“Aún vivo aquí pero son de lo Peor tú vas a la oficina metes una orden y ellas te dicen si ya está solucionado ya le digo al señor y tienes q volver a ir por qué la persona q haces los arreglos no viene igual no solucionan nada así que mi recomendación es no mudarse aquí”
— 2301 Hayes Rd · Houston“This place is a mess to begin with, I moved in and there was pain splattered on the floor likely from the renovations that occurred, the windows to the laundry room were shattered and the laundry room itself had barely functional washers and dryers that forced you to get an app if you wanted to use them. Thank god there was a laundromat down the street though. In regards to the title as well, I had to put in no less than five separate requests and watch the maintenance people fix my shower in my bathroom for them to finally fix it instead of just saying they fixed it when they didn't do anything. For the first two months living here I had to shower at the gym just to clean myself. And finally, if you honest to god need a place to stay and you choose this one, don't leave anything out on your doorstep. Not amazon packages, not decorations, nothing because the neighbors will steal it right out from in front of your door.”
— 2301 Hayes Rd · Houston“Nice apartments. Friendly staff. Everyone in the leasing office is courteous, professional, and helpful. Nice area of town. Very close to everything. Nice people living here. Very nice pool and they have a gym.”
— 2301 Hayes Rd · Houston“Maria lied and told the police I said something because I asked her to leave a note to the manager about the filthy stove oven with one rack that didn’t fit in the oven so she could get it on Monday. Blamed me and my mom on how she “had to” close down the office for 3 hours over her lies and manipulation. Claudia Then had me go through an eviction process where THEIR ATTORNEY ASKED TO SETTLE. Just to start telling other apartments I got evicted which is another lie or say they took right of possession over my apartment when in all actuality —I GOT LET OUT OF MY LEASE LEGALLY STILL HAVE THE PAPERWORK!!!!!! Now they say I owe them 13,000 to vacuum, clean the kitchen floor, wipe off light sockets, and CLEAN THE SAME OVEN I COMPLAINED ABOUT that MARIA HAS TO LIE IN ORDER TO CLOSE DOWN THE OFFICE FOR 3 Hours!!!!! Claudia and Maria are racist gaslighting manipulative narcissist that will never do their work and when they do finally then they have it out for you when you have to get in contact with their management company. They will never see that money take me to court so I can get my pain and suffering, defamation of character, and all the money I lost during their scheme”
— 2301 Hayes Rd · Houston“This is by far the worst apartments I’ve ever rented. When you bring up an issue to the leasing office, the agents are not helpful and they put everything on the manager when you speak directly to the manager she never owns up to anything and never wants to hear anyone out, it’s ridiculous. How many times a day my apartment floods due to a leak in my roof that maintenance is fully aware of have been in my apartment on multiple occasions to fix it however, it only gets worse more leaks form and it’s getting out of control I highly recommend you stay away from these apartments. Not only are they bad the area is just as worse”
— 2301 Hayes Rd · Houston“I enjoyed my stay at Waverly for the 2 years I lived there. They went through a lot of staff changes- but the pandemic seemed to do that everywhere! I never had an major issues. Was a good location and rent was reasonable. People say such mean things on here without realizing that 90% of apartments in Houston have the exact same problems..”
— 2301 Hayes Rd · Houston“Honestly, the for the price you'd expect that you would get a great deal. Think again. I was rushed into signing a lease and there were no appliances in my apartment upon moving in. All of the old appliances were left on the patio and the place was filthy. I was told that my appliances would be placed in the apartment and 2 weeks passed before that was taken care of. My kitchen had no backsplash and I had to call and harass them in order for them to come and fix it. On top of that, the place is swarming with roaches and pests. They sent pest control but they obviously did not do their job because they are still here. They removed my dishwasher and left it in the middle of my dining room floor for days. There are scratches all over the floor left from when the maintenance men were dragging my appliances out of the apartment. This place is beyond filthy and the management does not seem care a little bit. They should know better than to move tenants into an apartment that is unsuitable for living. The management has no concern regarding my safety or care. My AC went out on the hottest weekend this month, and no one was able to come and help me. I was left in my sweltering hot apartment at almost 85 degrees that day. Considering that nearby properties offer move-in specials and this one did not offer me anything, I feel completely ripped off. My advice to you would be to find a place that offers a better deal or a better management. You'll save yourself in the long run.”
— 2301 Hayes Rd · Houston“Do not move into these horrible apartments! They are roach infested , maintenance is terrible , and staff is rude and don't care ! Please read reviews majority of them are bad for a reason ! I wish I had read them before I moved in and I am a current resident ! You will regret moving here !”
— 2301 Hayes Rd · Houston“I wouldn't recommend this property too anyone for several reasons. I moved to the waverly last summer and thought the complex was decent at first. I was completely wrong, the first day I moved in my unit was already infested with Roaches and they are everywhere! Office staff is beyond rude and they will sucker you in because of "price and location" yet that's the least of the worries here. Children are constantly running around without any sort of parents in sight and the property is dirty. Beer cans, trash, it's almost like they don't care about the cleanliness. Do not move here, I could list more reasons not too but wanted too advice that the most.”
— 2301 Hayes Rd · Houston“I moved into the Waverly in August 2014 . Rent was $815 for a 2 bedroom 2 bath apartment. The carpets weren't clean, the kitchen was outdated including an over 20 year old stove and drawers that fell when you open them. Matinance was a disaster as they continuously quit due to the overwhelming number of apartments (368) vs the very limited matinance staff (3 or less) So getting anything fixed was nearly impossible and you will have to wait upwards of 3 to 6 months or it just never got fixed. The office staff and management never write anything in your file so at move out they will try to charge you for everything , Even though you went into the office and told them about it. The property management changed at least five times in my time there (2 1/2 years) My rent increased to $915 but the only upgrades done at the complex was the Leading office, no new appliances, cabinets, carpet etc only new cabinet knobs and outlets in the kitchen and bathrooms. Beware will never fix anything but if your rent or water/ trash/ gas bill is just 1 cent short they will send u a lock out notice!! ( where they lock u out of your home until u pay ur unpaid balance , no matter how small) Some apartments are roach infested, have black mold in them, bed bug infested or just completely run down with too many issues to list.”
— 2301 Hayes Rd · Houston“Notice: Any review giving this place a positive experience, are either staff or paid internet trolls. Let's begin. The staff appeared friendly at first meet, hold that thought. Upon my family arriving, we discovered the apt was infested with night runners, yes roaches that only appear past dark. It's like they are part of the staff, to get you as soon as you sign the lease and on the first night. My family moved here simply bc of how close it was to my job. We are professionals with great credit, and rental history. We do make good money yet dont mind staying in mediocre housing, we aren't snobs. Well I wish we were. . We endured hell for most of the lease until we just had it, the hot water would go out almost bi-weekly, the ac broke often, and never worked as it should therefore summer was a devils hell. Yes roaches plagued us no matter which new toxin we used to bomb the place. The manger, Liz, is a horrible human being, shall I say, a twin of the notorious Hillary Clinton. I had several reunions with her simply based off my needs for a clean and safe living space. We told them another person would fill the last part of our lease, they didn't reply to the letter. The others moved in and paid, with evidence yet the managers assistant called and said we breached our contract after in a conversation with her, shawndra, she said and the lease said it was ok as long as they know. I had to leave, and do you know why? Yes it had all the problems I mentioned and more, but it was one thing that after being there for close to a year, that was the tipping point, MOLD, it was the reason we had been getting sick for so long, and we discovered it very late in the lease. we had some pros come out and verify it. I sent letters to the office notifying them to no avail. I had enough. Long story short, they took us to court and what's worse, we didn't even know. It was a nightmare, my readers! Please do not live there. Take all of our (the reviewers) word for it. Spread this message, and save some ppl the troubles and nightmares of The Waverly!”
— 2301 Hayes Rd · Houston“I am living here over a year, office staff unprofessional. very less of features i never enjoy if im step out side my apartment, a lots kids running and biking around apartments comes knock people doors and running, they thrown rock, buckets to my car and running. The first time I moved here and asked how much water bills for 2 people and they answer " About 30-40 dollar", but there very comprehensive charged such as: sewage between " $50-$70", water 40, trash $ 7, gas $13, pet control $ 3. So i paid over $100 a month. My apartment has water leak from 2nd floor more then 8 times/year. My stuff got wet and damage, and took them almost a month to fix, and leaking again. There are nothing to entertain in this complex, and they keep change manager 3 times a year. You can come and take a look, there aren't have what you think. I am very up set they charged me $ 70 for sewage a month.”
— 2301 Hayes Rd · Houston“Do not move here! Too many headaches and silly issues for such high rent but they are only taking advantage of the location and convenience they don't care.Kids running around everywhere to the point that I had to stop in the middle of the parking lot and wait for a parent to finish digging in their car so that they can remove their 1 year old from the middle of the road. I have witnessed two fights and multiple police cars. I have only lived here two months and I want out. There are men who hang outside very loudly drinking and cussing. The parking lots are messy and the overall upkeep is horrible. Most of this can be rectified if there was security on the premises. The parking is very bad, I have had to climb into my passenger seat twice. The horrendous parking could be the result of multiple families living in one bedroom apartment. If I am able to see this after two months how can the apartments not notice? Only being here two months I have been without water 4X and lights 2X(longest 14hrs). As I type this I am without water when just yesterday I was without lights. They send no notice, apologies or nothing. The manager is rude for no reason and they do not accommodate reported complaints or maintenance orders. My apartment has several issues which is evident that a proper walk through was not implemented. It's so many things wrong here that I just focused on the main issues because I failed to do the proper research on this place before moving here so I leave this here for those who do! I will not be renewing my lease and I wouldn't recommend anyone here not even the losers on section 8. Ignore this if you want but don't say you were not warned. This is a polished ------. Nonetheless, the location is great and anything you could want to do is minutes away but back to my point the these apartments are trash. Oh yeah and roaches...”
— 2301 Hayes Rd · Houston“ATTENTION FUTURE RESIDENTS: Listen to me when I say this. You DO NOT want to move here. They are infested with roaches. I moved in a couple of days ago and before I moved in, the apartment was okay. That night I moved in, as soon as I turned on my lights roaches began to scatter everywhere. I'm not talking about a few roaches here and there, they were on the ceiling, the floor, the bathroom, on the toilets, and get this, even in the REFRIGERATOR! And when I opened my front door to walk in my apartment, they were falling from the top of the door. Listen to this, the POOL IS CLOSED BECAUSE THE CITY FOUND ROACHES IN THE POOL. If you don't believe me, if you go to the the pool by the office, you will see a RED notice from the city saying the pool is closed until further notice. Now, if that doesn't tell you to not move here, then I don't know what to tell you. Everyone who is involved with these apartments are so unprofessional. From the people in the office to cooperate. We called cooperate and the lady who is over cooperate said "She's out of town, so I can't do anything about it". I've only been here for a couple of days and I'm fighting to break my lease. The people in the office won't do anything and cooperate won't do anything either. So before you think about moving into some apartments, PLEASE, PLEASE, PLEASE, look at ALL reviews. They will tell you a lot about the apartments. There's a lot more that's going on with these apartments but I think you get the picture. This is actually the first time I've ever written a review about apartments and I only gave them 1 star because I was forced to.Hope you take this into consideration.”
— 2301 Hayes Rd · Houston“I recently move into The Waverly, my experience has been great. I love my unit. Choose the wood floors. The staff members are awesome. My leasing was very patient with me and also help in my decision making when I was undecided on which apartment I wanted. Thanks to the Waverly Staff.”
— 2301 Hayes Rd · Houston“DONT MOVE HERE! YOU WILL REGRET IT! Roach infested, Constatnt sewage problem water is turned on/off on a weekly base, Takes MONTHS to get anything maintained (broken fridge and a/c unit for over four months.. FOUR MONTHS! Besides being a extremely low quality Complex. I must say the worst part is management they talk to you like you're litterally Horse Crap. BEYOND unprofessional, rude, ignorant, and inconsiderate. They are bearly in the office and good luck trying to call them.. We just had new management and it has proven to me that, even when you think a complex can't be that bad.. WRONG new management can make it complete ----! And after all this they had the audacity to raise my rent by over 20% (new renovation price) also note my unit was never renovated.... You will pay ridiculous amounts for water and sewage regardless of them cutting water several times a month.. DO NOT COME HERE! IM COUNTING DOWN THE DAYS FOR MY LEASE TO BE UP!!!!”
— 2301 Hayes Rd · Houston“It was calm quiet and decent. Love the fireplace. The horrible things here is nothing was never being fixed. It's rat and roach infected and still hasn't gotten rid of the rats and mold, and no working heater. They enter your home without approval and the worst part is seeing ------ going in and out of a women apartment and finding out ------ is sleeping with a resident. This place is very unprofessional and I wouldn't recommend this place to anyone. If you make a repeated complaint about something that hasn't been done yet, they'll just hang up in your face. Just horrible and better off elsewhere.”
— 2301 Hayes Rd · Houston“Let me tell you about my experience at this roach motel. I got a new job in Houston and have never even been to the city before. We looked around in June of 2014 and decided on the Waverly because of the cheap rent. Big mistake because you get what you pay for and I was blinded by the cheap rent. Our first experience there should have sent us looking elsewhere, but as I said, I was blinded by the cheap rent. When we first go the property to look around and talk to the manager, we called the office from the call box but it just kept ringing and ringing. We figured maybe they were out showing someone an apartment. A resident walking out saw us and told us the access code. We walk into the office and the manager jumps up from the couch he was lounging on, watching the soccer World Cup, and B.S.ing on the company phone. We should have turned around and left because of that display of unprofessionalism, but we gave him the benefit of the doubt. He told us that he had no apartments to show but would have one available around the time we wanted to move in. We took him on face value, which was another mistake. We should have never agreed to an apartment that we couldn't at least see first. After that, we went out of town to visit for a few weeks. We came back and had to drive through Houston on our way back home to pack up our stuff for the move. The manager had told us that he would call us to verify everything, but he never did. We ended up having to call him and after leaving several messages on the machine and with his co-worker, we finally get a call back at their closing time on a Friday. I'm glad calling us back like he said was at the top of his list for the entire week. On the message, he says, "By the way, we may be having you move into a different apartment, but we don't know which one yet." I try for about another week to get a hold of him so that I can find out which apartment we will be in so that I can tell our movers where to deliver our stuff. I finally get a hold of him, again on a Friday and this time only three days before our movers are going to come and he tells us which apartment we will be switched to. Now, here come the fun part, our first and only night in the apartment. Everything seemed to be okay when we got there in the afternoon. He did want all of our payments and paperwork that day, but we said that we had to accurately scrutinize the apartment for defects and we're not going to do it in an hour. We'll need the rest of the day. The first thing we noticed was that there were a lot of paint chips everywhere. I don't mean little specks, I mean giant Corn Flake-sized paint chips in every room. Not that big of deal, we just figured we would vacuum them up. Then, we started cleaning. I was using Pledge to polish the cabinets in the kitchen. A lot of the wood just started disintegrating as I would saturate it with Pledge and clean it, which means they either used the cheapest, crappiest wood ever or there are termites there. But then around 8:00-9:00 at night, everything changed. The apartment came alive. Roaches started coming out EVERYWHERE. They were in the kitchen, the bathroom, living room, bedrooms. They had free range to go wherever they wanted because there were no baseboards anywhere. They could just walk up to a wall and crawl into it from the bottom. They were so bold and would come out with the lights on. They would walk up to us with no fear whatsoever. I realized that the black goop I was wiping off of some of the cabinet hinges was not grease but where the roaches would crap. It was so unsanitary that we decided we could not live there with our daughter. We had brought a lot of stuff with us in the car and I brought it all in, which I shouldn't have done. I stayed up until about 3:30 in the morning going through every item we had in every box one by one to make sure there were no roaches in the boxes. We did find a couple which we could have easily brought with us and infested the next place we moved into. I had to call our mover on his personal cell phone at 11:00 at night, seven hours before he was going to deliver our stuff, and tell him not to bring it. It ended up having to go into government storage for three weeks before we finally got it and a lot of our furniture was damaged because of this extra unloading and loading. Also, we had to spend the entire night without a working air conditioner because it was broken when we got there. It was unbelievably hot. Also, they never cleaned the carpets. I vacuumed the room our daughter was going to sleep in so that she could at least sleep in a somewhat sanitary area. Our entire vacuum was filled up just from vacuuming this one bedroom. Also, I think a person who shed a lot previously occupied the apartment because it looked like I had an entire ---- in my vacuum filter. There was so much dirt that it clogged up our vacuum hose and we didn't figure it out until we got in our next apartment. I had to take the vacuum apart to dislodge whatever was in there and it was sucked into the filter and almost filled it up again with the crap was in there. We went in to the office first thing after it opened in the morning and told the manager we were not going to live there because of the roaches, paint chips, dirtiness, broken air conditioner, no baseboards, and overall unsanitary condition of the apartment. He couldn't believe what we were telling him and then I showed him all of the pictures we took, some of which are below. I have about 30-40 more pictures of roaches because I took one every time I saw a different one. He wanted to see for himself and we walked back to the apartment and I pulled the refrigerator out and saw at least two roaches run up into the wall from the bottom where baseboards should have been. He said they could put baseboards in, but I said that was not going to solve the problem. The place is infested with roaches and they will just find another way in. Besides, all of this stuff should have been done PRIOR to us moving in. Look at the pictures below of some of the paint chips, a part of the wall with no baseboards, and a roach so bold that it just walked right up to my wife while she sat on the floor. Do not live in this dump. We went to an Apartment Locator the next day and she found The Memorial Apartments on Nottingham Oaks Trail for us, which has affordable rent and in a nice neighborhood. These apartment are waaaay older than Waverly but we haven't seen one roach here.”
“The one thing that makes this the WORST place to live is the Manager on the property. Unprofessional and very ignorant. She believes it is ok to interpret the tenant lease law in her own words. If you need to discuss any issues with this manager please get the managment company on the line before you spend time talking with her; you might be inclined to knock some education into her mouth to help you understand her ignorant response. You almost think she is the owner and if this is who the management company feels represents them professionally- they may want to listen to the audio recording of this uneducated, misinformed absolute poor excuse for a manager at the Waverly Apartments-in addition please tune in everyday for more information on the manager at this location.”
— 2301 Hayes Rd · Houston“My name is Ivan, I moved in on 05/02/2013 and all I can say is that I am completely satisfied with my apartment! The location of the apartments is very convenient. My apartment is roach free, I am a neat freak so I take matter into my own hands by making sure my apartment is super clean. I think if you keep up with your own apartment, you won't have any problems. If you keep up with it trust me, you will be happy. At night the complex is quiet. I don't see people loitering. I love the fact that the property has one way in one way out. The maintenance team is very helpful when it comes to work orders that I request. I think we should be responsible and not lazy for the basics of keeping up with our home. The office staff is friendly as well. I see people post negative stuff about them, but i think that if you approach them with a level of maturity as adults that we are, any problem can be solved. They have been very helpful. I am up to renew my contract and guess what?, i am going to renew it again, I don't plan to move. I will post pictures soon!. Sounds like people here don't get their way so they decide to post negative.”
— 2301 Hayes Rd · Houston“DO NOT MOVE HERE!! This is the absolute worst place on earth you can live. The people living under the bridge have it better than the residents at the Waverly (Apartments from HELL). Every other day you can expect your hot water to be turned off. Instead of the apartment complex manager owning up to the issue he wants to accuse the City of Houston of being the responsible party. They don't even give us notice that the hot water is being turned off. Sometimes it's off for two and three days. When you call maintenance after hours to complain about not having hot water, the response is, "not having hot water is not considered an emergency". The next big issue is the roach infestation!!!! Also, the apartment structure is old and falling apart on the inside and out. They should schedule this property to be demolished and start from scratch, that includes hiring new staff and management!”
— 2301 Hayes Rd · Houston“So this is my second review. My first one was the one below i believe, and it was written a couple of weeks after moving in. Now i have lived in these apartments for about 2 months, so i will list my new pros, cons & other comments/notes. PROS: - My nice big balcony is my favorite chill spot<3 - The outdoor/balcony closet has been very useful. - My apartment stays clean and minimalistic because of all the closets it came with for me to store all of my things that i dont use on a daily basis. - Nobody really bothers me. Like comes up and tries to talk to me.( No nosey neighbors ) CONS: - There are big ugly tree roaches on my balcony at night sometimes and i am terrified of them! - The kids play in the pool all day and all night (even when its closed) and 1 half of the time there aren't even adults around and the other half of the time, the parents just dont give a rats a*s that their children are running around being so loud and obnoxious that i can not study for my COLLEGE CLASSES, watch tv, or really do anything that involves thinking straight! - The kids are always using profanity and curse words; yelling them at the top of their lungs for the whole complex to hear, and nobody does a thing about it! Even though these bad/rude --- kids are only 5-13 years old!!! - Plan to get a parking spot a block away from your unit if you get home any later then 5pm any day of the week. - People here are sooo lazy that they go through the EXIT gate if its open JUST because they don't want to type in the code at the ENTRANCE gate (right next to the exit one). - People that live here are constantly zooming through here with their ------ rap music blasting, not caring that people are sleeping or dont wanna hear that crap, and not caring that they can hit one of the hoodlums that play in the parking lot unsupervised even when its dark. - I swear there are police, EMS, and/or fire trucks here EVERY OTHER NIGHT! - Now that i've looked more closely, theres a huge gap under my front door where all my cool air leaks out and all the hot outside air poors in! AND the frame to my bathroom's closet door is falling off! AND like NONE of my cabinet doors in my WHOLE apartment close! OTHER NOTES & COMMENTS: - The icecream truck that comes through here looks like a kidnapping mobile. It blairs that same crappy song and i swear the truck purposely stays in the same spot infront of my apartmebt FOREVER just because i gave the driver dirty looks one time for being annoying. - My refrigerator has been broken for over A MONTH! ! ! I have called the emergency maintenance number 4-5 times now, I have went to the office 2 times and I have called the office 6 times (nobody is ever there to answer the phone), and my refrigerator has NOT even been looked at! That means that for over a month, i have not been able to have milk, eggs, cheese, butter, juice, any cold drinks not bought from a store, cereal, any breakfast foods, i havent been able to eat fruit, or salad, use coffee creamer... NOTHING!!!! NOT TO MENTION ALL MY FOOD THAT I JUST BOUGHT BEFORE FINDING OUT MY REFRIGERATOR WAS BROKEN ($50.00 WORTH) ALL WENT BAD AND NOW MY FRIDGE SMELLS LIKE ROTTEN DAIRY PRODUCTS! ! ! ! ! ! ! ! Do NOT move here!!! it may seem cheap, and nice when you first move in, but its all fake! All the maintanence people ever do is ---- with the outside stuff to draw customers in! Then once you move in, your stuck in this dump until your lease ends! Save yourself. Save you time, your headaches, frustration and your money!!!!!!!!!”
“I moved in a couple of months ago. The appliances are very old and the plumbing outside my apt overflows a lot. So far I have always received quick responses when making maintenance requests, it might work better if you just tell the maintenance guy your issues directly ( lady in the office is very rude and unprofessional ) so I just go to the maintenance guy that speak English and things get done the same day. A big problem I have here is the water bill. It's ridiculous!! 100 dollars for a 2 bedroom apt. Lately it's been quite outside and you don't see people hanging out as much as before. I think you get what you pay for. The apartments are cheap and in ok condition.”
— 2301 Hayes Rd · Houston“I am a current resident at the waverly. @verydisappointed007 your are absoluty correct, they do tape everything to your front door, and yes they are wrong for send out eviction letters to people who kids play outside. The only thing that i can say that i hace had a proplem with is the maintenance. The office and maintenance team (which are 3 guys but you only see 2) do not communicate well. If you have an issue that needs to be take care of keep an open schedule because you will be waiting for days. The parking is okay I always have a parking spot.I moved in these apt 2 years ago and they were very quiet now they are just letting anyone lease an apt now a days. They have people coming over and hanging out in the parking lot from the next apts between a big hole in the fence behind the dumpster. My lease is up soon and im not renewing it I got a special 499.00 for 1 bed room of 700 somthing sq they are increasing rent to 519.00 for that price i might as well pay 50 more and move into something nicer.... I wouldnt recommend Read more: http://www.apartmentratings.com/rate/TX-Houston-Waverly-Apa”
— 2301 Hayes Rd · Houston“Wish I never moved in!! i was given keys only to find the apartment a complete disaster area with appliances missing. It took management almost a week to make ready after I had signed my lease only to move in and have to wait another 2 weeks to get everything completely ready. In the past 5 months the complex has been without hot water 4 times. An outside cable company was given acces to my apartment without any prior knowledge to me. The management tapes your water bill to the front door with all your info facing out, no encelope. Rhey even gave out notices a few months back stating they would send out eviction notices if your children are playing outside at anytime. The unit is a great price for the size but this is by far the worse experience I've ever had with any complex.”
