Unit 5 Pros: Back of house units are quiet and mostly free of street noise; neighbors are largely communicative and helpful; relatively affordable rent for area Cons: Terrible insulation so heat bills are through the roof, it gets incredibly hot in the summer, and you can hear everything in surrounding units; uneven floors; centipede infestation on first floor, rodents and roaches on upper floors; hallways are rarely cleaned; super is rarely responsive despite the listing indicating a "live-in super" (he does not live on the premises); bad water pressure; tenants responsible for heating their own water

Unit 18 Pros: Good location, close to the train and a few shops. Nice sized apartments, though their definition of a “bedroom” is suspect. Decent unfinished roof. That's about it. Cons: Heat works off and on, and you pay for it. Water pressure is horrible, and will stop working randomly while you are in the shower. Roaches everywhere, way more than any other apartment I’ve rented in NYC. Trash is often left in hallways (though the guy who manages the trash outside is great). Owner takes days to respond to calls, and usually doesn’t bother. Their 24-hour emergency call service at least answers your call, but the landlord never responds. Building common areas are never cleaned (there’s been a used tissue on a stairwell windowsill for over a year… say hi to it for me if you are desperate enough to rent here). Apartments are drafty as hell, as the windows were not installed properly (giants gaps, through which you might get squirrels in your walls). Advice to landlord: Step up your game. Actually do the minimum required by law, especially since you’ve started booting out the older, long-term tenants in favor of renting to college kids for way too much money.

Pros: Location wise everything you need is around the block. Cons: Dirty, unkempt, everything looks unfinished, smells like smoke 24/7, and no control of pest. Looks like they have chronic bedbugs! Advice to landlord: Take care of your building and tenants

Pros: Nice location, generally quiet spot, respectful neighbors in our building. Cons: Drug dealing out of an apartment adjacent to us, rat in the wall, mice (one in apt, one who chewed through the weatherstripping under our front door in an attempt to get inside). Inconsistent heat, very kind super but unresponsive and uncommunicative (overworked). Advice to landlord: Clean up the property, make basic improvements so rodents can't just run free through the walls and out the radiators.

Pros: Great area, affordable, apt. size Cons: Mice problem, getting general building problems fixed is slow and may not happen Advice to landlord: Clean up building, fix broken doors

Pros: i love my apartment unit - the huge windows allow great natural light, rooms are a good size and shape and the tall ceilings and wood floors are really nice. water pressure is pretty good and there’s plenty of hot water Cons: the stairwell and entryway are so dirty and dingy all the time. i don’t think the owners ever clean it! there is always at least one dead roach. i’ve seen my neighbors cleaning the stairs themselves because it’s gotten so bad. (paying all this rent, for what!) the heat is SO expensive and takes forever to kick in. we have a thermostat, but it’s gas operated and we’re starting to think the thermostat is a placebo? we’ll turn it up and it won’t kick in fully until like, 2 days later Advice to landlord: clean the entryway and hall! could use a coat of paint too

Pros: Beautiful apartment, great location, lots of natural light, responsive landlord, safe courtyard to store bikes, fantastic mail delivery, friendly people in the building, great pest control. Cons: It’s a very old building, lots of repairs need to be made. There was no inspection before we moved in and we found a lot of damage. Landlord fixed our issues within the week. Proprietary master lock keys to get into the main door and the apartment itself. I appreciate the security but it’s nearly impossible to get a new key reissued. Water heat and pressure can be an issue at certain points of the day. Landlord did not offer any flexible payment options for covid 19. All three of us in the apartment are unemployed until further notice and there was no attempt to work with us when we asked. Advice to landlord: Communicate with your tenants a little better. But otherwise, you’re doing a great job.
