“Well, like many apartment communities here the gates are usually broken, stuck, or just left open. I have seen a couple of vehicles sitting on bricks with no tires.There is a sheriff suv parked at the office everyday. I attempted to take out my trash but the dumpster area was overflowing and a raccoon as big as a dog was sitting in front of the trash bin. Sometimes I can sit on my patio until the smell of dog/cat poop takes over. We had an annual inspection few months ago, 2 ladies rushed in straight to my bathroom, opened bedroom door where my roommate worked from home then onto my patio storage. Not a word was spoken. It takes maintenance five days to repair typical issues like changing florescent bulbs, food disposal, etc. If you have a small dishrack, don't bring it..there is not enough counter space. The AC vents blow dirt onto the furniture. I constantly have to bleach down shower tiles to beat the mold. Like a lot of businesses nowadays, the office staff doesn't seem to care about residents just make sure you pay your rent, and I do. I would not refer anyone here, knowing that some things may be beyond their control, at least they could "act" like they care. Rent increases and lease terms have many people stuck where they are, some willing to pay relet fee, and others will just skip out. Look elsewhere...Chasewood is not worth your hard earned money.”

First off, the manager, Emily, has got to be the one of the top five worst persons I've ever had to deal with in any type of professional manner. If you could even call her anything remotely professional. She has as much professionalism as a pile of dog feces. And that's being kind. She is a nasty, vile waste of oxygen. I wouldn't stop to pour water on her if she were on fire. Besides the office staff, the apartments are very old and run down and need to be condemned. There's roaches and rats and some crawling/flying insects inside the apartments that I've never seen before. When I complained about the infestation, she made some lame excuse and I wound up having to do my own pest control. My appliances were always breaking down and sometimes it took over a week for her to even acknowledge my issues. And THEN still another week to get maintenance to come fix it. Then they kept breaking again because of their incompetence in doing simple repairs. They threatened to sue me over a broken lease, but thank God I'm finally out of that absolute hell hole. You're better off homeless on the streets of Houston than living there and dealing with holier-than-thou Emily.”

There are rats everywhere! stray cats all over the place! but you learn to love the cats cause you know without them around the rat/mice issue would be worse than it. a rat has run up my son leg and back while he was on the floor working on a class project, rats in bathroom, and rooms, you cant even cook dinner without one running across the kitchen, if you get up to pee in the middle of the night expect at least 2 mice to jump out somewhere, theres also big huge flying roaches all over patios and as you walk to your car. i never had an issue with maintenance they usually respond quickly...but with the rat issue me and my son had to get down and show him where the big holes were, he didnt even care to check. They sprayed for 2 minutes and give you sticky traps and literally tell you "thats all i can do"... HAVE a leak in my bathroom for over a week my bathroom floor and rugs constantly drenched with water and looks like the ceiling is going to cave, reported it but nothing has been done to fix it this the 2nd time i reported it. Its not worth it $945 for rent plus average of $65 in water plus $12 in renters insurance.... there are many better places to rent for 1,023 a month.... i wanted to move over here to be close to my sister-in-law so she could watch my kids while i worked God knows my family doesnt belong here! I have been so depressed being in this apartment and i dislike rats so much i hate just walking on the floor in here we dont bring in our $1,200 couch in fear that the rats will start to live in it... should have never left our old apartments. i regret ever moving here... there are new ladies in the office and lets just say they get in where they fit in. ugly attitudes. These apartments are Old with of course 30 to 40 years old appliances which breaks down very often. It is like a routine job to call the maintenance people. People are fighting and police is visiting the apartments regularly. Trash area is always full and Dark in night. Apartment main gates are often not working. They have public Laundry place where people are forgetting their clothes for couple of days and it's stinking everywhere. There are 4 machines only and sometime 2 are working sometime 3 but even though it is working sometime it is not washing and you have to manually squeeze the water and put it in dryers. What a mess it was. The manager Wendi is not very easy to work with but Angie was good. Anyways I had to leave the apartments to fly abroad because my mother was sick and I had to go for unknown days. They charged me the fee etc. which I paid off before I left their apartments. After few month when I came back I requested the Rental History to be sent to my new apartments. They Charged me around $90 for throwing mattress and 1 or 2 bags of trash which I couldn't pickup due to urgent situation. Also they Charged (Robbed) me around $1200 for changing the whole carpet of the House. I was never aware of these charges before that even though they had our numbers and emails on file. That carpet was infested with mites when we first moved in which makes my kids really sick and cost me doctor visits and frustration. They had to use mites smoke bombs to resolve the problem than we cleaned whole apartment which was full of dust and hairs. I can't believe they make me pay for that Ancient Carpet. Look around you can get better Apartments within the same Price Range.”

If you don't have a parking spot you WILL HAVE TROUBLE finding a spot after 9pm. No fire suppression system or fire extinguishers apts have burned down before here and they blame you! Any maintenance problems are taken care of quickly and the manager, Pam, has been great. She is always available and follows through on any issues. I have an efficiency and it has plenty of room with a full size closet, vanity, bath and kitchen. I have never seen any sign of a mouse or rat in the three years I have lived here and the exterminator does a great job if any roaches should show up. The grounds, pool and courtyards are kept up routinely. Shopping center is within one block walking distance and the bus stops right in front of the Crest Apartments. I am perfectly happy here as are many long term residents. I have neighbors who have lived here up to thirty years and that sold me on moving here.”

The staff in the office was rude, the maintenance men were terrible and I had to pay incredible AC bills just to maintain 78 degrees in my apartment. The AC broke multiple times during my stay and when it finally died, it leaked into my utility room, and caused mold to grow in the vents. Even after they replaced the unit in my apartment (which was absolutely disgusting) there was still mold in the vents. They never removed the mold in the vents and then when the flood hit, I knew I had to get out. Stay away!”

But the appliances are old, the floors are caving in and the paint jobs are horrible and what you pay for rent is not worth the structure of the apartment. I recommend you do a walk thru and check everything in the apartment before you move in. The maintence works fast and with a smile. I love the fact you can pay your rent online. And the safety is great. I didnt get to enjoy the pool but its beautiful. I wasnt impress with the lake or the large birds always walking around the parking lot. Heater is too old to use, they advised using the air conditioner! Seriously. "Don't put it on heat,, if you run the air conditioner it won't come on so much". Of course not, it was cold! You won't pay the $99 move in deposit. They will find a way to charge you more. For the first time ever, I was charged $300 for a deposit. Completely clean rental history of nearly 30 years. You will hear your neighbors dogs, all the time. They won't clean up after them, either. They gym and the clubhouse are jokes. The clubhouse is only open during office hours and cannot be reserved for anything unless it happens during office hours. You do not want hang out too long in there. There are mice all over the office/clubhouse. The only thing they do well is accept packages at cape colony. Of course, they probably wouldn't have to if the apartments weren't in the middle of nowhere. See the other reviews if you drive.”

My vehicle was towed 3 times( there was literally NO parking spaces left & the office ladies (rude and empathetic) did nothing to get my car back to me. (Where was I to park? In the grass? Down the street?) I'm so ECSTATIC about my move out date! (Old creepy guy that stalks the neighborhood)”

That is what they charge for the smallest apartment. I left one week before my lease was up and signed a document allowing the maintenance crew to go in the apartment early... I guess that was a mistake. My blinds in the dining room were not broken when I left and they always passed inspection during the yearly apartment inspections that the mgt does. I was charged for broken blinds and they were not broken. My word against there's doesn't count either...they do not care. The water bill can be anywhere from 55.00 to 65.00 for one person. The assistant Mgr wanted my couch and I still got charged 75.00 for couch removal. The mgr and the property mgr do not care about you! They are only nice before the ink dries on the lease, after that you do not matter. One time they did not want to get my a.c. fixed and the maintenance guy that was on call was mad that I called for him to fix it. I was 2 weeks into moving out and they didn't want to fix it. Finally I called 3 times and they fixed it correctly and leaving screws and nails all over my floor. Last year they had the bldgs painted and sent everyone a noticed saying that we had to be home on a weekday (forget having to be at work to pay the high rent), or they would charge us 100.00 if the painters had to come out on a Saturday. I encourage the manager to call me about this....”

I lived in Katy before so of course this would be somewhat of a neighborhood change. But after renewing my lease for the 3rd time last year I think I can say I made the right choice! My neighbors are super friendly and they've told me that they have been living here for over 10 years. If I have had any issues in my apartment maintenance is really good in taking care of the issue. I will agree that some of the appliances are old (my stove & dishwasher) but they work and I guess I really don't mind since I'm always working and come home to sleep. The property is kept clean. There is trash sometimes by the dumpsters but then again what property doesn't have trash. The staff has been helpful since I have moved in and have been nothing but nice. They just did a Santa event for Christmas which was really nice of them and my kid really enjoyed it. I have recommended these apartments to some of my friends and they have moved in here too. I think it's best for people to come look at the apartments instead of just reading reviews because I have read some of the reviews posted here and I don't see how some people have said some of these things.”

However, three years ago it all changed when a new management team the owner, Michael Stevens Interests brought in took over and has single handedly ruined this complex. The quality of residents have gone downhill. You can tell by the kind of cars in the parking lot. From drug addicts, drug dealers, people moving out leaving their pets, to people that have no respect for their neighbors as it relates to noise. I could go on but you get that picture. The corporate office only cares about dollars and cents. The property looks like hell (missing curbs, damaged land scaping) and the owners have not spent any money to upgrade it many, many years. Your electric bills are extremely high due to old furnaces, old air conditioner units and extremely dated appliances. The company increases rent between 6 to 10 percent every year. Your complaints are basically ignored. They don't even bother responding to your emails. The most terrible thing about it all is that the property has a lot of older long term residents that have lived here for 10+ years but due to being on a fixed income have no choice but to stay because they can't afford to move to a better complex. This review is verylong but I wanted to warn you ahead of time. There are plenty of better apartments in the Champions/Vintage Park areathat are better than this one.”

The problems that have occurred during my stay are as follows entrance gates do not work if it is raining; the gates also stop working on a monthly basis. After a rain storm the ceiling in the bedroom became wet and fell in at which point we called the emergency maintenance to be told that it is not considered an emergency, the ceiling was replaced after weeks of consistently contacting the management. There is mold in the ceiling, management states that is not their issue to fix that I (the renter) can hire a company on my dime to get the mold treated. The racks in the dishwasher were completely rusted after weeks of contacting management they have finally been replaced. The bedroom door would not latch shut. The balcony doors locks would not latch shut after weeks of contacting management and multiple attempts at "fixing" the locks both balcony doors finally lock. There is a bats nest outside our front door, at nights they fly through the area when there is any movement. When they have come and worked on problems in the apartment they have left the front door key in the front door lock after they have left multiples times. If these are the issues you would like to encounter during your lease with Chasewood Apartments this is the perfect apartment for you. If you would prefer to enjoy your home and feel safe these are not the apartments for you.”

Also if you're looking to move in here stop and look elsewhere. The only reason I'm giving this a two star is because of the location. Grounds are fairly well maintained, complex is mostly quiet except for the train, staff is very willing and helpful in getting you accepted for move in, but that's where the good customer service ceases. There is a sheriff officer that lives there, but doesn't do anything other than park his car out front by the entry. The "upgraded" apartments are a joke and not worth the added expense. I say this because it seems their definition of upgraded means a black fridge, a black stove and a cheap laminate wood floor. The cabinets and counter tops are the same as regular units. I'm glad that I did not fall for the gimmick and opted for a non upgraded apartment and saved myself the money. Don't be fooled though you'll be told that the appliances are nice and adequate; not so much. The basic units come with stoves dishwashers and refrigerators that look and perform as if they came straight from an 80's garage sale. The stacked washer and drier that came with my unit doesn't work properly and never has and is only big enough for about three pairs of jeans. Maintenance is mediocre. I've put in several request to have my A/C looked at. Every time it was a band aid fix. First time they cleaned the unit outside, the second time they said it was fine, the third time a new blower motor was installed, fourth time I went down to management and was abruptly told it was my fault and that the unit worked just fine because maintenance said it was working properly. I'm sorry, but there is no excuse for my A/C to run nonstop all day and all night no matter what temp it is set at. I can't cook or do laundry until after the sun goes down because it actually increases the temp of the apartment a full two degrees. After being told it was my fault I contacted resident relations for Michael Steven Interests(which the name says it all) I was only able to talk to the receptionists and email and leave voicemails. Shortly after that I received a voicemail from the resident relations lady instructing me to get with management for their "findings" after they did a walk through with out prior notice. I'm sorry but why on earth would I go to the people I'm having an issue with to rectify the problems I'm having with them???? I attempted for a week to contact the resident relations department to speak with her with no success left voicemails and messages with the receptionist as well. A month later and still not a peep from them. There's much more to it than just the A/C issues, but just take my word and stay away from this complex and any that are owned by Michael Steven Interests.”

Late at night you have to park a long way from your place (which is dangerous). The apartment amenities break down all the time and fences are falling apart. Public washers and dryers constantly take your money and management are "not responsible" so you won't get your money back. Finally, they take half your deposit once paid as "non-refundable" and when you move out they take the other half of your deposit saying cleaning expenses. Finally, the rent due on 1st of every month with only one day grace NO EXCEPTIONS! After that $75 late fees and other fees for everyday after. Which shows they don't care if you have a problems transitioning or not. Management will NOT work with you!!! Do your research and homework!!!”

Please keep in mind, as you read this, this is the first review in almost a year and a half. Most of them are older with reviews from disgruntled tenants. There are more than 1/2 a dozen apartments down Windmill and I'm not only shocked, but saddened that The Point has such a low rating. These are older complexes, so yes, the units could use updating, however they do offer them and are attempting to accommodate. The lake is no longer what it used to be, but that's explained in earlier responses provided by management themselves. I had no issues with said break ins (thank goodness) but we live in a society where crime is, unfortunately, hard to hide from. As far as management, they are completely welcoming and I have to say, maintenance was ALWAYS there when you needed. In all of the years I recall one (yes, I repeat ONE time) maintenance didn't deliver the same day. And I remember not because I was upset it wasn't completed; they have lives too, but because I was concerned he (or she) was OK! And, of course, the following day it had been addressed by the time I got home. My downfall for moving were some of the neighbors. They didn't seem to take into consideration of the others around. It had been addressed, and the problem was attempted to be resolved between myself and The Point, however I felt it was time for a new chapter. Something a little bigger and newer. I was a little sad to leave, for they knew you by name, not unit number. I wish them all the best and I'm hoping within the next year and half others will take the time to write about their good experiences; not just the bad because they've had a bad day. They raised rents, added a pest fee and all residents should have a renters insurance now, but none of these things covers security. The neighborhood is a real mix, nearby kind of nice complex and not so nice.... so be extra careful if you walk and always watch your surroundings. I hear of some neighbors that were walking and were held at gunpoint at the entrance. This is weird to say, but they are not too nice and not too rude. They are professional and to the point. I don't like those leasing girls at other apartments that care more about their nails than customer service. Good luck getting anything done right at those places. These office staff are attentive and quick to respond. Wish the hours were later and open on Sunday. Maintenance: Reasonable. I had a lot of requests so I had to put one or two in more than once. Some things could not be fixed due to age of the property. Property: Parking is great in my opinion. Plenty of it. Guests can park anywhere along the back fence. The gate is working 90% of the time, I would guess. If it is broken, I have seen it stay open more than a day (which is scary). Grounds are QUIET. Like, really quiet. They have a lot of trees growing around the fences and throughout the property. They try to keep it lit up, but it gets really dark out here in places. No vehicle vandalism in 6 months that i know of, but they notified us of an armed robbery at the gates and an apartment vandalism. Area is definitely sketchy and you can tell that EVERYONE is on their guard here. But hopefully, that makes it a safer place since all the apartments are so close together and everyone would probably come out if they heard a commotion. Seriously, it is very quiet here. No one just hangs out on the patio for hours with nothing to do. I am pretty sure everyone has jobs here. No herds of stray cats, which is nice. No garbage pile up at the dumpsters. Very clean but a lot of tree debris. Apartment: It is OLD. like, really old. and my stove is really old and had issues. I had to run the stove for a few hours with the door open and fans on because there was this cleaning film on them that had to be burned off. Pretty gross. and they tried to fix my stove twice but one of the burners is permanently dead. Some of the apartments are upgraded with newer appliances. Mine was not. Had to buy my own microwave lol. I have seen only one or two bugs of different types in my apartment. 2 silverfish, 1 small roach, 1 flea, and like 3 wasps. Honestly, in 183 days, that's pretty good. I do leave my door open from time to time, so they probably just crawled in. The price is pretty sweet but be sure you let go of the need to impress. This aint no granite countertop, garden bathtub, hardwood floor, personal washer & dryer place. Community is mostly retirees, small families, and working singles. Overall: This place rocks for someone like me because I am just trying to save money and have a short commute to work. It's affordable, fair and reasonable service, quiet, lots of trees and dogs, with ample parking. Hours are short, area is higher crime that seeps in to complex, and buildings and appliances are old. Reminds me of East Riverside/Oltorf when I went to UT Austin (minus the droves of college kids). I will be renewing my lease until I make/save more money. I was referred to the crest by a coworker and a friend of a friend. Both emphasized that it was a quiet community and crime was normal overlay from the area, not the community.”

There was water damage from the AC unit, I had WET carpet and walls,... mold was everywhere and they PAINTED OVER IT!!!! I have a dish washer in my unit that has never worked, but they swear it's fixed. I also have a barely working, refurbished washer and dryer. When drying clothes I hope you have 3 hours, because that how long it takes for one small load! Summer time wasp have a field day in the outside laundry room, so bad you have to do laundry at night. There are cracks in my walls from foundation issues that have never been addressed. JEANIE is so ready creep up your stairs to ticket $25 for the smallest thing, but can't replace anything. If they would save paper from all the notes and senseless memos they send out maybe they can begin repairing this property. There is original carpet in these apartments. Yes, original carpet, 30+ YEAR OLD CARPET. Please let that sink in. The more neighbors I talk to, the more people are not re-signing their leases, because of JEANIE and the way task are handled. Consider anywhere but here.”

A week before I moved in, I saw the apartment they were going to put me in and looked nothing like the one I saw. Also I went at night to see how safe it was. I got in the gate and drove around, never saw a security person and no body question me. It is very dark and doesn't look safe. The walls around the complex look dirty and doesn't look like is well taken care of. The pool are doesn't look like anybody takes care of either. I would not recommend this place to a single woman or single with kids. It looks like a sad, gloomy place. I also asked for my money I gave them to hold the apartment back and they said it was none refundable even though the office had not done any paperwork or drafted a contract. I rather loose the money than live there. It didn't look as good as they advertise and they completely full you when they show you the model apartment. I rather pay more and go somewhere else. really do your research and check all this things before you give them any money because they won't give it back even if they lied about their property. False advertisement they should get in trouble for that. Dirty, not security like they say and the apartments they show don't look like the one you will get. The front people are really nice and lie and say they live there but they don't and once you ask for your money back they are not so nice any more.”

For starters, I was told before moving in that the apartment would get new carpet. They lied. But what could I do? All of my belongings were sitting in a rental truck in the parking lot because they refused to allow me to walk through the apartment a day or two early, even though the apartment had been vacant for a week. Their website does not accept credit cards or debit cards, so if you're traveling and want to pay online, you're screwed. If you call and ask to pay over the phone, they will not allow it. If a staff person says they will stop all late fees until you can get the matter resolved on Monday when the manager is in, don't believe them. Management does will not honor this, and you are hit with more ridiculous late fees. If, after calling and begging numerous times, the manager does finally allow you to pay with a debit card, they add an additional $25 fee to the already exorbitant fees. My advice is try to find an apartment complex where the management is more honest.”

I've complained about it to the corporate office which they said that was the first complaint about parking. There's small bugs around the sinks. This used to be a really nice place to live, but at some point it just started going down. The building is old, outdated, and not of highest quality. I was fine with this at the beginning because it was my first apartment when I moved to the area and it was very cheap. Management changed once during my stay, but I never had any issues with them - ever. The problems that I started having were due to bugs (cockroaches, spiders, other unidentifiable insects) and people just throwing trash all over the premises as though trash cans weren't available. Also, my apartment was flooded several times due to problems coming from upstairs - on more than one occasion. I also recall a problem with a pipe within the wall that caused water damage to my bedroom closet. Both the wall and a lot of my clothing were damaged due to mold as a result. I also grew to hate the outside utility room. It was a magnet for wasps and they often built nests in there. I always felt safe and parking was never a problem.”

Less than $1000 for a 2/2 plus covered parking, nice area, older, quiet neighbors, and the same management team for over 10 years. Things began to change in 2013. Shady looking people started to move in and I started seeing the cops in the complex too often for my comfort. Oh and yes, there was a courtesy officer, but like others have said, he was nonexistent. I NEVER saw him patrolling the area. Aside from repairs not being addressed properly, and promptly (if at all) my biggest concern with this complex is safety. The gates are broken and open nearly every other day. There have been break ins, and thefts, which included my husbands truck right after sunset the last month of living here. Guess that was the final push we needed to give our notice. As others have advised, spend a little more money and rent in a community that has higher standards, and better security.”

When I see people moving in I want to stop and tell them so bad, what they are really getting into. The maintenance staff is the ultimate worse. I have repeatedly called the front office for work orders on the appliances in my apartment. They are so old, they break all the time. For the most part maintenance will respond to the work order the day you call the front office. However, 99.9 percent of the time I have to call back because the appliance will break again. Literally the same day or the next day, maintenance doesn't take there time to fix the issue, they rush through all the work orders. I've had to call about my refrig, dishwasher, stove, shower head, and toilet several times, the issues are never resolved. The appliances will work for a few months then break all over again. If you ask the office staff about better/new appliance, they will tell you when they have one available, or you will have to pay for a upgrade. If you do happened to get a replacement appliance it will be used. Mind you the rent goes up ever year! There is a serious bug problem here, you will constantly have to call for a vendor to come out and spray your apartment. The dumpster's stay nasty trash is always along side the dumpster's, and the parking is a joke. Don't be surprised if your woke up in the middle of the night to couples outside arguing, or someone playing loud music out of their car. Lastly, the break ins. There are several per month. I have some old neighbor that moved out recently because they had a fear of safety for their family. I am the same way. I'm constantly on the lookout when I get home, especially at night. Management has just started to take the breakins seriously because so many of us residents have complained about the breakins. Utilities bill will often be "billed" mid-month but will not be placed in your mailbox until a day or two before the due date...major inconveniance. Whether you live alone or with five people your water bill will be ridiculous as you they split the bill complex-wide. So if you are conservative with your water usage it is pointless because you are still paying for your neighbor's usage. Not kid friendly whatsoever. Gate doors jam and you have to pull it a certain way just to get in or out. Al in all they are bad apartments. The complaint list goes on forever.”

The floor plan was good, the location was great, and the pool area was enjoyable. When I first moved in, I thought the value of my apartment was pretty good. Over the course of the next 3 years, my rent continued to increase dramatically to amount to an overall 25%-30% total increase (increases about 3 times higher than the national average). Excluding the ever-increasing rent, the most prominent problems with Chasewood Apartments are lack of security and the age/repair of the apartments. Security at Chasewood is non-existent with the exception of the automatic gate at front which requires either a keycard or 4 minutes of patience to wait for the next arrival to open the gate for you. I was once told by the property management that they had Courtesy Officers but in 3 years I never saw one. Security officers are only effective in reducing crime if they are highly visible. In the entirety of my residence on the property, I never saw any hint of security watching over the property or its residence. However, there was a good amount of crime, it was pretty much a thief s candy store I saw or heard about tire rims being stolen often and someone tried to break into my truck but failed (causing $360 in damage to the driver side door lock). When I reported the theft attempt to the management office, I was nonchalantly told to call the police and the manager had no interest in documenting anything. In addition to no security, the property has dangerously poor lighting and is surrounded by woods on 3 sides. The parking lot is very dark at night and a perfect environment for bad things to happen. It is certainly not a good place for single women to be after dusk. These safety issues are likely the reason there are very few single females residing in this apartment complex. If you are considering renting an apartment here, I strongly recommend you visit the property at night just to see for yourself. Most of the appliances and Air conditioning/heating units in these apartments are the original units. Since the complex was built before 2002, all the windows are single pane. The cost of cooling a 750 square foot apartment ranged from a low of $165 to a high of $345 depending on the season. Admittedly I was using Reliant at the time, so not the cheapest of providers, but a small two-bedroom apartment should not cost $300 a month to cool and power. I believe any apartments built on or after 2002 would be $100 to $150 cheaper per month just in cooling costs. My oven in the apartment stopped working six times in the last year of my residence, including once for a 5 day period. The plumbing works poorly, I averaged $14 a month on Drano. The apartment staff was polite and helpful at times, but there definitely was an "Us versus Them" vibe. That would stab you in the eye to make an extra dollar. They attempted to double charge me for the Water/Trash the last month of my lease. If you have lived on this property, or know someone who has, in the past three years; you may want to call them to make sure they did not try this little tactic on you. The property owners, Michael Stevens Investments, were completely non-responsive and I assume all their properties are designed to earn maximum return on minimum value. If you are looking to lease at Chasewood, especially if you are doing so because you think the rent is lower than neighboring properties; I urge you to consider all factors. Finding a newer complex whose rent is $150 a month more will properly be a bargain at the end of lease.”

The office staff is always pleasant, and the maintenance men are fantastic and polite. With all of that said, I still would not recommend this apartment complex. When we first moved in, there were nicer cars in the parking lot, and the neighbors were much friendlier. Now we are practically run over and cut off by guests or tenants who are too lazy to use their access cards. The parking lot is the worst! You will have dings, dents, and scratches on your car from rude people who are not even on Chasewood's lease agreement. The lot is always full on the weekend, and thoughtless people park in reserved spaces which don't belong to them. There is supposed to be a curfew of 10PM in the parking lot, but we can hear kids screaming, car stereos blaring, and dogs barking all of the time. My neighbor was almost hit by a tenant who was speeding to cut him off to make sure she got through the gate. She stopped to curse him out for not driving as fast as she would have liked. There have been shady looking individuals walking around (apparently selling drugs?) in the parking lot because the gate is always broken. One poor man had all 4 tires stolen right off of his truck. In the last year, this complex has declined quickly. I know management can't make people behave themselves, but they could be less tolerant of the rude and disrespectful acts. Maybe a step in the right direction could be to monitor the parking lot better at night. Another possibility could be investing in a camera at the gates, not only to protect the gate, but to monitor who's coming in, and which tenants/guests have road rage. I sure hope they can get this place cleaned up because it is beautiful for an older place, and the people who work here are really sweet. Between the criminal activity and the disrespectful tenants, I would not recommend this complex for now. Pay the extra money for better security.”

If they can come in and spray, do inspections etc, why cant they change the filter while there? Many people are leaving that lived here for many years. I was just in the process of searching for a nice complex to live. I had narrowed my search to 3 choices and chasewood was on my list because I had read the reviews and called the office to check pricing. I read all the comments in determining a community and had decided to apply to chasewood because I toured the grounds and thought it was quite a nice and pretty layout. I called the office on back to back days and inquired about all the deposit and application fees so that I would not be hit all of a sudden with some hidden fees. I was told about the application fee as well as an administration fee. Never once did the office staff mention a deposit on either of the two back to back days that I called. So I asked if there would be a deposit. I was told twice by two different people that if I filled out my application then my total move in cost would be $99. So naturally I filled out my application and submitted it and paid the $99. After $99.00 was paid they then said Deposit based on credit score. How did a deposit requirement slip their minds when I specifically asked if there was a deposit? never once did they mention anything about that.. only after paying the $99 was i then being told that I could have a deposit of $250. Now $250 isn't a lot of money I'm aware but I also felt like the office team tried to slip one past me by adding another charge after having me believe all I had to pay was $99. Ultimately the decision is yours on where you stay but I do value honesty and having everything laid out on the table especially when the issue was something that I openly inquired about. So take it for what it's worth it's just me giving my opinion to anyone who honestly reads the apartment reviews to determine if a place is suitable for them. I think office staff should be honest and up front and If I'm already having this issue I'm actually thankful it came about before locking myself into at least a year lease and having to imagine the negative things that could have come from dealing with this office.”

Many many problems with A/C they ignore, my electric bill was never $300 until this year and it is because there is something wrong with the A/C. The dishwasher is old and does not drain the water out when it is finished washing, cigarette butts everywhere I mean everywhere, beer bottles in the bushes, neighbors take out the trash on Saturdays for pick up on Monday, people drive in the complex like it is the Indy 500 and ever since I have requested maintenance repairs if I do one little thing they are on my phone. The funny thing is that there is about 5 of us that do the exact same thing and they don't get onto the others. That I think it is funny, this is not a place to spend your money it is expensive once you add your rent and electric bill you can move to a newer, nicer complex and there are several around here within in walking distance. Its too bad really but a lot of the good renters have moved out, used to be nice newer auto's in the parking lot not now!! The sad thing is that it used to be a nice place but way to many deferred maintenance issues gutters missing off the buildings or just sections damaged, gutters full, wasps and carpenter bee everywhere, pool is nasty tiles in the pool are so dirty its gross, appliances are old, hot water is an issue, A/C is an issue BUT haven't seen the Harris Co Sheriff's car parked at the front of the complex in awhile so they must of ran the drug dealer off so I guess that is something.”

I was in the office today trying to explain how I felt about my move in and her reaction was still pretty much the same SHE WAS MORE THAN WILLING TO GIVE HER SUPERVISORS # and also said that I could move if I wanted to. If they would pay my expenses I would do it in a heart beat. Do they make people who cant hear watch that movie or someone with a disability have to sit through that .... DONT THEY HAVE A WAIVER OF RELEASE FOR THE MOVIE?????? And advanced notice! Does the MANAGER know how to dial her supervisors # that she obviously knows... AND ASK????? In conclusion this staff obviously think they are above reprimand or repercussions by the upper management of this property, as can be seen by the long list of complaints about them and still it obviously has not been addressed.”

Before I moved in I called almos twice a week asking to see the apartment and for one or other reason they kept moving the cleaning day further because some one else was moving before me. When I finally got to see the apartment was round 1 week before and no time to find anything else, when looking at the apartment it was far from "beeaauuutifuul" like the asstant told me, since the get go, told me that the carpet wasn't going to be new, and I ok that, when I visited the carpet looked dusty, I saw a dead roach and the cabinets on kitchen and restrooms very old and not good shape. They promise me they had cleaned the carpet after but didn't happen at all. When moving in I saw a live roach on the kitchen and got very upset, now every time I cook I have company/ food tasters since roaches are everywhere!!! I think that if I have to have a can of spray handy, when cooking and killin at least 5 big and small roaches is a lot of roaches, not to mention the "SNAKE " I got from behind the stove. Neighbor said she also found one in the pool while him and his kids were swimming, and killed another one in front of his apartment, exactly where his kids play and also heard someone dreaming the other day, this guy jump to high and scream "there is a big snake", so not only roaches will live among us. Also, before moving in they promise there was a pet deposit $300 total regardless of how many, now they told me is $300 per pet!!! And I wouldn't be surprise if they also charms for the roaches and snake since they are under the same roof am sure they will consider the my pets now. When I tried to pay online with my credit card, the website ask you to call office, then we call to do the payment only to find out they chafe you $25 dls for processing the card and when I mention that it was a ridiculous amount the lady said, "ooohh we pay way more than that, we pay $800 a month, ok really, it is still too much considering you have 200 apartments and lets say that 100 of them pay w cc, they already made 1,700 easy, where in some many other places this service is free!! Any ways, gym, half of the equipment is broken, and 75 of them way way to old. I could go on and on ( if I haven't already) and only bad things would come up to my mind, broken in apartments, dog poop everywhere, walls too tin, maintenance takes to long etc, etc, etc don't move in DON'T MOVE IN!!!”

The appliances are a bit old. However, they work fine. We never had any bugs in the apartment. I think it is a good complex for a reasonable rent. The office staff is cooperative. The only downside is the train noise. It takes some time to get used to that. Overall, I would recommend this place for anyone who is looking for a nice apartment in this area for a reasonable rent.”

Pros: No bug infestations (we did have a problem with ladybugs, but they're kind of cute, so I didn't have a problem with them), huge kitchen, spacious balcony, and I love the fireplace. We could usually find a parking space close to our apartment with no problem. However, I still wouldn't be able to recommend it thanks to management. The first thing we noticed was our electricity bill was sky-high. I nearly had a heart attack when I saw it - $300 for a month? I immediately went through and turned off the heated dry on the dishwasher, switched out the lightbulbs and made sure that the lights were off at almost all times, unplugged the TV/speakers/etc., and used cold water only for the washer. We even turned off the A/C for a month. Our next bill? $250. I asked my brother, who said it was probably because the appliances are so old, particularly the refrigerator, which looks like it hasn't been updated since they built the place in 1992. The dishwasher was also a problem - it worked fine, then the top rack broke completely. I looked at it and you could see where the rust had eaten through the metal. The maintenance guys came in and fixed it - they're really nice and I have no problem with them - but the rack didn't come out but half-way after that. So I called them again to see if that was normal and they assured me it was in correctly. Again, my brother came over and started laughing because apparently they had installed it backwards! He also works in construction and has four kids, my nieces and nephew, who frequently come to visit. One of my nieces almost got her head stuck in the railings on the balcony, which current code, at least, protects again - so be cautious if you have kids! The worst was the A/C unit though. It went out numerous times during that summer - and summer in Texas? You need A/C. I continually called, they sent someone out, it'd work for a week, then be out again. Even when we tried keeping it at 80 degrees during the day, it would still freeze up. This has continued to go on and they have never fixed the problem completely - just a quick-fix that never lasts. It's aggravating to wake up in the middle of the night drenched in sweat, stagger over and pull off the cover to find the entire thing covered in a sheet of ice. Nearly every single week this would happen. I tried being polite, I tried being firm, and nothing seems to work. I'm always given a polite, "We understand how frustrating this must be, we'll fix it right away!" but I'd rather be told the truth, which is apparently, "We're too cheap to fix this thing right, so see you in two weeks!". In two years, they haven't managed to fix the thing. But they're quick to jump in when they think you're the one causing a problem! I smoke out on the porch, but always take care to deposit my cigarette butts in a wine bottle, which immediately goes in the trash when it's full. However, I guess because they saw me smoking one time, they found some butts and *taped them to a letter* on my door saying they would charge me $50 for each one they found on the ground around our complex. It was disgusting and the kicker? NOT EVEN MY BRAND. My cat also used to climb behind the blinds to look out the window and he bent one of the slats. Immediately we get a letter charging us $25 for a replacement because it doesn't look "neat" from the outside. Uh, gee, great to see you're so on top of that but can't ever fix my A/C! My closest neighbors are elderly and amazing people who I have no problem with, but the other tenants are a bit suspect. I had one man who used to wait outside of my apartment in the parking lot until he heard my door open for when I went to smoke - this isn't conjecture, he told me he did this. My brother, who is a police officer, finally got fed up and went to take care of it himself. Another police officer appeared, because they were keeping him awake too, and he told us that the courtesy officer was basically worthless and never even checked to see that the pool gate was closed after hours. Several times we've heard people peeling out while completely drunk and blaring music. We're moving, finally, and I can't wait to be rid of this place. The actual apartments are amazing, aside from the appliances and our unit's A/C, but the management did everything they could be make living here an absolute hell.”

They have refused to give me new, just changed it from a vacant apartment; the burners work but the oven door handle is loose and the lower compartment is broken. And the maintenance had the nerve and audacity to ask why I wanted the stove changed out and how the metal burner had come undone. Management does not walk the property; the dumpsters overflows and no notice is sent to the lazy residents to walk the extra 50 yards to the next. Trash is picked up I guess on Mondays but when there is a holiday the residents who can not read the notices put their trash out for the animals to get to for 3 days. There have been 2 break in since I have been here; WHAT AM I PAYING FOR!!”

We have been in these apartments since July 2011 and I have had nothing but a bad experience after the next. The staff is extremely rude and unprofessional. Maribel is always on the phone or hanging out with her friends in the office and when you want to speak to the manager she always pawns you off on someone else, usually Jackie (a girl who is completely clueless). The maintenance people are no better I never received a key for my storage so I asked for one to be made and they told me it would be in my mailbox. After 3 days I had to lie and say someone had broke into my storage and went through my stuff just to get the key. All the dumpsters are located at the back of the apartment complex and I live in the front. I have to put my trash in the trunk of my car to take it to the dumpster because it's so far away. The on-site gym has the same hours as the office which again is 9-6pm. What's the point of that? I can't utilize the facilities because I work a 9-5 just like most people do. Parking is such a joke! There is no parking for the people who don't live inside the gates, so if someone is having a party or having guest over you have to park on the street or across the street in the Kroger parking lot. The neighbors are noisy and there's always young kids running around screaming at all hours of the night. One night I was getting ready for bed and a kid probably around 3 or 4 years old came knocking on my door and I he didn't speak English and after a while some little girl came and got him. There is no security what so ever. If you ever see the police over here its probably because of all the crime that goes on in the apartment. I've gotten notes on my door about assaults & car break-ins. Don't let me forget the apartments are INFESTED with roaches. There are holes in the walls throughout the apartment where I'm assuming the roaches are coming from. My neighbor moved out of his apartment because the roaches are so bad and he has small children, but when he moved into the next one they were worse. I requested to have the apartment treated for the roaches and they said to wait at least 2 weeks to notice a difference and nothing changed after those two weeks they seemed to get worse. The roaches got so bad they were coming from everywhere. I would clean everything with bleach at least twice a week and they still got worse. They were in the bedroom, the bathroom, even in the refrigerator. It got to the point to where we have been eating out everyday for the past few months because they come out more when you cook. All the appliances are old and barely work, the cabinets are crappy. I don't know if it's the foundation of the apartments that is messed up or what but all the cabinets are crooked, uneven, and warped. All they care about is taking your money on the first of the month. Thank God my lease will be up in a few months because I've been counting the days until I move out of this Hell hole. They don't you care about the tenants at all!!! It would be in your best interest not to move here unless you like living with roaches.”

The maintenance staff is very good but the woman in charge of the office is not. They spend 6 hours a day ruining the brief quiet outside with loud blowers and mowers and put balloons up outside to make the place look better than it is..fixing the outside of the apartments so they can rent the empties yet care nothing for the quality of the inside of the apartments nor the safety of tenants. Bad AC, bad appliances all around. Duck diareha everywhere...you cannot get into your front door without stepping in it...they could hose it down or put up fencing but they just don't care. If you have a pet they'll be stepping in it and brining it inside too. Disgusting. There is a car frame in the so called lake and the benches are all vandalized. Bottom floor you get to hear boom boxes and every conversation and sirens and air planes because the windows are bad. The floors squeak with every foot step of people above.”

They have tried to help out with the parking by issuing the residents parking permits to eliminate parking problems in the smaller lot, but the towing company doesn't tow. I know that the towing company for the much affordable apt complex (not too far from here) is prompt and do the job everytime. They don't come up with excuses. It depends on the towing company I guess. :) Also concerned because of the armed robbery that occured several months ago on site. That could have happened anywhere but what if a resident had to park out by the street and got robbed. — 15035 WESTPARK DR · HOUSTON“I have lived in this complex for nearly three years. The website says it's the "best value in luxury apartment living." This complex is nowhere near "luxury", that's plain false advertising. If you compare rates listed on the website with true "luxury" apartment buildings, you'll see a large difference, and there's plenty of good reasons for it. When I moved in, I needed something inexpensive, but was not counting on all the maintenance problems & noise. The good aspects of the complex are that it is relatively safe, the grounds are decent, the exteriors look OK (although there are areas with noticeable rotting wood or mold) and there are units with washers and dryers available. The w/d are not inside the unit, but in a room attached just outside the front door. It can be hot or cold out there, but it is better than an outdoor or coin operated laundry. True luxury apartments have washers and dryers in the units. There is covered parking available - but it's *extra* per month. If you want a remote, that's another fee. The first problem I experienced was backwash from the sewage pipes which flooded up through the bathroom floor and bathtub. There have been regular sewage backups, 2 - 3 times a year. The AC water collection has flooded the floor in the dining room. There has been flooding in the parking lot after every rainfall the entire 3 years I've been here. It's about 6", enough so that the black part of the tire is covered. When I asked the manager what was going to be done, she said there was "nothing they could do". There has been flooding into the bathroom from upstairs, supposedly because the people up there didn't use a shower curtain. The ceiling was repaired, but I'm sure there's mold up there they don't want to deal with (they might have to spend money!) The water heater in my unit broke last year, causing major flooding in the kitchen, living room & bedroom. The way that was handled leads me to the next point. The maintenance is very slip shod. You're lucky if your request doesn't get lost because someone forgot to put it in the system, or whatever other excuse they tell you. When they have done repairs, they have sometimes been careless or caused damage. For instance, the water heater broke, the first guy said he had shut off the water, but it was still streaming into the kitchen. They had to send a second guy out who actually got the water stopped. Another example, when the faucet in the bathroom was replaced, the guy gouged the sink (which had previously looked new, and now looks trashy). When they had to repaint the dining room ceiling (water damage), I asked them to use a drop cloth on my china cabinet. They got paint on it anyway, even tho they wrote on the sheet that they had used one. I don't know if they lied or were just careless. The inside construction is poor overall. For instance, the bathroom & kitchen cabinets are made of pressboard. The shelves are bare pressboard, without even a veneer. They look trashy. The wood is soft & bows with the normal weight of dishes. Also, when flooding happened, the apartment was very humid. Pressboard humidity = even more sagging of the shelves. There is very little sound insulation. The pipes sound very loud, and you'll hear everything going on in your neighbors' apartments. You'll hear cabinets slam, thudding as they walk, the toilet flush, and people going to the bathroom. Yes, it's gross. The AC units are just outside the bedroom windows on some of the first floor units, and they are very loud. You'll hear people talking outside, even when they are at quiet, at all hours. Some people are very loud when they walk through the complex, no matter the time. There are some kids that play, running & yelling, until 11 or 12 at night at times. The complex rules say quiet time starts at 10p (just like the city ordinance), but these folks don't care. There was a really bad roach problem last year. The exterminator is out every week, but won't visit your apartment unless you ask through the office. There is no regular extermination in the units. One neighbor had a very bad roach infestation due to being filthy (I was told by the manager after the neighbor moved out). The entire building was infested, and badly. I'm talking killing a few dozen bugs every day. The manager's opinion was that "maybe" they would have to exterminate in the entire building. No kidding! You can't get rid of a building wide infestation unless you get the entire building, or the bugs just move to a different area. I think they were trying to get by on the cheap, rather than doing things right. The infestation took 4 months to really clear out. Finally, to highlight the flaky maintenance & uncaring attitude of the staff, let me describe the small lake caused by the water pipe break outside my building. This happened just recently, during a major state-wide drought. There had been water streaming up from the ground for a few weeks. One day, I saw the manager and pointed it out to her. She said she hadn't noticed it before. Since she regularly walks around the grounds, and picks up trash, either she's really non-observant or was lying. Fortunately, the pipes were repaired the next week, but the ground around it was left in the dug out state it was left in by the plumbers. No attempt has been made to smooth the dirt over or replace the grass, so it looks like a crappy hole in the ground. To summarize, if you need to live somewhere cheap, this place is cheap both in price & quality. Be prepared for the bugs, noise, and regular flooding. Get renter's insurance in case your belongings are damaged by flooding or careless maintenance.”

A horrible tragedy, and traumtizing to the victims. So what does the management team here do? Nothing except blabber to all the other residents! DETAILED DESCRIPTIONS OF THE VICTIMS were being given to COMPLETE STRANGERS by the management team! Are you SERIOUS?! Not only are they further endangering the lives of their own tenants, they're proving what immature carelesse human beings they are! After the incident, the management team sent out letters to all the residents. The letter read somewhat like this "We at The Point at Windmill Lakes are responsible for nothing. You are responsible for your own safety. For a minimal fee, we will replace the locks on your door. Get to know your neighbor." FIRST OF ALL, nobody had a home invasion. They were held at gunpoint in the freaking parking lot! For the ridiculous amount they charge for rent, they sure as hell can hire an $8/hr security guard! Basically, I can't believe the carelessness an uncaring behaviour of the management team here. The leasig office girls have ALWAYS had bad attitude problems, and I've never complained because bad attitudes are one thing, but total disregard for your residents and their well being is another! And believe me when I say they overcharge for these apartments! ------ RIGGED! And the lake looks horrible! It's more like a swamp than a lake! Just grounds for mosquito breeding now. I feel bad for the poor ducks. That lake is NASTY! I can't wait until my lease is over. I'm moving over to Windmill Landing, which is reasonably priced and beautiful! NOT ------ LIKE THIS PLACE! And it's hard to get into that complex, WHICH IS GOOD, because trust me, it's obviously not hard to get into this complex. Everytime I put in a maintenance request it takes them over a week to fix something if not longer. I think the issue is the office staffs lack of responsibility of turning the work orders over to the maintenance crew. Maintenance has always been 100% before this new leasing staff and manager took over. Rent is going up... And for what??? This place isn't getting any better so why is it increasing? The children that run around here damage property and ride their bicycles on sidewalks not caring if someone is walking on them or not. Roaches are abundant in this hell hole. I'm almost afraid that one will crawl into my ears or mouth while I'm asleep. Occasionally you will see one of those big Texas sized nasty roaches. The new manager won't even get up from her desk to help you, if she sees you waiting for a leasing agent in the office. She won't even have the courtesy to say that someone will be with me in a minute. I really miss the old manager. She always had kind words to say and always had fun activities for the kids. I'm just ready to move. Also some of the neighbors have absolutely no respect, they blast their stereos loud with the bass beating up against my walls. Its annoying. The walls are on the thin side. The only good thing about this is knowing that my lease is almost up. Definitely not renewing it.”

The leasing office staff girls aren't exactly the most emotional people I've come across but I'm pretty bland at my job too. They've never ONCE been rude. Maintenance has come on a timely manner. The maintenance guy they have here is a cool dude. Always friendly and thorough. I had a couple toilet problems but apparently that's pretty common. The lake is gorgeous and the rent is reasonable. For everyone who complains about the duck poop, you knew there were ducks when you moved in. What, did you think they have a litter box? I live on the third story so it's not like I have to worry about anyone breaking in, because who wants to climb all those stairs? Parking past 10 pm sucks because everyone is home and it's first come first serve parking. But I've seen worst. Everyone here is quiet and keeps to themselves. I barely found out yesterday that I have a neighbor. If you want to live in a very quiet complex I would recommend this place. Sometimes it's so quiet I wonder if people actually live here. Or maybe it's just the apartment I live in. Either way it's an awesome place.”

It's expensive, but the apartments are nice and of decent quality. However there are some major draw backs, mostly related to safety and security, and as a result I may not renew my lease again this year. Safety and noise are a big issue. There are frequent break ins (homes and cars) and I see many suspicious looking people wandering the complex at night. They have gates but people tailgate in behind one another to get in and as a result the gates don't do much to protect the residents. I have a group of college age guys who live above me who frequently make lots of noise, jump around and throw things in the middle of the night, sounds like a herd of elephants and so far management has not been able to do anything. Had to call the police on another neighbor after hearing multiple incidences of domestic violence and fighting in their apartment. Parking is a pain, many people take up more than one space in park in emergency zones and nothing is done to reprimand them. Maintenance is hit or miss, some issues are fixed immediately but others take weeks of hounding in order to get action to be taken, the maintenance people are pleasant and polite though. No "courtesy patrol" -- occasionally there will be a rent a cop stationed somewhere in the complex, but not a consistent thing. Overall the complex is not terrible. The apartments and grounds themselves are very nice and I enjoy my apartment home, I am just not satisfied with the level of security and the high noise level disturbs me.”

Can you imagine, you rent a place but you have no where to park your car'' Also, there's been many break-ins and although they added a security guard on site. They do nothing. Just sit in the car. Many times, as I am entering the apt complex through the gate, there are cars in front of me waiting for someone to open the gate for them. I've even seen cars enter through the other gate that people leave the apt complex through and the cop sees this and obviously he must know these people do not live here since they cant open the gate; yet he does nothing! I am also fed up with management. They constantly enter my apartment without my consent. I specifically tell them come on Friday because I will be home and although they say yes, they show up on Tuesday when I am not home. They dont call to tell me they will be coming or anything although on the amli website, it says they will not enter any apartment without the tenants consent. I have filed a trespassing charge and complained about management and I will tell everyone I meet not to move here. Neighbors are loud and use the pool area at 2 am in the morning even though it clearly says no one should use the pool and be loud beyond 10 pm. Kids play with the ball and ruin the mailboxes. I've complained many times to no avail. The list goes on and on. Just read other reviews or if you dont believe me, come live here and you will be the next writing a negative review.”

The tenants before me were NASTY. There were roaches everywhere! They decided to come out as I was moving in and I don't mean a little roach here or there. I mean roaches on the ceiling, floor, walls, tv, boxes. Anytime I placed something down on the floor roaches would attack it! My son had roaches on his head. They were crawling in my boxes. I was beyond disgusted. I had to place my things outside on the balcony and cover them with plastic because it was raining. We had to go back to our old place and sleep on the floor. I got up the next day and bought several roach bombs and placed them in each room of the apartment. I had to stay at a friends house for a week because I would not stay there until the roaches were completely gone. They did reluctantly repay me my $60.00 dollars I spent on roach products. They took of a week on my move in day. But service calls are sometimes slow, the crime around the area is not good, the neighbors that live below me are loud and like to have others over that curse at 9:00 and 10:00 o clock at night. The apartment is decent for a couple of students but if you are a family, don't stay. They don't have a grace period so if you are one day late, you get fined, they change the gate code every month which is annoying as hell because sometimes they don't change it in time or you forget the new one.”

The Manager and Assistant have done breakfast at the gate also pool party and Thanksgiving dinner cooked my manager herself. This is a very good place to call home I highly recommend.”

She made 2 mistakes on our account and is now trying to cover them up. Called corporate about this issue, waited 3 weeks, still not called back even though I've called 2 more times about this. Nobody seems to care. The other 2 leasing agents have always been kind & helpful whereas dealing with the manager is a pain, and she has a short fuse, loses her professionalism. I am not the only one who has experienced her bad attitude either. When we first moved in the overall rating for this apartment was 52% if I remember correctly... Now it's at ZERO. That says a lot about a place. Also parking is a mess usually, my car was hit on the back end while parked here, sketchy people out late at night, roaches, roaches, roaches & lots of AC issues. To end this review on a good note, maintenance is extremely prompt usually & fixes things right. The pool is normally clean all year round & our neighbors are nice.”

I can honestly say that I never experienced any safety issues or issues with management in my 4 years there. The issues I had pertained to things like repeatedly getting my apartment flooded by an upstairs tenant (several different tenants), tenants throwing trash all over the premises, and bugs. I especially grew to dislike the washer and dryer being in the outside utility room because the room would always get taken over by wasps. Also, parking can be an issue if you get home late. The building and appliances are also very old and I was ready for an upgrade. Maintenance will tend to your issues quickly upon request. You can get pest control if you request it. However, I had issues with getting that taken care of because I have a pet. They will not treat your unit if you have a loose pet inside of your apartment. I've learned to just do it on my own using industrial strength stuff once per month. Perhaps the new management will make some needed improvements. It's not the worst place.”

My friend called me and told me there were roaches crawling in the sink while I was getting the truck loaded. I called the office and they said they would be gone in a couple of days since they had sprayed. I am a total neat freak but needless to say they are not gone and never will be. I should have just said screw it then and not moved here. The staff is also rude and so is the central office. They don't care about the tennants as long as you're paying your rent. Current mgmt doesn't live on property, and could care less about anything residents have to say. And to top it off, they aren't the smartest tools in the shed. Ignorant, clueless, stupid twits! My guess is the same person who wrote that one then commented on the most recent review of a new resident. I find it suspicious that the person lived there 7-8 yrs if their experience was as terrible as they say. Why not move after the first year when your lease is up? I'm going to focus on the possible negatives, specifically those mentioned in other reviews and why they're not problems for me personally, but that a new resident would want to consider before moving in. This may seem to give my review a negative tone, but I would recommend this complex for anyone willing to sacrifice internal looks for price. I have only had one disruptive problem, and that was recently with a (new?) noisy neighbor. I complained to management and they put a lease violation on the resident's door the same day. I haven't had any problems since then. According to the lease if you get 3 violations, your lease can (will?) be terminated. The appliances are indeed old. This was one thing that made me very wary of moving in, and before I signed the lease, I made sure maintenance would respond promptly. However, none of my appliances have stopped working in the time I've lived here. I live in the smaller 2 bedroom apartment, and the refrigerator is on the small side, so I'd recommend you take note of that if you're going to have multiple residents. The apartments are not well insulated, and noise travels easily inside->outside (but not vice versa), and the electric bill may be a little higher than you're accustomed to, but mine was comparable to other apartments I've lived in. For free cable/WD and paying about 650 a month for a 2 bedroom, I'm willing to pay a little more for electricity. They divide the water/trash bill up amongst the residents and you pay by apartment size. My monthly bill for that averages about $25. I'm on the second floor and don't have any problem with bugs. But I never get a ground floor in Houston because of all the insects. Take note that because the apartments have so much for so little, you're probably going to have neighbors who aren't exactly upper middle class. As a lower-priced complex in Houston, there are several black residents and -------- families. However, I have not seen any of the "hoodlums" another reviewer claims live(d) here. I've seen several racist reviews/comments on other Houston complexes, and I hope that wasn't one of them. I also know a couple of very old white people who are quite comfortable living here. (I do know several complexes went to hell after Katrina, but in most places that has been taken care of by now.) I personally haven't had any problems with crime, but there's crime everywhere. If you're going to live in an apartment complex in Houston, don't have valuables visible in your car! Common sense, people. There are several younger people, so it wouldn't surprise me if some were smoking pot, though I haven't personally seen them. But if they are, it's certainly nothing compared to your average college campus. Go walk through the halls at the Rice dorms some weekend... Honestly I'd much rather have neighbors smoking pot than being drunk and disorderly. The complex is tucked away nicely and is gated, so you'll probably avoid the crime you would get by living in some place just off Westheimer. There was a period of time where one of the gates was having issues, but that was several months ago. There are several families and people are always moving around during the daylight hours which in my opinion makes the community safer. Be smart and get renter's insurance (which you should get no matter where you live). There was a sexual harassment crime in the complex a while ago, and management put notices on everyone's door with tips to avoid being put in a situation where something like that is possible. (Basically telling people not to be idiots.) I don't use the pools, so I can't comment on their cleanliness. That's everything I can think of at the moment. If you don't mind that the interior of your apartment, especially the appliances don't look new and spiffy, I would definitely recommend this to you. Keep in mind that because of the cheap price, you may be surrounded by those for whom this is all they can afford. Crime happens everywhere, always check crime reports for the past year or so when moving somewhere new. I passed up one complex because there had been three murders there in the past three years...”
“I lived there for about a year and it was horrible. The old management was wonderful but once the new management came in everything went down hill from then on. They would leave the pool open ALL night when it was suppose to be closed at 10 which would cause a ton of people who dont live there to come in and make noise until 3am. On top of that there was a wasp and yellow jacket problem big time in my apartment.They would leave the gate open all night so anybody could comes in and my neighbor told me how she was robbed in her own home. There is trash all over the yard which the old manager had maintaince guys pick up because its part of there job but when the new managers came in they could care less because they dont even live there so they dont care what it looks like. Then when I was finally leaving they charged me with these crazy leaving fees. So people who live there and are thinking about all I have to say is be prepared”

THe maintenance people are really nice and friendly. We did have some small bugs when we first moved in, but we think that's because there wasn't anyone living here for awhile. I don't know. But they are really timely in fixing things. There are a lot of kids, but they pretty much occupy themselves. Kids are Kids, I don't mind them. After Hurricane Ike, the apartments held up very well. ONly the fence fell down and the carports were loose. BUt the management and maintenance are out there working on it everyday. THe apartments are also connected to the commercial electric, so our power was restored within 8 hours of the hurricane, I think. Also, I like that the apts play different things with the tenants. Like we play bingo for 50 dollars off the rent, and they have raffles, and the weekend before we moved in they had this big luau at the pool and gave away a bunch of prizes. I don't really know what else to say. I just really like it here. Everyone pretty much minds their own business. My neighbors are nice. Not bad on parking, I always get a spot infront of my house. THey let my paint my apartment, which I LOVE! we have a 2 bedroom and its really affordable. I just wanted to let people know that this is a good place to be, in a good location. THere hasn't been a review in forever. So, just. They are good apartments. So far.”
