“This is Not a place for anyone.! The ladies in the office are extremely dismissive when tenants file complaints on another tenant for harassment. A single mother have called the police 8 + times over vandalism to her vehicle, window busted out of her apartment and stalking - all within a weeks time. ----- and ------- (management) stated that they didn't care if she is a Victim of a crime with ongoing investigations. They put a 10- Day eviction notice on the victims door, yesterday. And, my vehicle was vandalized on October 31, 2023 while parked in front of the office waiting for the Victim to give Management a written statement that they requested and then they turned around and used it against the Victim, because (Law Enforcement was involved)to evict her. And, yes the Police was called every time. So, No.... this is not a safe environment for anyone trying to raise kids. There's no security on the property. That is a LIE! Their other statement when told that another's tenant is having her guest vandalise property....was the other tenant is allowed to have guests! -----, even stated the other tenants boyfriend name after we told her that he is the get away driver! Given, that this is a HUD subsidized low income apartment complex. HUD will be notified and the Victim/Evicted Tenant will see management in Court. This is illegal, non ethical and possibly discrimination!”

These apartments are a joke, My fiancee' (now wife) and I spoke with Gina and mentioned the the reviews she said don't worry people leave negative reviews to bring down a place that is luxury. Gina ask did we want a top or bottom floor we said top she said she had one available which was good but she said it wasn't ready yet....generally at apartments you don't mention unprepared units. Gina said she had a model home ready for us to see we seen it and was impressed so we signed everything paid the deposit and said we want to move in June 22nd. Long story short Gina got our move in date wrong instead of putting the 22nd she put the 15th never send the confirmation of us being accepted by the apartment we didn't know how much first month's rent was and we still wasn't able to see our unit because it wasn't ready until the day we moved in. I spoke with Vanessa she said she would change our date to the 22nd and we would need prorate plus first months rent ( Gina didn't mention this prorated) Vanessa and I went back and forth out the prorate then she just said pay the prorate. Move in day I cam 30mins before closing because my friends were helping use move Gina rudely said it's 30mins to close and you should have come earlier now I have to stay later ( I apologized of course but I was working with my friends schedules) I got my keys and had to find my own way to my unit since GINA had to close. My friends and I checked for electricity that worked but the hot water out the sink wouldn't shut off, The light outside was broken, chips on the wall, stove that wouldn't turn on and the worse issue was roaches on the floors in the refrigerator/dishwasher and the bathroom. I went to the leasing office to try and catch Gina but she was gone I ran into Carlos the so called maintenance manager and he just turned off my hot water and plugged in the stove and said make a ticket to get your water issue fixed. I marked up the move paper with our concerns took it to Gina the next day and she insulted me and my partner saying "you asking to many question is this your first apartment" We told her no she said she would look into the issues being addressed. Long story short it's being 3 weeks since we've been here we gave them until the 6th to fix the issues mostly the broken stuff is good but we still have roaches Gina threaten to call the police on use because she had better thing to do instead of helping us...we spoke to the director Joe Lee and he won't help he mentioned we done all we could.....do yourself a favor stay far away the other reviews that are one stars are the most accurate everyday and night roaches crawl on use we use to eat out now we need to save money to look for a new place once lease is up. I you want better look at 4 and 5 star places because every other apartment we stayed in never was this bad...the saddest thing is if you can take my word for this I have video/picture proof of all the pest, broken appliances and paperwork showing how the pest were never address. Look elsewhere or you'll be stuck like us until lease is up. Also another weird thing I just notice Gina place a 5 star review seemingly to boost the rating of this place....Suspicious right?”
— 90 UVALDE RD · Houston“I have been living in these apartments for a year now when I first moved in my apartment was infested with bedbugs me and my husband had to take care of them ourselves...the people in the front office is rude I witness someone get a gun held to their head and robbed just was looking out my window DON'T MOVE IN THESE APARTMENTS MOVE SOMEWHERE ELSE”
— 90 UVALDE RD · Houston“These apartments are nice apartments. However if you are an animal lover this is not the place for you ! The pet deposit is 750.00$ that's crazy! That's rent ! The highest I've ever heard in one place is 400.00$ and no you can not make payments. That's upsets me and many others .”
— 90 UVALDE RD · Houston“Wood Forest Apartments are poorly ran by the property manager Vanessa. She was very dishonest and unprofessional. I cleaned the apartment thoroughly before exiting, turned in the keys, turned in the remotes and yet and still kept full deposit and then turned around and billed me for petty items. Like dust on the ceiling fans. Really?? I would not advise anyone to ever stay here they also had bedbugs which caused me to throw away all material furniture even after they sprayed the unit.”
— 90 UVALDE RD · Houston“The staff was pleasant and very informative. She did not seem in a rush and was willing to answer all my questions.”
— 90 UVALDE RD · Houston“When I first moved here it was quite. Now it is really bad. People are getting robbed at gun point and apartments are getting broken into in the day time. They are jumping the gates to rob you. In the summer time you can't even swim because they jump the gate and get in the pool. Managers are so tired of the complaints that they lock the pool. There is a serious ant problem in the summer time. IT'S HELL DONOT MOVE HERE!!! The security guard is sleep or you never see them and the cops that did live here was ran away by the ------ next to the apartments.”
— 90 UVALDE RD · Houston“I came in to look at a one bed room study. the young lady that toured me was very attentive to my needs. the floor plans were nice and the overall property was clean. This will be my first apartment so in a couple of months i plan on moving there.”
— 90 UVALDE RD · Houston“I've rode by these aparrments several times while visiting a friend in the neighborhood and these apartments have always been the nicest and cleanest in the area. Now they've added gates, when I'm ready to move in a few months I will be sure to keep them in mind. I stopped by out of curiosity last week to see what the inside look like and I must say they were actually nice and to be as old as they are they are well maintained.”
— 90 UVALDE RD · Houston“I lived in these apartments for a year and really enjoyed it. For the most part, it was really quite outside. The staff in the leasing office are very professional and are always willing to help. I was recently transferred to the otherside and was disappointed that I had to move. The maintance staff was proffessional and performance was beyond what was expected. These are great apartments for the location. I highly recommend them.”
— 90 UVALDE RD · Houston“I would not recommend this dump to anyone, My car has been broken into bullet ahora heard from the parking lot in front of My apt. Not to mention that there are spiders everywhere, air condition leaks that have flooded My apt more than once, everything that supposably gets dices ends up broke again, this place is Hellboy”
— 90 UVALDE RD · Houston“I recently looked for an apartment all in the area. The person who helped me here was the nicest and most helpful. They are adding gates and I liked the location. I think its a great place!”
— 90 UVALDE RD · Houston“I have lived here for several years, as well as 3 other family members. They each have their own apartment. From my opinion, I love it here and will remain to stay here until I can not live on my own. The ladies in the office are very nice, and truly do care about their tenants. If I need Garry to come by and fix something he has no problem coming over and handling it the same day. My neighbors are nice and don't mind watching my apartment when I am gone for the weekend. It's all about who you are and that you get to know your neighbors. I am not good at this online nonsense but I felt I had to say something nice about my community and the nice young ladies in the office. Thank you for your time and enjoy your day.”
— 90 UVALDE RD · Houston“The Manager ------- is very tacky and unprofessional, there are drugs and thugs everywhere, if you want to get mugged, robbed and raped, then these are the perfect apt. complex to move too. And if you complain the manager will make sure she tells the criminals you complained on them to try and scare you out of ever complaining again...The Laundry Room is always packed with thugs smoking weed all hours of the night becuz management is to cheap to lock it .”
— 90 UVALDE RD · Houston“I moved here bk in Feb.2012 and I LOVE my apt. I have not had any major issues and any small ones have been taken care of. The manager has always been very nice to me. I would recommend to family and friends.”
— 90 UVALDE RD · Houston“If you like living with roaches i suggest living here this complex will accommodate you.....An apartment complex should spray for roaches monthly......I moved in on 9-1-11 and they have just sprayed last month......I have complained about the roaches and nothing has been done...... I writing this review because i'm so pissed off!!!! I was eating dinner and a roach fell on my head on to the table..... How disgusting is that????? You can best believe i will be moving out when my lease is up.”
— 90 UVALDE RD · Houston“I stayed here for almost four years as I did not think I could move. When I asked for a bigger apartment they wanted to charge me a lot more. After I left they sent me a bill taking my deposit and charging me for all types of things like like a reletting fee and my lease was already up. I also have to pay for a month that I was not even there. Don't stay here and leave as they will burn your pocket. Manager's attitude and some workers they suck.”
— 90 UVALDE RD · Houston“I moved in July 2011 and im satisfied with everything so far. The staff and maintence crew are friendly and are williing to help when needed. There is sometimes loud music but that's kinda the norm with folks thinking we actually want to hear their music. My neighbors have been friendly and my kids have adjusted nicely to the apartment living. However, sometimes visitors come and leave the cars parked in spaces to long which in most cases their parked in residents parking spots. Besides that I've enjoyed my stay so far.”
— 90 UVALDE RD · Houston“I moved in the Pines of Woodforest, in Dec 2010. My light bill for the apartment I lived in #201 was no less than 400.00 and was as high as 785.00, for a 2 bedroom, 2 bath apartment. It was unbelievable. I called the electric company and they told me that the AC unit needed to be replaced. The complex never would approve replacing that AC unit. They repeatedly told me that the no other tenant had that issue. I do not believe that. I loved the area and the complex. There was just NO maintenance after hours no matter the problem. There was no approval of the AC replacement. We had a leak from the AC into the bathtub for a month... at the end they charged us for not cleaning stains from tub.”
— 90 UVALDE RD · Houston“What have I gotten myself into, just moved here a week ago and nothing but the ac works. Toilets don't work, water don't run properly, ceiling fans don't work. WTF. Been complaining like he'll and no results. I need help how can I get my money back. And far as parking its crazy. They make you sign all these papers saying what you would be responsible for but what about what they are responsible for. This ---- is not right at all. My apartment is a health hazard. Toilets not flushing and everything is settling. ITS NASTY HERE.”
— 90 UVALDE RD · Houston“If you like noise, you'll love it here. If you like people using the "n" word and the "f" bomb all the time and very loudly, you'll love it. If you enjoy the sound of SCREAMING children (well past the time young children should be in bed), you'll like it. If you like young women walking through the parking lot at 7:30 in the morning smoking joints, you'll like it. If you like hearing sirens 24/7, you'll love it. If you like greeting your neighbors with a pleasant smile and "hello" and getting snubbed in return, you'll like it. Do you like PAINTED kitchen and bathroom counters? Then you'll like it here. Hope you like bugs, too, because they like it here. Sadly, the apartment I was in was somewhat nice, but every other aspect of this place just sucked.”
— 90 UVALDE RD · Houston“I have lived here for 13 months. My apartment has been broken into twice and my car broken into once. I have talked to other residence that have experienecd their apartment are car broken into. A few people had their rims stolen. Picture this I live upstairs my apartment was broken into between the hours of 7:15 and 11:00 AM. I had a 5o inch Plasma stolen. The property did not post notes around the complex. During that time I'm sure someone saw something. MAKES ME WONDER WAS IT A INSIDE JOB? Oh and when you talk to the offfice staff that makes it seem as this is a wonderful property and you are the only one that this has happened to. DONT LET THEM FOOL YOU. I have lost over $3000 in property living here.”
— 90 UVALDE RD · Houston“This place is highly unsafe, car has been stolen, staff has no people skills. Every week there was a notice put on the door someone's apartment has been broken into or car stolen. My truck was stolen and then I caught the thief trying to steal my other vehicle. No security at all and they do not fix anything. There was mold in my apartment from numerous water leaks. Oh and the maintenance steals from your home when you are not there. No play area for your children and when I moved out they tried to charge me for resurfacing the old painted countertops. Bad Business.”
— 90 UVALDE RD · Houston“Unsafe, Police Sirens every night, Good Maintenance, Very Poor Parking, unfriendly neighbors. No Good Play Areas for children, old and expensive for a 2 bdrm. Painted counters, old appliances.”
