Pros: View. Centrally Located. Many Transportation Options Cons: Operational & Service Concerns Across multiple properties managed under the same portfolio, I have experienced a consistent pattern of operational inefficiency and unprofessional conduct. Building Infrastructure Elevator reliability and performance are substandard. Delays and maintenance issues significantly impact daily flow and basic convenience. Resident Interaction Environment Several neighbors display entitled, intrusive behavior that creates unnecessary and draining social friction within shared spaces. A residential community should feel refined and respectful not energetically taxing. Leasing Office Conduct Based on interactions at two separate properties, the leasing teams lack professionalism, responsiveness, and service standards consistent with premium living. Communication feels transactional rather than service-driven. Maintenance Execution Work orders are not completed in a timely or accountable manner. Delays and incomplete follow-through undermine trust in building management and operational competence. Concierge Operations Package handling is disorganized and unreliable, with frequent misplacement and inability to locate deliveries. Additionally, certain team members project an unnecessarily confrontational or dismissive demeanor. Professional hospitality requires discretion, efficiency, and emotional neutrality not ego or entitlement. Advice to landlord: Standard of Expectation Personal beliefs, opinions, or attitudes of staff should never interfere with service quality, quality of life for residents and operational execution, or a resident’s overall peace of mind. Residential management is a service function. It demands consistency, discretion, and respect without exception. Premium pricing warrants premium standards.

Unit 42G Pros: From what I can tell, the Brooklyner offers the best bang for your buck in terms of high rise units in the area. I toured several nearby buildings (circa 2021, so pricing may have changed since then) and every other unit paled in comparison when looking at square footage and layout. Maintenance issues are dealt with quickly. Rent is through Bilt so it's easy peasy. Front desk staff is sweet. Decent amenities considering there's no amenity fee. Proximity to all the trains. Cons: Elevators will be out of commission for extended periods of time, water outages are common (often unexpected, but sometimes planned). Management is a hot mess. Lobby, common areas, and cabinetry could use a serious facelift.

Pros: Great location that's pretty might right over Jay St-Metrotech, amazing on-site staff (NOT the leasing office workers or management, the actual staff), not too noisy Cons: Do you like heat, especially during blizzards? What about water? Like being able to trust water will come out of your taps when you turn the faucet on? Yeah then don't move here. Management/the building manager pretends to be responsive but is frustratingly opaque and perfunctory; they won't and don't actually do anything aside from tell you your concerns have "been noted". Advice to landlord: Way to take a great building and community, and then ruin it in <2 years. Not everyone can manage to turn things around for the worse so quickly or efficiently.

Pros: * literally the best location for access to train across all of dtbk. i'm talking this exact intersection is within 6 min walking distance to 7+ lines * management is fairly responsive and communicative * doorsmen and maintenance are amazing * the gym has better and more equipment than other buildings in my opinion * building made with cement so sound proofing is phenomenal. i've never heard my neighbors Cons: * apartment finishes are a little outdated but not terrible

I have been here 5 years and it will be my last. They have driven the building into the ground. 51 floors and no elevators working? Ok, sure once, no, frequently. Package room stays open and people steal, they don't even notify you when you have a delivery. The management are as fake as fake can be. They will stab you in the back and leave you in the cold (literally, heat never works) without thinking twice. This used to be a great place to live. Now, I wouldn't recommend it to an enemy. It's a dump.

Pros: Compared to other high rises in the area, this building is well priced for everything you get: large units, great views/natural light, doorman, and gym. The gym has everything I need for my workout. Cons: There were multiple times where half of the elevators were down causing a lot of traffic. With the building being 50 floors, this caused long wait periods. However it has been resolved.

Pros: 24/7 doormen, laundry, gym and resident lounge, spacious apartments Cons: Elevators are often out of service, rent hikes and 421 fees each year, management is slow to respond to time-sensitive maintenance requests Advice to landlord: More than one elevator should work in a 50 floor building
