“I moved here 2015 it WAS SAFE it was sold 3 to 4 times. I never missed RENT NOT EVEN WHEN THERE WAS WATER NO WATER FOR MULTIPLE DAY'S EXCUSES , LIE'S TOLD BY THE MANAGER LACK OF CONCERN FOR TENANTS. I'VE SINCE BEEN BLESSED TO MOVE OUT AFTER 11 YEAR'S. I'M UPSET BECAUSE LOOKING ON THE RESIDENCE APP THEY'RE CHARGING ME 941.00 I TURNED IN MY KEY'S AND GAVE NOTICE I WAS MOVING. No DEPOSIT RETURNED I WAS TOLD I WOULD GET IT ON DEC.3RD 2025. THE ADDED 941.00 TO HURT MY CREDIT. I OWE NOTHING. I KNOW GOD HAS THE FINAL SAY BUT WHAT'S RIGHT IS RIGHT & THIS IS WRONG. DON'T MOVE THERE YOU WILL REGRET IT.”

“Move into this place, was put in the wrong unit , the unit was riddle with roaches, was without hot water for 10 days, the bathroom was busted the sink in the bathroom is rusted, , there was and still is a hole in the ceiling still there,, Landlords are suppose to fix things when tenants are in there they have 30 days to do that, these people fix nothing, the stove had roaches in it , the refrigerator had bugs in it, the stove was remove , and they refuse to get me a new stove, , I was without a stove for two months , we went to court and these people has put this on the record knowing fully well the judge ordered a RULE 11 ,they will be sued for going against the judge the case is still on going and I was given 2 weeks to vacate but they went ahead and put it on court records, they will be sued, Their only purpose is to destroy people's credit, they need to remember there is a God , who sees and hear everything. They will be sued and report to the FTC for bad business”

“She's so mean....the property manager ask me to pay for a door that I did not damage which is unfair because I told her am scared and nt safe staying wit some1 that refuse to leave my house...For 3 weeks I was goin to the office twice daily..calling them ok phone but they didn't come...aftr 2weeks they sent à man that use glue on the door...I went back to tell them the door refused to open be cause the glue was nt gtrong enough to hold the wood....They didn't listen and I hav to go in an out of my house wit force...finally the door spoilt ...I was crying ..telling them am scared because I have alll my documents at home...They came and they strted complaining that I spoilt the door”

“Since the first day that I moved in I have been having issues. I’ve been living here for almost a year. I had a bad A/C unit and it took them forever to come fix it. And today I have had a water outage for over 6 hours and still counting on 5/2/23. I went to speak to the people in the office and they were very rude and beyond useless. I’ve been trying to get an answer to why the water is out and if they’re going to fix it. Nothing. All they did was scoff at me and laughed telling me there’s nothing they could do. So I had to call the city about the water outage. G H E T T O apartments with garbage piling up for weeks and trash spread all over the parking lots. I’m not one to cause any trouble or disruptive causes or anything of that nature like a lot of the other ------ neighbors. I would avoid leasing here because management is absolutely no help ESPECIALLY FOR A TENANT ALWAYS PAYS IN FULL AND ON TIME.”

“I think the residents that have been here should get new appliances without having to move to another Unit. Here since 2016 same old appliances. Mold and wet corner's in my bedroom told Management 3 months ago NOTHING DONE 3 DIFFERENT OWNER'S LOOKED I HAVE COPD SO BREATHING ALREADY BAD NOT HELPING. Roaches yes where bad I put down pure boric acid my HOUSE IS SPOTLESS TRASH OUT EVERYDAY NO DISHES in my sink ever. Some apartments are very NASTY UNFORTUNATELY management can't keep your house CLEAN. PRAYING FOR BETTER DAY'S I'M DISABLED and Senior so Thank you for what Veronica Quick is trying to do and the staff.”

“Nice place to live for the price and location. Although, they lack some amenities like pool or children playground but its pretty decent and well kept. Neighbors are friendly except the family living upstairs who cannot caution their kids from jumping from the couch. The sounds of scare me and my baby sometimes. Am sure the former occupants probably left because of them and i may not renew my lease if this inconsiderate act continue... Otherwise, i love my space here and i would recommend”

“I love the community,I have never felt unsafe,we have new management Ms.Osbeila, she came with a mission and strong values and I definitely respect that,she has made changes,Mr.Adam,Mrs.Maria,and Ms.Jennifer has always accommodate me with a great deal of respect,also maintenance has also accommodate me with respect and dearly love the housekeepers,I'm definitely looking forward to keep living here....it feels more like home..”

“this is a joke apartment. very poor looking yet expensive. no consideration for residents that have live there for years. the lady at the front desk is very rude and bitter. roaches and roaches are very predominant in this apartments.”

“This apartment complex is a joke! I signed a 6mth lease and would not renew if my life deoended on it. The office staff doesn't communicate with each other. The apartment has mold issues. I have a window that leaks every tine it rains and leaves a puddle in my livingroom. Not to mention during harvey having a tree branch come through my window and 2 months later the window is still broken!!! And we dont even want to adress the roach problem!! It is beyond dicusting. Oh and you have hot water maybe 4 out of 7 days out of the week. Ohhh and then lets adress the issue that there is drug activity through out the complex. Good luck if you move here!!!”

“There's a mayor roach infestation. All my cabinets in the kitchen, bathroom area and closet are falling apart, old . I'm still waiting for my door to be fixed. Never had a garbage disposal, I asked for one, one year later, nothing. Maintenance is bad, they drive cars on walkways, wet mud that's not cleaned us very slippery. Do yourself a favor, find another place, all they want is their rent money.”

“Terrible. I agree with the previous poster. ALL SECOND FLOOR UNITS NEED CARPET. The flooring/walls are too too thin and I hear everything. I also live underneath a family with younger children and I haven't gotten a decent nights rest since January. Extreme roach infestation. Rude front office staff. WATER PROBLEMS ALL THE DANG TIME (no hot water/extremely low water pressure) It's really really bad. At one point they had the grounds crew on a tight schedule but now it will be weeks before the grass is cut. These apartments have gone from bad to worse.”

“Just found out today 5-28-2017 that there is "new management" at The Trails of Ashford apartments and as such the new property manager is aware of the current situation involving Unit 2902 tenant(s) which include (2) women who occupy the unit along with a 4 year old child who runs constantly in the unit. There is no compromise with Unit 2902 as to the loud disturbances coming from this unit. I have called the Houston Police Dept on numerous occasions as to the loud disturbances and the 4 year old child running constantly in the Unit 2902. There is a problem associated with the tenants in this unit and just recently the 4 year child was running constantly between the hour(s) of 8 pm to 12 midnight on 5-27-2017 to the point of me calling the Houston Police Dept to do a "welfare check" as to why this child was not asleep at this time. I was doing my work on a legal case during this time and the noise/disturbance was over-whelming as to conduct my work involving discovery and interrogatories. The officer came to do the welfare check and left. The office management is fully aware of the problems associated with Unit 2902 and as of this writing I will be relocating to a suitable community as to maintain a normal work environment to complete a long and difficult litigation that i am currently working on. MY MESSAGE TO ANYONE COMPLICTING TO MOVE TO THE TRAILS OF ASHFORD . DO NOT MOVE HERE. THE MANAGEMENT NEEDS TO INSTALL CARPETING IN THE 2ND FLOOR APARTMENTS AS TO HAVE THE OCCUPANTS ON THE 1ST FLOOR TO NOT BE DISTURBED BY THE UPPER UNIT9S) OCCUPANTS. IN MY CASE I TRIED TO NEGOTIATE WITH THE OCCUPANTS OF UNIT 2902 AND THE OFFICE MANAGEMENT AS TO VERY LOUD DISTURBANCE(S) THAT OCCURRED BETWEEN JANUARY 2017-MAY 2017 AND THERE IS NO COMPROMISE FROM EITHER OF THESE INDIVVIDUAL(S). IF YOUR TREASURE YOUR PEACE AND QUITENESS DO NOT MOVE HERE. PERIOD.”

“I will be moving out in April 2017 that is when my year will be up. I recommend NO ONE move to this complex and maybe it will be shut down. The grounds have trash on it daily because a lot of the people that live there are nothing more than thugs and they don't care. My neighbor sells drugs has about 6-8 of his "homeboys" outside nearly every night drinking, being loud people knocking on his door all hours of the night (DRUGS). The management sucks cant even get in to see the manager, the roaches are terrible I got them under control but if you make the mistake and move here keep at least two cans of Raid around at all times you will need it. The maintenance is terrible they half fix stuff then leave a mess behind for you to clean up. Again it would be a mistake to move here my last three months can't get here soon enough.”

“DO NOT, I REPEAT DO NOT MOVE HERE!!!! No matter how much you spray there is always roaches, it's always something wrong with the hot water. The noise is ridiculous. 2am 3am you hear people outside arguing at the top of their lungs. It take maintenance FOREVER to fix things!!! Can't wait until my lease is over!!!!”

“I moved in a desperate time and it's been a very horrible unsatisfactory living at those horrible apartments. The attention the management has been very insufficient to maintain a clean apartment complex. The apartment management has only one maintenance to handle all the property problems. Within my own apartment, they have neglected to replace the broken window, fix the leaking shower head, or repair the garbage deposal and the AC temperature went out. These problems are major issues for me, as I have had to clean up water in my apartment whenever it rains from the broken window. There are many problems with the apartment complex, including the cleanliness of the parking area the stairs, the landscapes. These problems are not only aesthetically displeasing, they also may cause health and safety problems for residents.”

“Roach Motel on steroids. No matter how much we spray or put down Boris acid..nothing works..they left a note about extermination once in almost a year of being there. Management keeps changing and maintenance crews. In one month our refrigerator. a/c and stove all stop working. Got the air fixed after a few months, now the other two are still not working and we have to keep sending request. I had to write a note on the money order envelope for rent ..I am tired of eating out and throwing away food....DON'T MOVE HERE!!”

“Do not move here!!! It's the nastiest place you ever want live in. I canno wait for my lease to end!!! Roaches are bad. Whenever you need something fix takes forever for them to come!!! Water bill is outrageous!!!! There is alway sewer problems and they don't clean it up after it gets fix. It's not even worth my or your money to be here!”

“I give this complex an average rating. Their are some things that need to be fixed. I gave one star to the noise because you have bunch of lowlife who act like they own this place, blasting their loud rap music past one am, leaving food and sitting on the washer machines in the laundry mat. They have three laundrymats but only two are working. You have lowlife that trash the laundrymat. The grounds I gave three stars because its just your average complex. Your not living in westchase district. Safety deserves one star because the back fence has a hole. People from other apts have come into this complex. Their is not enough lightposts, you have broken lightposts. This complex needs more lighting at night. Parking lot needs more lighting. I have herd gun shots and seen police here. This is not a blue star complex. The neighborhood is nice. Two bus lines, 67 and 151. You are not far from Fiesta or Wal-Mart. If you depend on the bus, the location can be a problem. My AC has went out several times and it was always the same thing, the compressor. All the AC units are old and need to be replaced. The maintenance have always return my call and fix what needs to get fix. I have never experienced any problems with the staff. I have always felt thet were always nice. I gave four stars because I saw a staff with their phone texting. Expect to call the office and tell them you have roaches. All these units need pest control once a week. I will buy Raid if you decide to live at this complex. The carpets need either to be removed or replaced. I say removed and have tile. The kitchen and bathroon has vinyl tile. The livingroom and bedroom doesnt have a light fixture in my unit. I am sure the other units have one. What I dont like is that they add the utilities onto the rent. I have a one bed one bath. My total is between 623 to 625. My rent is 569, the utilities is between 53 to 55. The price you pay is not worth it. They have increase the rent $50 and if you do not tell them your going to renew the lease by a certain date, they charge you. They only accept money orders. Only one pool is open. The gym has been closed for over a year. Their are people here who smoke pot. This complex has lots of lowlifes. You have kids who play in the parking lot, cause parents here dont care.”

“If you want to live in a craptastic apartment complex you have found it! Bayshore Properties is so cheap to fix anything! Maintenance is very helpful but can only do so much. Best thing about the property was the mature trees but for whatever reason have decided to cut them all down, horrific and bare and have left the pieces of trees as a fire hazard... One cigarette but away from tragedy!!! I guess the property wants to emphasize its short comings. Horrible place to live would recommend else where any where else...by they way you will love it here if you love roaches!!!”

“I lived here 2 years abd ready to run far away and you should too. Beware of renting here they do not fixing nothing at all just patch work. The cops here daily, but its nice they put more work into painting the doors red then accurately making this garbage livable without roaches/rats. And here's to the last two comments, stoping lying theses people need to know the truth and fairy tales its the worst place to live.”

“Been here at the Trails of Ashford now for a year, had some problems in the beginning, but since then they have been doing a lot of renovations and I love it plan on being here another year or more! I recommend any one with a family move here”

“All apartments have they good and bad points but Toa has been wonderful they are very understanding and reasonable. I love that they are close to bus lines they have great maintenance services just a tad bit slow but they come... The 24 hr sercuity is a plus I love to know I'm safe .....”

“When I had nowhere else to move to I literally cried finding out that I had to move to Trails of Ashford I heard so many bad things but now that I live here I love it my apartment is beautiful maintenance always takes care of me and the office staff is so loving and sweet I can't believe how much they take care of me I'm so grateful one thing I know is you take care of your place of residence it will take care of you!!!!!”

“I live here. We have a ------ white crackhead whom in which stays down stairs. Always banging on the ceiling and slap her down stairs neighbors walls. This psycho knows we all have kids yet she expects us to tiptoe around our homes! Hmph!! The walls are thin. The floors are shaky. The door is fragile like someone kicked it in. First week here and we had a leaky roof. They fixed it but left the ceiling as is. Apartment was dirty upon move in. Tub actually had dirty feet prints in it. Toilet has a RING! The stove IS broken and the icebox was filthy!”
