They were doing renovations or fixing it up outside when i moved in but it looks pretty good so far. They need to hurry up n get to my building tho. Its always quiet where i live. My neighbors dont even come outside. I like it cuz my kids can all walk home in case i cant pick them up cuz the schools are all real close. Oh n they have free day care there too. So far so good. Always paid our bills on time, we were quiet residents and were even complimented on how clean we left our apt after 8 months of living there, yet always had issues with them. It is a pleasure to be greeted by your name, having your requests and maintenance needs tended to by a very competent and knowledgeable crew. People tend to forget that in a community of about 300 apartments, you are not the only one calling in with maintenance requests or other issues. I know the staff must prioritize all concerns and communication with the office is of paramount importance. I have been here a 1 year and I will be renewing my lease! The rents are good and the location is excellent; especially for kids. There is very little crime, there is a Fire Station 800 yards away and parks with bike paths all around. Pets are welcomed at Willow Tree and there are activities for the kids. The 2 pools are kept nice and clean with safety fences all around. Laundry facilities have over-sized machines which operate with a card. One of the main things I like about Willow Tree is that it is an older complex; it was built to withstand Houston's storms and even Harvey could not shake her! Due to the sturdy construction I will not hear your neighbors! Of course you will hear the children playing in the common area; but those are happy sounds!”

This is a pretty neutral post because I will need more time to gather more data to honestly and fully inform others. So far however I feel that I am being taken care of, my needs are being met, things are being fixed, other residents are nice, and the people working for this property are making it a pretty decent place to live. Pro's: Extremely friendly office personnel and maintenance crew - Maria, Tia, and Roshay always help me with everything I need and have a genuine care for the residents living under them. The maintenance people also show respect to the residents and put forth great effort to get as much of their work orders done. Low crime - So far I have not personally dealt with any violence or theft. Again I haven't been here long but I will have a 2nd post 6 months from now with more data. But as for now I have no issues whatsoever. Fixing things - the maintenance crew is always working to fix issues. So far they have helped me fix my plumbing issue. It took about 2 weeks to get them out here because of the back fill on work orders that had happened with the cold front that ruined a lot of heating units and air conditioners but when they did show up it was done within a matter of days. It took additional time because they had to call a plumbing company that had a longer snake. No issues at all since being fixed. Additionally the laundry room has had a couple issues with one of the washers. Once the issue was brought to maria in the front office then she immediately called the company and had it fixed. Kids - the kids are a pro and a con. Sometimes its nice to hear kids being happy and playing and other times the children are screaming, bullying, and acting inconsiderate of all the people that live here. They are also not afraid of knocking on everyone's door to see if they can take out your trash for a dollar, (not sure how I feel about that). Con's: Roaches - so far I have only seen 2 roaches in the apartment. This could be from other nasty living people around me or it could be because this is the bottom floor in a warm climate. Not sure but only 2 that were both killed over a month is not bad and completely tolerable but is still a negative for my girlfriend who doesn't do well with roaches. It does not appear to be infested either so I wouldn't call it a bad situation all together. Maintenance backed up - again the maintenance crew is backed up on work orders and they are putting in serious time to get everything done. That means that less relevant work orders or requests from other people in the complex are left waiting for repairs (myself included).”
“I would never recommend that anyone live here. The Willow Tree apartments is the worst experience I've ever had in my entire life. The staff is ignorant, irresponsible, unfriendly, and unprofessional. The maintenance is non existent, nothing ever gets fixed or even looked at. The neighborhood is sketchy at best, very low class, dirty and there is a constant feeling of gang relations, transients, and low life's in the atmosphere. There are many families living here that don't take care of their children and just let them run wild causing problems and screaming and making noise at all hours. Drug dealing and prostitution seems to be a constant business in this apartment complex as well. Inside my apartment, no matter how clean I kept it there were always bugs and roaches, some of my light fixtures never worked, my air conditioning and heating never worked, the drains in my showers were constantly clogged and never drained, one of my toilets would never flush so it was like I only had one bathroom but was paying for two, my drawers were falling apart from day one, the carpet was uneven and bumpy, and I'm pretty sure that there were broken floor boards underneath. I lost my job and had to move out before my lease was up, though I wouldn't have stayed anyways, but the management was unwilling to work with me on payments to leave in good standing. I payed a full months rent that I was not there for to try and give them time to rent the unit out, cleaned it and left it in better condition than before I had moved in. The management sent me to collections for $4,600 dollars even though I only had 3 months left on my lease and only owed $2,500 total. They are very shady and a bunch of crooks. STAY AWAY FROM THIS PLACE!!”

To start out with it is roach and bed bug infested. So much so that bed bugs are sitting in the tub or on the floor walking right by you. And the roaches, it's not a sanitary place to stay to say the least. Next there is a septic leak at least once a month sometimes more. So sewage floods the walkways. And yes kids are outside playing in the same area. More recently (actually yesterday) we were told by a neighbor that they have been having plumbing issues and have yet to get any resolution. Now here's my big issue. About a week ago we started having issues with our power in the apartment going out. We called they came flipped a switch in the main breaker and "it was fixed" it happened again same day and got the same resolution. Again the next day same thing all power gone. No lights, no air (its July), no stove. Nothing. Called again something they flip ths breaker and it's fixed( so it's said) it happened again the following day and again we called. This time I got a call back and was told the main breaker was shot and they can't fix it until Monday. So if we want to cook or wash clothes the air had to be turned off. But they apologized. Monday came and we lost power again (surprise right) called and something was wrong with the part they ordered so they can get the lights in but no air. Again it is July!!! And again they are sorry and it will be fixed the following day. So after a day and a half of no air and it being over 80 degrees it gets "fixed". Well today is Tuesday and after turning in the stove to cook dinner we are here again sitting in darkness with no air in this July day. A refrigerator full of food that can possibly go to waste, kids complaining on how hot it is and sandwiches to feed them dinner. Again they flipped the breaker and they will fix it tomorrow. So we have lights but can not cook but they are sorry. So all we can do is sit and hope for the best. I can assure the minute our lease is up (6 months) we will follow suit with many of our neighbors and leave. Oh and also random people come to your door at different hours of the day and night and try to open your door. So if you do move in here remember keep your door locked. It has happened 2 times so far in 4 months!! Also the cold water is warm. There is no cold water. Just thought I throw that out there too. But remember rent is due on the first. And I always think the good reviews are by the employees”

I've never written a review about an apartment complex because no place I have lived has warranted a bad review. This place is horrible. Before you move in the run a background check or something like that and say if you have any drug convictions you can't live here. Maybe half the people here have just never been convicted because most of the people here are drug users or dealers. They sell drugs in broad daylight and don't care that there are kids around. I've had to call the police a number of times since moving here for various reasons. The last time they came we started talking about the drug dealers next door to me to which the officer said "oh yeah, I know them. I've had a few run ins with them. If I were you I would move. This isn't exactly the best area" The maintenance people don't speak english at all and do crappy work. Most of the time they just walk around smoking or trying to look busy. If you do move here, pray they don't give you a place by the dumpsters. It's constantly overflowing and smells so nasty you WILL vomit if you walk past it. There are a ton of stray dogs and cats around here that won't go away because people constantly feed them. Parents don't watch there kids and it's normal to see a 2 year just walking around by themselves. It's not a gated community so all kinds of people drive through the parking lot. No big deal you say? How about when they do 40mph through the parking lot and you have to pray the a**hole doesn't hit you when you are backing up? If you are -------- this is the place for you. No need to follow the rules. You have more than 2 plants you want to put on your patio? Go ahead because since you are -------- you can do that. White? Black? S**t, you better toe the line, walk on eggshells, and make sure everything is dress right dress or they will put notices on your door. Have a nice car? New tires? Better buy the lug locks or your car will end up on blocks just like 4 other cars in the last few months. Love roaches? Do you love hearing prostitutes fighting in the middle of the night? Love having your hot water shut off once a month without notice? Than this is the place for you!!”

They will lose your payment information issue you an eviction notice after knowingly having proof that you paid your rent. The maintenance is non existent to say the least. I had stagnant water sitting under my sink in the kitchen for 4 days before anyone even came to repair it. The places are infested with roaches and bedbugs, the dust buildup in the vents made me sick, the toilets constantly were broken, etc. I was told I would be charged extra because of tissue buildup in the pipes! My apartment was entered without me knowing on several occasions with the lights being left on and someone watching my television. They claim to have security cameras that work but I HIGHLY doubt it. If you are African American do not move here they are treated like criminals on site. The Spanish community is treated like royalty here. The only benefit is the split rent.”

They normally come and take care of any issue reported within a day or so. The girls in the office are cool as well. They explain everything in detail and if ever I've had a question they make sure I understand completely. I once got a notice for having too many plants on my patio but I understand why they sent it once it was explained to me. They are just trying to keep it clean and nice. So basically if you follow the rules you will love it. If you break the rules, they will let you know quickly.”

Always loud music late at night and people doing drugs infront of you outside. They have a tow truck service with useless, irrelavant reasons to tow ur car like your tire being on the yellow line..the office staff is friendy until you move in, the way the receive the maintanence calls is trash service you have to call many times before and takes days for them to send someone. They don't care at all. They have two cameras in the parking lot that don't reach the whole complex or parking lots. I also went two weeks without porch lighting, it was pitch dark, and then it was fixed for one week because it went out again. And a leak in my roof dining room for about 3months. Laudry room always had broken machine and people stealing clothes Point blank unsafe I broke my contract and moved out when some crazy unknown guy was kicking my neighbors door trying to break in.”

I like the neighborhood because I know my child can safely walk home and traffic is fair, meaning not too hectic, with easy access to I45 and I610.
