They were kind but very professional. Apartments were clean, grounds were clean, maintenance kept things fixed. They were the best. These two new ones Christina does not get involved while you are there, Marci seems to take care of everything she appears to be overworked. When you call all you get is the voicemail. If you leave a message it is never returned. What does that tell you about the efficiency of the complex. Appears they have some discrimination going here as well. These managers are the pits.”

Also they make dumb decisions for construction instead of adding more parking spots they added side walks at the back of apartments like anybody is gonna walk there. One time I lost my key and i said to the office ladies that i need you to help me unlock the door then they said that I need to have verification that my parents want me to get a key”
— 12101 WAY BLVD · HOUSTON“The location and conveniences are next to perfect. the apartments themselves are in decent to plus condition...Now to the negatives.1. the office staff, mainly the manager is extremely rude and incompetent. Half the time she has no clue what is even going on at her own property. 2. The parking is horrendous at best. if you get home late(after 5pm) you can forget finding a parking spot. When I moved in, I was told there was a tow truck that came by frequently and removed any vehicles that were not registered. I have been here for almost 2 years and have seen a tow truck maybe twice. The gate is broken half the time so non-residents (visitors) can occupy the very limited spaces there are. 3. They recently changed the AC units to newer models and ever since, I have had multiple issues with my unit. 4. The staff is NEVER in the office. Their times and dates posted at the office, are nothing more than a mere suggestion of when they MAY be there. 5. Children, I myself have no children, but the constant running and screaming and playing in the middle of the driveways needs to stop. I have had to hit my breaks multiple times because of children not moving for vehicles. I realize this isn't the propertys issue. But it is a resident issue. Also, back to the parking situation, at the beginning, they will tell you, that you cannot convert your garage into a sitting area, and that it must be used for parking only. this is NOT true. If you drive through the property, you will see multiple garage being used at storage, sitting, a second 'Living room" complete with television and couches and chairs.”

I have not experienced most of the thing being said. Yes there is dog poop but that is the fault of the residents that don't pick up behind their dog. The gates are only broken when a resident damage them with there car trying to come through the wrong way. The office staff has been professional with me. The people that write negative about living here is very irresponsible and want thing given to them. This is an apartment complex if you don't want noise buy a house.”

Since the day I moved in (2 months ago) the neighbors upstairs has been dropping heavy objects, falling down in every room and pounding on the walls. All of this happens between 1 a.m. & 5 a.m. I have reported this to property management twice.Their answer to me was that the woman above me is employed by the management & asked me if I expected them to send out a nasty letter to her... I said YES, it wouldn't matter if she owned the property, this is intolerable.I have not had one night of more than two hours sleep since I moved here. Management has no intention of sending her a letter or talking to her. My question is: what rights do I have & should I just call the police for noise disturbance? Neighbors have family of 6 and that explains why she always is constantly falling all night long. Any help would be greatly appreciated.Thank you”

When your late on rent its obvious we know we are late as soon as we get paid she'll get rent but calling every free minutes and everyday when your trying to work. She a annoying and they miscalculate your late fees trying to get more than is owed. Because they don't calculate when you last paid on that day, they are a work behind on the calculation and try to get you to pay late fees one week after the date you caught up. Need to watch and pay attention when you last pay or they will try to get your money. They don't offer you anything when you renew your lease no free carpet cleaning or any up-grades. We've been on a list within the six years for a three bedroom 4-5 times and are constantly skipped over and always some excuse why it wasn't available or never contacted. They do favoritism certain people.”

Stripper level trashy. We're talking weave in the pool, weave on the ground, dog poop on every corner, and sweeping off dog poop from the second floor to the 1st ground. Oh and stomping, let's not forget those hippo like neighbors with 9384723423 kids. Parking here at night is terrible, way too many people have more than 2 cars and so all the spaces fill up quickly. Lots of visitors too. Pet friendly apartments but the "size restrictions" are never enforced. I've seen pit pulls, German Shepards and all kinds of giant pooping dogs here. (with amazing negligent owners) Facilities they provide are nice until someone ruins it for everyone else with some kind of bodily fluid or cigarette butts. The apartments look decent, but they're poorly built and not made for multiple people in regards to noise insulation. Moving soon looking forward to some actual peace when I sleep for once in the 2 years I've lived here. If you're moving here I hope noise doesn't bother you- god bless your sleepless soul.”
— 12101 WAY BLVD · HOUSTON“these apartments are horrible. if you are looking for an expensive noisy neighbor apartments then this is the place for you. i swear this is the next ------. dont believe a single word of what the apartment website says! parking is over crowded with people who dont even live here, ive seen another tenets house swarming with roaches, during the summer all the ------ kids and teens come out to swim in the pool with their normal clothes on screaming at the top of their lungs lwaving the pool dirty and tasting salty with weave floating around, people smoke weed openly where ever they are, ive seen drug dealers behind the fence next to the dumpster selling drugs, broken bottles every where, kids are always unsupervised when playing in the streets, because of the huge dogs that arnt even allowed here, there is poop in everysingle spot on the grass and some one the sidewalk! its rare to even find a clean spot for my dog to go with out him stepping in it! THIS PLACE IS HORRIBLE. i have been living here for five years. my family has told the office multiple times about the noisy neighbors upstairs and they continue to do NOTHING about it. some ------ grown kids up stairs love to stomp and laugh and talk loud and make stupid noises at 2 am on a school night. its gotten eo bad to the point where i have called the cops on them. i even hit the ceiling with a broom but they just stomp back and started cussing at me through the walls. i cant wait to move. i even heard them having sex upstairs! as if it wasnt bas enough”

Your neighbors can hear everything, including every time you flush a toilet, shower, run any water at all. Garages are not insulated and poorly made. No privacy at all for you. It s low income housing made cheaply and bad working design. Rent is high for these homes. Garden tub edge collects water from shower use and it leaks out into walls & other rooms no matter how much sealant is used. Garden tubs not meant to be used as shower stall. Water damaged walls. Floor vinyl tears easily. Pest control does not come every week or month. I stayed home & waited for the pest guy several times and he never showed up. I have to use my own pest control supplies. If the maintenance man does not see bugs running around, nothing is done. Large dogs & pit bull dogs living on property. {Many low-income apartments built in year 2000 or later not insulated properly.} Character background checks for future renters are needed. Getting out as soon as can afford to.”

When moving out take pictures because they take pictures of destroyed apartments (not that they are in very good shape anyway) and say that you did damage to your apartment and then send you a bill over and above what your deposit is. I left it spotless and very very clean. Because of the low income assistance the complex is infested with breaking and entering criminals. Pot is openly sold and smoked in garages. Small children barely able to ride a bike, riding in the streets with no parental supervision. Management is polite but your complaints fall on deaf ears,they just don't want to hear it. They want your money and do not care that the property is well worn and badly repaired. Utilities are outrageously high. If you ever ever park in a red zone (which is every curb in the complex) your car is towed in a matter of minutes. I have never felt so unsafe in my whole life.”

I loved the spacious floorplan with the attached gargage, it was pkeasant the first two years, the property manager relies on her assistant and now it seems racial and descrimative the resident is always moving in and out. The assistant manager is rude in person and on phone. You give notice on things and they seem never to get the letter or its missing. Upon renewal its gone up every time. I get notice a week later from a question or concern and she response with bright bold and kind of threatening response always demanding and exclamation marks. Threatening to evict me. I had my car keyed and tires stabbed/slashed and I notified them to warn resident nothing was done not even a letter, they favor certain resident. I don't want to move but dealing with the assistant manager and the maintenance men who flirts and doesnt do anything but walks around or not seen when there is a work order. Since being there for four years I have only had my filter changed and light bulbs changed the first year and ever sibce has had to change and buy my own bulbs and my garage door that has been broken for three years has never been fixed. Its time to get the heck out of there. Its rediculious dealing with theses two -------- women. I'm so done with threatening letters of every little thing as an eviction. Good luck if you want to live. I would not refer anyone here after all these episodes.”

Im having to deal with coming home for work during the week and coming home on the weekend and trying to get into my garage and i have to deal with block parties and sit and wait 10,15,20, minutes to get into my garage!!!! Im told to call the police department because its not their problem after they leave at 5:30 on friday and dont return till 9:00 maybe 9:15 maybe 9:30 when ever they decided to get there, or their there but don't open the door. Its Friday the 13th of April and I'm coming home and theres 20 to 30 kids and adults in the garage area after the management put notices out for no kids and cars to block the garage areas so I called the police and they never showed up, which is the norm,and i cant get intouch with the management office because there closed for the next 2 weekends so this problem is never going to end and its time for me to take action My home has become a nightmare!!!!!!!!!!!!!!!!!!!!!”

More people occupy the apartment upstairs than are on the lease and I'm lucky if the 5 kids allow me to get to sleep by 2am!! Management said they would take care of it, but nothing ever gets done so I finally washed my hands of the whole ordeal. I've lived here 3yrs and this will be the last year for me. The units are nice and well kept, the property itself is maintained and each unit has an attached garage. It isn't ALL bad, but if we had better management and stability in our leases it would be superb!!”

It's a small community with all the larger property amenities, the best part is they have attached garages and you don't have to pay water. Any time I have had a problem management has been right on it (within 1-2 days) rent is at a fair price (even for market). This is a more family oriented environment, it is wonderful if you have a family, my kids love to go out to the play ground and play with their friends (like they did when they lived at our home). This is a great deal, I recommend to anyone!”

Summer and Suzanna are the best. And they treat you as if you are family, which you don't get anywhere. They loved my kids and I love them. Any apartment will have those people that say things like it is the ------, which in reality it is because they are the ones that are ------ and probably got kicked out for a reason. I had one problem with a resident's guest and Summer took care of that. I never saw that tenant afterwards. If I could go back I would. The apartment sizes are huge. You get more for your money. The maintenance crew is great and funny. I love them! Let me ask you all, what tax credit, not bond or conventional, apartments would come with attached garages and crown molding. There are a lot of conventional-for those of you who don't know what that is, it's regular apartments (in your language)- that don't have crown molding and you have to pay if you want a detached garage or covered parking and are over priced. I was well taken care of and I believe a lot of other great tenants there are as well. I wish to go back. It bothers me when you have people placing bad comments on a community and they don't know how to spell..”

— 12101 WAY BLVD · HOUSTON“One of the few places with value. Awesome floor plans, feel like a house not an apartment. My husband and I love it here. Only thing it lacks is a yard for our dog. They are in the process of repainting and relandscaping. Please note that this does house some low income families. I have always felt very safe, even walking alone through the night. My only complaint is parking. When ppl come over they have to walk a ways to get to my apartment. Also the garage fits one car, not two, so someone ends up making the walk. The only two car garage apt I know in this area is near Raveneux off Cutten - very pricey townhome set up. So between one or none, I am happy to have a one car garage and a place to store stuff. Low light bills because apartments are so well built and maintained.”
