“Two words: BED BUGS !! Complaint was made on 12/06/2018. Free treatment that I signed AND dated was scheduled on 12/12/2018. Had to toss my living room furniture, dining chairs, mattress, upholstered headboard. They never showed up. When I called the staff said "I don't see your name on the list to be treated"...wait, there is a LIST?? When I complained about them you guys said I was the first tenant to complain about them.....now I have to WAIT until 12/19/2018 because they only treat apartments on Wednesdays.... Bed bugs are an environmental health hazard but this staff don't seem to have a sense of urgency to contain and eradicate this issue.....plus the fact that I am sleeping on an air mattress in an EMPTY apartment means nothing, after all, they got my December rent....I am so disappointed .”

The pool and the property was straight when the last manager was there (Jesusa) the only problem is the supervisor who's not all there. The girls doesn't know what positions they have and they left alot for poor Jesusa to fix. For example papers works are unorganized and leasing is unorganized and Jesusa would always tried to fix or clean things. She did her best without anyone training her and the supervisor was never supported. He just believed on his onword and just want to changed all employees. I think you should changed your sypervisor to better the place. Noticed are given left and right and at least she tried so much to save people. But notices was given when Jeanette was still there........ It was not Jesusa and thats the fact. Support from supervisor is whats needed not pressure.....”

The previous Management was better and Laura was nice, even Alicia has changed and rude to my family so don't believe that lie, I lived there for several years and between the gun shots and strange people breaking in apartments, you will not like it there and look at all the old comments because maybe they paid someone to write a good review or did it themself. My boyfriend and I left because they don't fix anything!”

I love that each apartment has its own reserved carport. Coming home and being able to park close to my apartment is awesome. Maintenance is phenomenal they always get my work orders done the same day and sometimes with in minutes after I call. The new manager Heather truly cares about the property and residents. Alicia the assistant helped me set up my online account to pay rent. Over all I am super happy I moved to Foxboro!!!!”

The assistant manager, Alicia is by far the best in the office. She has been there since day one and has always showed great interests in the tenants. Everytime I had any issue regarding my apartment she was always there to assist me. She has very good customer service experience. If any one is looking for a place to call home, pleas go visit Foxboro and ask to speak her.”

I moved here a few months right before the lady they called Mr Dorthy left, and since I have kids I felt it was safe, but then she left and this other lady Laura took over which caused it to go down and now they have some other people who have allowed all these ------ people live here and it's very bad, everyone is saying they are moving now and I can not even let me son play outside because of all the sex traffic and drugs, I am living this hell hole! do not move here because they lie in that office!”

They try to kick you out from being a few days late with your rent, but they turn off the water every week, I have only been here for 8 and the black lady who was here left and now the other people are not nearly as professional as she was, the new property manager is nice but the Mexican lady will not work with you and seems to be fake, all they care about is money and not the tenants, and they have lots of stray cats, men walking around getting high and the rent is very expensive and I live near the exit gate and always see people coming in the exit gates and these managers are never around!”

They have a lady who is rude, that is never the manager and a teenager who is the assistant and nothing is getting taken care of. I hear most of the residents complain about the breakins, the water problems which they charge you and now you have strange men walking around at night. I think the owners of these apartments need to rehire someone like the previous manager who everyone here seems to like, instead of being desperate and replacing the office with people that only care about making sales. There are tons of cats around, and people always park in your parking space. I will be contacting the Corporate office, along with a few other residents who were talking in the laundry area because no one likes it here anymore.. The area is a high crime area, the rent is too high and the apts are old, so you can't also have a rude person in the office is smells like an ashtray.”

I put my $$$ down but the day came I HAD to move and the apt. (I had paid money for STILL wasn't ready). So I had to make other arrangements (storage & camp out with friends) and did I get any of MY EARNEST money back - NO. Talk about a sucker punch!!”

Cats running around, high crime which seems to happen every week, they turn off the water every other week without notice but bill their residents these massively high water bills, old cabinets that are worn and people park in your parking spots. I have not been here very long, but I hear the other residents say the office ladies do nothing to repair the apts or security and some even are thinking of calling corporate, do not move here because you will have your car or apt broken in to! I will not be staying !”

I do not understand how a place charges for water but will not pay to have the problems fixed right! I also hate how bad the crime is, other tenants are complaining about this. I was told that this place was well maintained but I believe they are ripping people off by charging for water and they keep turning it off. I am going to file a complaint with the BBB to help me get out of this place! Do not move here, you will have your vehicle stolen or no running water to bath and as a guy I need to take a shower!”

They will be helpful and nice UNTIL you sign the lease and then they will talk down to you as if you were a delinquent tenant. 2. They will come into your apartment w/o notification and will leave no notice behind to inform you that they came in to do maintenance. 3. Maintenance crew consist of one inept worker. 4. All the cabinets have rotting wood. 5. They do not wash or replace the carpets prior to move-in date. 6. COCKROACHES 7. Piping issues: broken water mains not temp control (water either blistering hot or freezing cold) brown water weird chemical smell 8. No sense of security. Anyone and everyone can get ahold of gate code - unauthorized vehicles constantly taking up all parking spots. 9. Really old A/C units that won't cool correctly and can't maintain temp below 74 deg F. 10. Windows leak every time it rains. 11. Community washers and dryer constantly out of service. 12. A lot of feral street cats. FYI all the lawns are infested with fleas. Resident on site actively feeds street cats, population continues to grow. They sleep on cars and piss on tires/everything. 13. Trash constantly overflowing with old furniture. Neighbors down the street use it as the community dumpster. 14. Street gets heavy traffic from cops, firetrucks and ambulances. Constant noise from freeway and cars driving down blaring loud music. 15. Parking lot used as dumpster for abandoned/stolen vehicles 16. Cars broken into often.”
— 10411 SOUTH DR · Houston“Do NOT move here! This apartment complex is a scam. When I went in the first time they told me They had a one bed one bath on the 3rd floor for 659. I went to get my deposit and app fee, came back and they changed it to a second floor apt for 669. Right there I should've known something was off about these apartments, but I submitted my app anyways. I decided to cancel the apartment because I found a better option later on that week.They say that your 175 deposit is refundable but once you try to cancel it becomes non refundable. I hadn't signed a lease yet and decided on another apartment and they tried to keep my deposit. They lied and told me the deposit was already processed at first, then when I wanted to get lawyers involved that story of course changed. They wouldn't give me a copy of anything I had signed. No one should have to go through that to get their money back which I eventually received back before I left that day. Before you lease here know that your water bill will split among all of the residents. 60&70 dollars a month. That is entirely too much for a water bill. The cost should be split by which units are using the most water you should not be paying over 30/40 dollars a month for water.”

This is Houston so crime is gonna happen no matter what side of town you live in ...luckily I haven't experienced any Only problem I can see if the parking can be hectichectic but nothing major The pool is flawless very clean The management staff is awesome I'll deffinetly be renewing my lease”
— 10411 SOUTH DR · Houston“I do not recommend these apartments. The water bill is currently $60-70 a month. I live in a one bedroom apartment and the cost is high for water and rent too. There is never any visitor parking which is a problem for my husband and I who share one reserved parking. We are forced to park on the street. Which is very dark in a not very safe neighborhood. Also many hit and runs. There is a towing service who never makes it out. They recently hired a new company but when I tried getting a car towed from my reserved parking space they said management hadn't yet authorized their services. However, their towing service posters are all over the property. False advertising? Teens play football carelessly on Sundays in the parking lot. The property has an outdoor dog potty area but the residents seem not to care to walk their dogs out there and let the dogs go wherever. Fridays smell disgustingly like poop when they cut the grass. I've step on poop before as well. I've lived here over a year and my bedroom has never been cold. Maintenance is very prompt but never solve the problem. The laundry facilities on site are not very good. The washers do not wash well and some residents leave their clothes in there for hours. The close proximity to Highway 59, and the Beltway 8 is not worth these outrageously priced apartments in a dangerous neighborhood. Stray cats everywhere.”

The appliances in my unit were old, but everything worked and I've had no problems. Everything was freshly painted and newly carpeted. There were some stains in the drawers and in the tub from the previous tenant, but nothing too bad. The pool is wonderful! Always clean and so beautiful looking! Management is very helpful, kind, and efficient. Maintenence gets things done in a timely manner. I haven't had many problems with a noisy environment. Sometimes on the weekends it gets a little noisy, but that's expected anywhere. There are stray cats in the area that look sickly sometimes, so if you have pets make sure they're vaccinated and on preventitives. Everyone I've met here has been very nice, welcoming, and respectful. I have had no issues with neighbors or anything like that. Parking can be difficult. If you have a guest on a weekend, they will most likely have to park on the street (which is sketchy - a lot of cars get broken into) because other residents take all of the guest spots. If I could suggest one thing it would be to expand on parking or put security cameras on the streets where people are sometimes forced to park. Overall, a good place to live. The friendly and helpful management makes up for any "flaws" you might find.”

Could tell they shapooed it. I'm on the 1st floor and the water pressure is great. Shower blasts. Basically if you work your butt off to make ends meet these days and want a quiet clean spot to stay at, this is one of those places. Friendly working class neighbors. At night there's never hella noise like super loud music, cars peelin out, you know. So yea, positive people, fun people, and none of that ruckus. Good times.”

Ms. Dorothy and Ms. Laura have been nothing but professional, kind, and always helpful! They make the residents feel like family! If I put in a maintenance request--it is always done the day that I put it in. The grounds are always neat and clean! The office are always having events for the residents! I have stayed in two different apartments because I upgraded to a bigger unit--in two different buildings--and I have never had any bugs of any kind! If you are looking for an affordable place on the southwest side, this would be your best bet! The surrounding area is not the absolute best, but the apartment community is awesome! Right by 59, beltway 8, and Sugarland! A hidden gem most definitely!”

One time, a cat was dying and the maintenance staff threw it in a dumpster. There were stray dogs here and I saw one chase a lady all the way to her apartment. You hear gunshots almost daily. Maintenance staff can't speak english and do half jobs they just need to fix again later. Parking is impossible. There's never any open spots so you have to park on the street where people pop your tires and smash your windows. Not exaggerating on that one. The pool is never taken care of. Management was nice, but they fool you just so you rent the place. Do yourself a favor, pay a little extra and live somewhere nicer and safer. This place is not worth it. In reality, it looks NOTHING like the photos online.”

I lived here for three years and left due to having bed bugs in 2012 and upon moving to a new unit next door apartment smelled of bowel and faeces. I contacted management to fix the problem but instead of fixing it they ignored the requests. I sent in a 30 day notice that if the problem was not corrected that I would be leaving. They ignored the notice as well. I left and I just discovered that they filed eviction on me and I wasnt even living there. I have been gone for two months. My child and I slept in my car due to the smell of faeces seeping through the vents into the unit I was in (404). There were dark stains on the ceiling and a black powdery substance coming from the vents. The complex is full of stray cats and dogs. The previous unit I lived in that was infested with bed bugs was unit (403) The manager, Dorothy said it wasnt bed bugs but fleas instead....really? I bagged a couple of them up for her and took them to the office. Ive seen several people move in that apartment after I left...none stay longer than 6 months....I wonder why? I never seen pest control go inside the unit to fix the bed bug problem so if you move in and feel itchy at night dont let them convince you they came with you or that they're fleas. The assistant manager Laura asked me to take my previous review of this property regarding the bed bug issue down in 2012 and I did but no these people robbed me blind the entire time I lived there. The water bill would go as high as $80.00 for a one bedroom that was infested with bed bugs. Im in the process of seeking a lawyer to fight this fraudulent eviction that was placed on my credit even though I wasnt living in the unit. These bastards have ruined my credit all because I refused to waste my hard earned money on an apartment that was jeopardizing the health of my son and I. I refuse to be ripped off.I saved every notice they sent me and that I sent them as proof of the issues I had while living there. Live here at your own risk.....NOT WORTH THE MONEY Oh and to use the laundry facility you must purchase a card which is 5.00 and then add another 20+ to wash your clothes. I could see outside from the inside of my apartment, thats how big of a gap there was between the door and door trim. 80.00 water bill for a small apartment that didnt have a washer and dryer connection!!!!! Oh and units are also infested with roaches, spiders, and ants. I can't make this up. I would've never written this review if they did the job they are supposedly paid to do. I kept receipts for every ant, roach, and spider trap and spray I purchased!!!!! Never saw rats only bed bugs, ants, roaches, clock roaches, and spiders. Oh and if you move in apt 404 check the bedroom ceiling...I'm almost positive they painted over the black stains due to the toilet upstairs leaking for days into my unit. Maintenance doesn't speak English and even though they're 24 hour if you call at night or on the weekend and they do come, you'll get pure ATTITUDE!”
“A resident in Foxboro for a number of years and I declare it is AWSOME! I also admit the surrounding area is not the best however Foxboro is a stand alone community that is well maintained. The management staff is what makes this community desirable,(Mrs. D. Taylor and crew) you certainly can not ask for a better management staff. For one that has taught Property Management for a number of years that is the number one factor to the success and longevity of property value and the owners happiness. If you take pride in where you live, on a budget, and the need for great travel accessibility Foxboro is the place to be.”
