Unit 309 Pros: Near highway, bus, and train. Cons: This building has a slew of problems from thin walls, loud neighbors ( due to VERY thin walls), weed smoke, and roaches and rats( first two floors). My problem began when I was trying to sublease my apartment for the remaining three months I had on my lease per RSC § 2525.6 in my lease that allows me to have a chance to. They flat out denied my request even though it’s NYC law to have a valid reason to do so, invalidating their renewal lease they gave me. I made it known that if that’s not possible I will be leaving on 11/15/2025. They agreed and said that my security deposit will be sent to me with the legal time frame of two weeks minus any damage outside the normal wear and tear. The apartment was left in great shape with all appliances working and very minimal damage to the walls and floors after living there for over a half a decade. 11/29/2025 came and went and I sent and email out on December 1st, 2025 to remind them of the deposits which they responded that they will cut the check that Friday. That Friday came and went and any subsequent emails sent was ignored. I then contacted the OWNER himself on 12/12/2025 which he responded that “some one will reach out”. And no one has reached out and he now reads and ignores all messages I send to him. Read the reviews from google, openigloo, Reddit, apartments.com you will understand that this company, The Equestrian, and Ashley’s Backflips LLC have all the same M.O: no matter if you’re a good tenant or not they will treat you like trash and steal your money, providing you with subpar living conditions and spotty communications. 6 years, never missed a payment, pristine kept apartment, and no complaints on my name…and what I got? - Thin walls where I had to listen to barking dogs at 2am at night, sex, piano, and singing - sage and weed smoke in hallways - and my security deposit stolen Advice to landlord: Give me back my security deposit

Pros: The exterior is nice Cons: They lied and said that there were no roaches but there are even when we keep the place clean. The owners never answer their phone or emails when there is an issue. They purposely ignore you Advice to landlord: Stop doing the minimum

Pros: Nothing, after a while Cons: Whole building was without heat and hot water multiple times for 4+ days in a row. Inconsistent pest management. Super is a real character and won't listen to building management. Building management is pretty poor in communication.

I have been a resident since 2017 and my experience has been wonderful. The staff onsite is extremely responsive. It is located right next to my place of work which is really convenient. I would recommend to live here!

Over rated! My storage space is bigger than the 1 bedrooms priced at $1850 and more! Parking & pet fees are not even included Parking lot doesn't look safe. Only a single lane. You will not see another car exiting
