Pros: Well kept elevator, staircase and building overall. The usps doesn’t always deliver your mail to the correct mailbox but neighbors usually put it by the door or leave it out. UPS is always on time. Fairly quiet building. Parkchester police is conveniently active. The apartment I’ve lived in and seen are big. Not so thin walls, I’ve never heard my neighbors unless I have the apartment door open. Cons: Getting in contact with the parkchester maintenance is horrible but they do show up for the appointment 7/10. Advice to landlord: Take care of the upkeep.

Pros: Was a nice area to live at Cons: Terrible bug problem, especially the first floor. I remember hordes of bugs coming out of the tub’s sink Advice to landlord: Stay on type of bugs please it can really harm someone besides that decent job

Pros: Nice area surrounded by stores and short walk to the train, maintenance workers are nice and try to help as best they can, rent is low for NYC. Cons: Management is terrible and apartments come with many issues. Took 6 months for them to send people to fix a hole in the wall that they made for no reason. You’ll be on hold with management for 20 minutes only to be greeted with rudeness by the people working the phones. Beware.

Pros: Staff is nice, apartments are decently sized, nice wood floors and granite countertops. Nice proximity to the subway and various stores/markets. Cons: - Management is literally the worst. So unresponsive and they create problems that don’t even exist (ex. they made a hole in the kitchen wall because of a supposed leak in the pipes and 5 months later they have not fixed it and have yet to do anything about it). - One time they neglected to clean out the drain on the roof next to our apartment right before a hurricane causing our entire apartment to flood with several inches of water. They only had one handyman working that day and he couldn’t access all of the water cleaning equipment because it was locked away, so we had to go to sleep with our apartment flooded with water. - People constantly throw trash onto the roof next to us and it takes a very long time for staff to come and clean it up (again, unresponsive management). (TW: gory imagery) We once saw a dead, mutilated pigeon go through several stages of decay because it took months for someone to come pick it up. - Though they rarely come into the apartment, there’s a rodent infestation in the basement and all over this neighborhood. If you see any areas with plants stay away. Various roaches and bugs do make their way in though. - I can honestly name a million other issues but this is already getting long. Advice to landlord: Management is the worst, only move here if you literally have no other option and even then, good luck.

Unit 4C Pros: Quiet street. Quiet neighbors. Clean and well maintained. Cons: Long walk from the 6 train. It made me a little nervous to come home late at night on the subway. Advice to landlord: Better lighting at the entrance to the building would help.

Pros: Spacious living and bedroom. Groceries and train within 5-10 minutes walk Cons: Cleanliness of the building especially stairs area, door often gets stuck that open with fob key. Advice to landlord: Staff at mangement should be more courteous to customers in person and over the phone. Repair road access between unionport Road and Archer Road.

Pros: Parkchester resident from 2016 to 2021. Had a one bed with remodeled kitchen and old model bath. Moved to be closer to work, but Parkchester is a great community for families and people who want a nice neighborhood. Can pay rent online, can now make maintenance requests online. Still a little bureaucratic but compared to other landlords I've had, it felt like it would get taken care of. Lots of green space. Good grocery stores, a Dunkin, Starbucks, Zaros, City MD, Marshall's and Macy's. Very affordable rent and the size out apartment was great. Elevator buildings. Cons: Far from Manhattan, not dog friendly. No grassy places to sit on. Can be confusing to determine where to dispose of garbage and recycling which can result in tickets. Requires particular AC units and must pay for installation (although they are high grade AC units that I am now grateful I bit the bullet on and bought. Advice to landlord: Allow pets! Tables in outside areas would be wonderful in addition to benches - would have made COVID more bearable.

Pros: Love my apartment itself Cons: Neighbors don’t throw away their garbage in incinerator room. Roach infestation in incinerator room and they come into apartments. Most neighbors apartments are infested with roaches. The heat is so strong I can’t breathe and I can’t control it. Elevator breaks down a lot. Staff in rent office are not nice. You have to wait hours on hold to get customer service. Service issues u need can’t happen on the weekends. Water pressure low a lot and takes days to weeks to fix and I’m a front line worker in a hospital and they cursed me out and laughed at me when I showed concern about not being able to shower in April when the pandemic was at it’s worst. List goes on and on. They raised rent almost $200 in the middle of a pandemic. Advice to landlord: Do better!!!! Unethical and disgusting how tenants are treated. And how you raise the rent so much during a pandemic is disgusting.
