Pros: Gym on site, amenities and updated appliances Cons: Walls are too thin. Noise levels are expected depending on area and usually not a bother but feeling comfortable in a private space is important.

Pros: Gym and neighbors are friendly Cons: Nothing is luxurious about their properties, especially not the ones in the Bronx. They use cheap paint and cabinets...there’s always a “boiler or plumbing issue/repair” every other week that tend to shut down water and heat (so good luck in the winter time). I agree with a previous person who stated that they are dismissive and condescending. They only care about $$$$$ not so much the lively hood of others. You would think that during covid they would show some concern for people but nope. They’ll rather give you an option to pay with credit cards. I’m not asking for help to pay this expensive rent all I’m asking is to stop the ongoing projects of new apartments so I can work from home quietly and pay your stink ol rent. But they make it so difficult to do that when construction to old properties (3-4 at a time) seem to be their priority. One time they even worked until 8pm (which should be illegal but I guess hiring individuals who are unable to speak up makes it okay for them to that smh) Again, they do not care and only care about the money. Even if you want to get out the lease or ask for them to work with you, they will not let you. They would rather give you an option to move into another apartment (that apartment within the building or in another location is often twice as much) which defeats the point. The only good thing about the building is their gym, and that still is a problem because no one is enforcing Covid rules despite their papers on the walls. People are in there without a mask and security himself does not say anything because of course security is not keeping his mask on. Everything about this company is a joke!! Maintenance workers would hide in laundry room in the basement and focus on one side of the building getting drunk and playing on her phone and in previous times in the past landlord/staff would steal from tenants. Please!!! Do not do business with these shady people who think they can outsmart some tenants with nonchalant emails. You will not be able to live comfortably in the comfort of the home you’re paying during COVID Advice to landlord: Do better and put others in your shoes. You want people to pay rent but how can they if they are unable to work in a peaceful environment at home.

Pros: Newly renovated, large apartments Relatively quiet building, on a very noisy street New laundry room and gym. (Gym is an additional $50/month) Close proximity to 4 and D trains with great commutes to downtown Cons: Building utilizes key fobs for apartment and building entry. They only allow one per occupant within the apartment, so if you’re living alone, they won’t provide second key. Also, locksmiths cannot access your apartment if you lock yourself out so you are at the mercy of the landlord and maintenance staff to be available. Lastly, there is no manual key to override the battery operated system. While maintenance is responsive, this seems problematic. Ongoing renovations to apartments. Heat and water are regularly turned off for ongoing maintenance. While they do post notifications for shut-offs, they are too frequent. Woodycrest is an extremely loud street when the weather is nice. Because of the open lots at Woodycrest Ave and 162nd, there are street parties with loud music until late in the evening, both weeknights and weekends. If you can, choose a courtyard facing apartment. Secure package room still has not opened Advice to landlord: Address the key fob situation. Allowing only one key fob per resident on single occupants doesn’t make sense. If I have guests/visitors, I’d like to be able to provide a key. Open the secure package room. Fix your email format. On mobile devices, the grey font on light blue background cannot be read.
