“I highly recommend prospective renters find another place to live. This building is lacking in security, convenience, and affordability. Most importantly, the people who manage this building DO NOT CARE about the tenants. They serve to benefit GreyStar, the largest owner and operator of multi-family homes in the United States. It is always business first for the staff and they will find any reason possible to nickel and dime you. From day one, my partner and I felt this soulless disregard for renters' needs. Our leasing agent sat us down to sign move-in papers and tried to charge us hundreds of dollars extra for the first month's rent. When pointing this out, they got annoyed and didn't even apologize. After finally fixing this issue, they created a different and more confusing issue while trying to credit our account. The staff holds monthly "parties" that are just a way to serve you a terrible margarita and have the cleaning company they use pitch you their services. The hallways are consistently dirty, the gates are often inoperable resulting in them being left open for any member of the public to access the building, and the garage gates are often out of service in the same way. I've lived in apartments for a long time and this was by far the worst experience. The rent is high because of the location, but it is not worth it. I loved living in between Spotts park and HEB but there are plenty of other great locations in Houston. Your money is better spent elsewhere.”

I have been threatened to have my rent raised because they lost my lease. I have been gaslit about things I see around the complex and told I am wrong when I tell them things like I saw 6 cars broken into this morning, or this gate doesn't work, or my key app doesn't work properly to get into the building, or the pool doesn’t look safe, or the ADA door never works. they will say there was only one car broken into. They will say the gate is working fine. They will say your app should be working. They will say the pool was just cleaned. They will say the ADA is only broken due a storm. But They will not agree their is a problem. i have even had an officer show up at my door because they accused me of harassment. however, I have begun recording my interactions with them since I am always called hostile when I have a complaint, so I showed the officer the recording and he looked just as confused as I was about why he was there. just something to think about when moving here because you will have complaints once you live here and they will handle it by calling you hostile and then calling the police on you. If you decided to move in, I highly recommend recording every interaction you have with them”
“Please find below a few of the issues we have encountered while living at Arlo: - Apartment ceiling continually leaking during rain -The HVAC system is inefficient and faulty causing us to incur a cost of 70$ extra per month on the electricity bill. - Parking Garage issues: Gate closed on top of one of our cars causing a ~$1.5K damage to the roof. Multiple cars got broken into and multiple cars got their tires stollen (pictured attached). My car was towed from the apartment garage because “they could not find my car registered in the app” mind you I was out of the country and should not be expected to have to register my car multiple times a year due to the fault of their own app service. After reaching out to the “virtual parking app” they told me my profile was erased. Did Arlo attempt to make the issue right? No they did not. Did they apologize for the inconvenience and economical burden? No they did not. - Security is inadequate in the apartment leading to almost 300-400$ loss of stolen packages. Neither Arlo or Fetch will take responsibility. There is also a guy going around masturbating and Arlo has not addressed this issue nor informed their tenants ( pictures attached). -Subpar repair and old appliances in the unit leading to a faulty drying machine and multiple issues with leaking faucets in the kitchen. Attached you will find screenshots of tenants complaining due at the lack of safety at Arlo. After reaching out to Arlo explaining the issues we have been having and why we needed to leave for our safety and financial burden Laura Jones the property director informed us that she “empathize with our reasoning”. No apology attempt was made for the economical burden and safety scars this place left us. Below a list of the costs we had to incur due to Arlo lack of safety and responsibility towards their tenants: Vehicle Towing: $722.68 Vehicle Damage: $1500.00 Package Theft: $300.00 Motorcycle Saddlebag Theft: $115.00”

The corporation at fault for keeping these indiviuals on Pay roll have flaws that are hurting current resident 1 by 1 while those wanna be workers who LIVE in the SAME complex. ( Illegal and unethical ) for businesses in the United States of America. Son is still fighting in coma after their cheap labored private Mexican staff underqulified to touch a US citizen pushed my son off the 3rd floor and stole his and his business partners life savings including wife and children's private information where they are living fearing for her life. Social security numbers have been used with Ids. All calls were recorded Anna Adriana and your emails to me sending my sons pictures (when I don't have any affialation on your lease contract, You will lose your job, rethink what you did and start searching. We have you recorded lying to my son the resident "saying don't worry about packing this Friday you have all Monday", Monday morning, they stole his belongings and handed it out to undocumented workers. If these 3/4 petty slacking individuals in who feel overempowered feeding off hurricane Harvey victim compensations and rebuilding using those funds that were meant for ACTUAL individuals and businesses. I worked hard to live in this community, and when I moved in felt as if I was in a good place in my career. I was a good tenant. Always paid rent on time, never had any previous altercations and was always respectful to staff. 7 months in to my lease a guest of mine brought his dog to my apartment because she just had puppies and he wanted to watch her. I was inside working when his dog bit another dog outside. The injuries were not severe according to the vet and the dog has fully recovered. Couple of hours later that same day, I was evicted by -------------, the property manager and Avalon Bay for having an aggressive dog on the premise, effective immediately. Avalon Bay never took the time to investigate the fact that this wasn't my dog, nor a breed restricted by the complex. An entire story was made up by ------------- that was extremely biased and false against me, the actual tenant. Myself and the legal counsel I hired made multiple attempts to have this issue resolved and come to reasonable conclusion but this corporation has continued to bully me, leaving me no choice but to make their actions public. Because of the lack of investigation and poor preparation on their end, during the eviction hearing Avalon Bay's legal counsel filed a motion to sue me for all rent up until May 2017, putting it into collections immediately. Making it clear that they want to take everything I've worked hard for such as my finances, credit standing, and most importantly my name. I feel targeted and victimized, when I, the tenant personally did nothing wrong. I've uprooted my life and my business all because of a misunderstanding and animal attack I wasn't even apart of. They did not care for me as a tenant or human being, giving me very little time relocate during the holiday season with no where to go. As a young professional and entrepreneur this is discouraging and humiliating as I've worked too hard to be in this position. RENTER BEWARE of their character before coming here! How they see their tenants and the lengths they will go to uphold their name is something I've never witnessed before and hope to never again.”

The staff is pleasant and professional, and they give my dog treats when we stop by the leasing office. The leasing office hours changed earlier this year, and they are much less convenient than they used to be (only open until 7PM on Wednesdays). They require visitors to park on the 7th floor of the garage, which can be inconvenient for visitors, and sometimes there are no open visitor spots available. The neighborhood still has some petty crime, so if you street park between the apartment and Spotts park overnight, be sure to remove all belongings from your car or it will be broken into. The interior hallways are tile and noise carries throughout the apartments, which I think makes my dog nervous sometimes. Overall though, it's a nice location and a good place to live.”

Outside landscaping is beautiful and the court yards and pool are amazing. Hallways are very clean and quite but need curb appeal and very bland. Parking garage is clean, eztag to enter is convenient, however there are way to many speed bumps. You get a lot for what you pay here, location / new amenities / upgraded kitchen. Staff very friendly!”

Now we are told we owe a termination fee which was sent to a debt collector even though we were told it was resolved. This is the worst place ever and Avalon is the absolute worse apartment company I have ever dealt with. Avoid like the plague. See photos for 80+ centipedes on balcony after one night and 16 dead centipedes under our bed frame.”

However, the hours for the amenities are very bad and are never open when residents need or want to use them. They are overly serious about the parking garage and constantly tow cars. Honestly it is probably a little expensive for what you really get.”
