment more than once. we had to call 311 to finally get the building to respond to concerns, building would barely meet the rights for tenants in renovated units, but would neglect rent stabilized tenants all together

Unit 21 Pros: -Great location (halfway between Marcy JMZ and Bedford L) -2 blocks from Domino Park -Awesome restaurants and bars nearby -New appliances -Exposed brick -Great light Cons: -TINY bedrooms -Had a few roaches (no infestation, but saw maybe 6 the year we rented) -Our ceiling leaked -Dirty building: stairs have chipped tile, graffiti on the walls, trash on the floor -LL forgets to pay electricity bill for building and ConEd threatens to turn off electricity (this happened more than once) Advice to landlord: Raising rent this much should be criminal. Inflation is not 52%. I did not get a 52% raise. Why did the price of our unit go up 52%
